Godrej Tropical Isle

Godrej Tropical Isle is a high-rise residential project by Godrej Properties in Sector 146, on the Noida-Greater Noida Expressway. The company bought the land through a Noida Authority e-auction in late 2022 and launched the project in August 2023. Within weeks it reported sales of about 670 homes worth more than Rs 2,000 crore, at the time its best launch by value. The UP RERA registration covers a plot of about 25,000 sq m, a little over six acres, with five named residential towers (Aloha, Orchid, Coral, Cove and Alpinia) and a small retail block. The design theme is tropical, with island-style landscaping and a clubhouse built around a beach-like pool area. RERA shows roughly 700 homes: a small number of 2 BHK units, a large block of 3 BHK homes of about 978 sq ft carpet and bigger homes of up to about 1,714 sq ft carpet that the developer sells as 4 BHK. The declared RERA completion date is February 2030, so this is a long-dated purchase. Portal prices are inconsistent and the developer does not publish a rate list, so buyers should get a current quote, check the tower-wise construction stage and read the RERA filing before paying a booking amount.
