Black Opal Hummingbird

Hummingbird is a new group housing project in Madhuban Bapudham, a Ghaziabad Development Authority housing scheme in Ghaziabad. It is being developed by Black Opal Ventures LLP, an associate of BSE SME-listed Black Opal Consultants, which holds a 41 percent stake in the LLP and is the project's exclusive sales underwriter. The LLP bought the 8,875 sq m plot, a little over two acres, from the GDA in July 2026. The GDA approved building plans and issued the commencement certificate on 31 July 2026, and the project received UP RERA registration on 6 October 2026, with the registration valid until 31 December 2032, the proposed completion date. Plans cover 346 homes with more than 6.35 lakh sq ft of saleable area and 34 shops of about 22,100 sq ft in all, and the gross development value is estimated at about Rs 475 crore. A construction news site has published the registration number as UPRERAPRJ397361/10/2026. The BHK mix, tower layout and prices have not been released yet. Buyers should look up the registration on up-rera.in and wait for the official price list and layout plans before committing.
