Ocean Golden I

Golden I is a large mixed commercial campus by Ocean Infraheights on plot 11 in Techzone 4, Greater Noida West, around a kilometre from Gaur Chowk. The plot is a little over 100,000 sq m, close to 25 acres. The campus combines high-street and mall retail, IT and ITES office floors, studio apartments and a clubhouse. The first phase, with eight towers and roughly 17.8 lakh sq ft of space, received its occupancy certificate in April 2023, and the developer reported tenants such as Croma, Nexa, KFC, Pizza Hut and Costa Coffee. Two later phases are registered with UP RERA: Phase II (UPRERAPRJ179850) with 804 units across several towers, and Phase III (UPRERAPRJ732580) with 500 units in Tower T4. The RERA mirror marks both as completed, with declared dates of December 2025 and August 2026. Office units on the resale market range widely in size, from about 240 sq ft to over 2,400 sq ft. Buyers should confirm the occupancy certificate for the specific tower, the lease status of any pre-leased unit and the monthly maintenance charge.
