About Gulshan Empire
Gulshan Empire is a premium apartment project by the Gulshan group in Oak Wood Enclave, Sector 1 of Wave City, the large township on NH-24 in Ghaziabad. The group registered it with UP RERA in May 2026 and plans 500 homes in six towers on about 5.5 acres of land that it bought directly from the Wave City developer for around Rs 175 crore. The mix is evenly split: 250 three-bedroom flats in two towers and 250 four-bedroom flats in four towers, all with a helper's room and no penthouses. Super areas run from about 2,075 sq ft to 2,750 sq ft, with carpet areas of roughly 1,142 to 1,583 sq ft. Reported starting prices were about Rs 2.2 crore for a 3 BHK and Rs 3 crore for a 4 BHK. The company has said it will spend around Rs 1,000 crore and fund the work from internal accruals, institutional funding and buyer payments. By late July 2026 about 200 flats had been booked, mostly by end-users from NCR. Completion is planned for 2031 in line with the RERA timeline, and portals list registration UPRERAPRJ166511/05/2026 with a February 2031 date.

Gulshan Homz is a Delhi NCR residential developer. The group's own account is that it began in 1989 building independent houses in East Delhi. It later moved to larger apartment projects. The operating company is Gulshan Homz Private Limited. Corporate records show it was incorporated in Delhi in January 1997 and is listed as active. UP RERA names this company as promoter of Gulshan Dynasty. For Gulshan Avante, a third-party RERA tracker names a different promoter entity, Gulshan Developers Private Limited. The corporate office is at Gulshan One29, Sector 129, Noida Expressway. Sources differ on the founding year (1989, 1995 and 1997 all appear), so treat it as the group's own claim.
