Karyan Square is a retail project on commercial plot 2 in Sector 1, Oakwood Enclave, Wave City, the integrated township on NH-24 in Ghaziabad. Karyan Infracom LLP registered it with UP RERA as UPRERAPRJ678096 in March 2023, on a plot of about 3,600 sq m, close to 0.9 acre. The filing lists 257 units: 244 shops, mostly small formats of roughly 45 to 350 sq ft carpet, and 13 larger spaces. Listing sites mention a cafeteria, banquet hall and gym within the complex. The declared RERA completion date is March 2028, and portals show the same possession month. Asking prices vary a lot between sources, from about Rs 25 lakh for the smallest units to around Rs 1 crore for a 300 sq ft shop in one resale advertisement, so treat any single figure with caution. The project is one of several Karyan-branded retail schemes in Wave City, alongside Karyan Citywalk and Karyan Avenue 4. Buyers should check construction progress, the allotment and payment terms and the maintenance charges before committing.
