Sector 109 locality guide
Where it is and how it is laid out
Sector 109 is a residential sector in New Gurgaon, on the Dwarka Expressway (NH 248-BB). The expressway's Gurugram section is an elevated road with service roads below it. It passes through Sectors 102 to 113, including 109. Neighbouring areas include Sectors 106 and 108 and New Palam Vihar. One listing describes Sobha International City as spread over Sectors 106, 108 and 109. A GMDA-approved master road, about 1.86 km long, divides Sectors 106 and 109.
Two details differ between sources. Pin codes are given as 122006, 122017 and 122001, so use the one on the sale papers. One source lists 109 among the expressway's commercial sectors, while another calls it a habitat sector. Ask for the sector's land-use and licence details before you buy.
On ADiHomes as of October 2026, the sector has 6 live projects. The median asking price is ₹12,000 per sq ft, taken from 5 properties. All 6 projects are ready to move. See new projects in Sector 109 or flats for sale in Sector 109.
Connectivity
Roads
The Dwarka Expressway links Shiv Murti at Mahipalpur, next to Delhi's airport, with the Kherki Daula toll plaza on NH 48. The Gurugram section opened on 11 March 2024. The Delhi section, including the airport tunnel, became operational in August 2025.
Service roads have lagged behind. One 2025 update said they were unlikely to be fully open before 2026. I could not confirm their current status, so drive the local stretch at rush hour before deciding.
Metro and rail
I could not verify any metro station in Sector 109. For nearby Bajghera (Sectors 112 to 115), Wikipedia says there is no direct metro yet. It puts Yashobhoomi Dwarka Sector 25 (Airport Express) about 5 km away, and Dwarka Sector 21 (Blue Line terminal) about 7 km away. I found no distance from Sector 109 itself, so check it on a map.
One property-industry write-up says an approved Gurugram Metro corridor includes a 1.85 km spur from Basai to the expressway, with Bajghera Road among the proposed stations. I found no construction dates. A separate blog claims a Blue Line extension in 2026–27, which I could not confirm from an official source. Treat metro access as unconfirmed.
Airport
One listing site puts Delhi's airport about 16.5 km from the sector by road. That is a rough figure, and travel time depends on traffic.
Schools, hospitals and shopping
The distances below come from listing sites and vary between them. Check them yourself.
- Schools: Gyaananda School is next to Sobha International City, and listings give 0.5 to 1.7 km. The Shikshiyan School is about 2.3 km away. Shanti Niketan Public School is about 4.2 km, and Delhi Public School, Sector 102, about 5.5 km.
- Hospitals: Dev Hospital is about 2.1 km away. Columbia Asia Hospital (Palam Vihar) is listed at 3.5 to 7.3 km. Metro Hospital & Heart Institute is about 5.6 km, and Aryan Hospital about 6.8 km. Artemis is about 9 km.
- Shopping: Ansal Plaza in Palam Vihar is about 3.5 km away. I found no verified large mall inside the sector.
Civic matters to check
Water. Tankers and groundwater have been a problem along the expressway. The Tribune reported residents of about 200 societies paying inflated tanker prices after pipelines were damaged. GMDA has also planned a 20.5 km master water pipeline along the expressway, fed from the Basai treatment plant. The article I found gave no completion date, so I could not confirm that it is built. Ask the society how its water is supplied and what it costs.
Drainage. Waterlogging has been reported in Sectors 112 to 115. A 7.59 km drain there was approved, with a target of about May 2026. I could not confirm that it is finished. Sector 109 was not named in that report.
Power, approvals and litigation. I found no sector-specific data on power cuts. Ask residents and the society about outages and backup. I also found no reports of litigation or stalled projects specific to Sector 109. That is not a clean bill of health. Check each project on the Haryana RERA site, and ask for the licence, approved plans and occupation certificate.
Infrastructure underway or planned
- Global City (HSIIDC): This is a state-run township of about 1,000 acres in Sectors 36 to 37B, a different part of the corridor from Sector 109. A secondary report says the Chief Minister set a three-month deadline for core infrastructure on 13 August 2026. Other sources target Phase 1 for December 2026. No buildings are occupied. A Namo Bharat rail link is planned, with no announced timeline.
- Expressway extension: A May 2026 airport master-plan proposal would extend the expressway towards Mayapuri. As of that report it was only a proposal, with funding and approvals under discussion.
- Metro: See the metro section above. Nothing there has a confirmed date.
Who it suits and what to check
The sector may suit buyers who want a Gurugram address near the Delhi side and are happy to rely on road access for now. It suits people who need a ready-to-move home, since all the ADiHomes projects here are ready. It may not suit anyone who needs a metro station within walking distance.
- Look at ready homes such as Sobha International City Phase 4, Phase 1, ATS Tourmaline and Raheja Atharva.
- Visit at peak hours and during the monsoon.
- Ask for the occupation certificate, the RERA record and the maintenance charges.
- Ask how water is supplied and what backup power exists.
- Treat metro and Global City as possible future benefits, not guarantees.
