Sethi Venice

Sethi Venice is a Sethi Group project in the Sports City part of Sector 150, Noida, on plot SC-1/A-4. The Phase I registration (UPRERAPRJ6357), held by Esthetic Buildtech Pvt Ltd, covers about 4.7 acres of a larger 14-acre plot. It includes 348 three-bedroom homes of about 1,114-1,355 sq ft carpet in towers A, B, L and M, along with convenience shopping. A portal lists 13 blocks and 360 units for the wider project, so later phases may add more towers. The mirror shows Phase I as completed with a March 2024 date, but no independent handover report was found, and one portal still lists it as under construction. There is also a policy factor. From 2021 the Noida Authority stopped OCs and registries in Sector 150 Sports City projects over unpaid dues and unbuilt sports facilities. In January 2026, after Supreme Court guidelines, it lifted the ban on a project-by-project basis, tied to payment of dues and a revised master plan. Buyers should check whether Venice has paid its dues and received an OC before buying.
