The Orchards is a Jaypee Greens Wish Town project in Sector 131, Noida, built on plot B-11. The UP RERA registration (UPRERAPRJ3820) is held by Jaypee Infratech Ltd. It covers about 13 acres with 1,265 homes in eight blocks. The mix leans towards larger homes: 684 three-bedroom units (about 1,330-1,602 sq ft carpet), 501 four-bedroom units (about 1,300-1,871 sq ft), 32 penthouses and a small number of other units. Portals give super areas of roughly 1,235-2,620 sq ft. A 2024 trade report listed The Orchards among seven Wish Town projects that had seen little construction for about a decade before Suraksha Group took over. Suraksha won control of Jaypee Infratech under a resolution plan approved by the NCLT in March 2023 and upheld by the NCLAT in May 2024. Its 2026 progress updates report towers completed and OCs received across the township without naming The Orchards. The RERA mirror lists the project as completed with a December 2025 date. Buyers should treat its status as unconfirmed until the OC for each tower is shown.
