Indiabulls One09 is a commercial office and retail project in Sector 109, on the Dwarka Expressway close to the Sobha International City and Chintels clusters. It was developed under a 2012 DTCP licence on a site of about 5.9 acres, with Citra Properties Ltd, an Indiabulls group company, as promoter. Haryana RERA registered it in two parts in 2017: Phase I under registration 333 of 2017, covering about 3.2 acres and roughly 121 to 128 office and shop units, and Phase II under registration 298 of 2017, covering about 1.1 acres and 378 office or shop units. Listings describe unit sizes from small offices of around 350 sq ft to large floor plates of about 10,000 sq ft, and show possession from around January 2023. Projects like this cater to small businesses, clinics and service firms serving the surrounding residential sectors, and to investors seeking rental income. Because the original licence ran to May 2023 and the Phase II RERA certificate to May 2024, buyers and tenants should check the current registration status, OC and leasing occupancy before committing.
