Boulevard Walk

Boulevard Walk is a mixed-use commercial development on plot C-02 in Sector 4, Greater Noida West, promoted by Regal Emporia Infratech and marketed under the Home & Soul brand. It is registered with UP RERA in four phases. Phase 1 (UPRERAPRJ7271) is the retail block with 159 shops and more than 500 other commercial units. Phase 2 (UPRERAPRJ7295) is an office block with about 695 units. Phase 3 (UPRERAPRJ7313) has 331 service apartments of roughly 308 to 741 sq ft carpet, and Phase 4 (UPRERAPRJ15654) is a multiplex. The RERA mirror shows all four as completed, with the office and multiplex phases finishing in 2023 and the retail and service apartment phases declaring completion in October 2025. The complex already hosts a Regus workspace, and in June 2026 Romeo Lane opened an outlet on the 31st floor of the tower called The Wing, though the developer still describes the destination as being built out. The site is close to Yatharth hospital and the main Greater Noida West road. Investors should check the occupancy certificate for the block they are buying in, current leasing and footfall, and the maintenance and parking terms.
