Nirala Trio

Nirala Trio is a compact high-rise project by the Nirala group on plot GH-03A in Sector 2, Greater Noida West, the area also known as Noida Extension. The plot is about 13,600 sq m, roughly 3.4 acres, and the plan has three towers of about 27 floors, built with Mivan aluminium formwork, plus a small commercial block. As the name suggests, the project is built around one product: all 378 homes are 3 BHK apartments. RERA lists carpet areas of about 737 to 918 sq ft, and portals describe three layouts of about 737, 923 and 975 sq ft, the largest sometimes sold as a 3.5 BHK. The project was registered with UP RERA in December 2022, and the declared completion date is December 2028, which is also the date shown on most listings. Facilities include a clubhouse, a pool with a children's section, a gym and play areas. Quoted prices on portals mostly sit between about Rs 1.3 crore and Rs 1.9 crore, with one outlier much higher, so ask the developer for a current price list. Check the RERA quarterly updates for construction progress, as Greater Noida West has a history of delays.
