Avenue IV, marketed on portals as Karyan Avenue 4, is a retail project on commercial plot 5 in Sector 4, Springwood Enclave, Wave City, the township on NH-24 in Ghaziabad. It is registered with UP RERA as UPRERAPRJ101145/09/2024 by Aura Buildcom LLP, on a plot of about 12,360 sq m, or just over three acres, which makes it larger than the other Karyan-branded schemes in Wave City. The filing lists 783 units: 717 shops, most of them small units of about 50 to 620 sq ft carpet, and 66 larger spaces. A portal lists the project under the Karyan name with possession in July 2029, the same month as the declared RERA completion date, and quotes carpet areas of about 110 to 530 sq ft at roughly Rs 25 lakh to Rs 1.2 crore. Registration dates from mid-2024, so construction is at an early to middle stage. With so many shops in one scheme, and several other retail projects nearby, buyers should look closely at the leasing plan, the anchor tenants and the developer's track record before booking.
