Umesh Park

Umesh Park is the first housing project from Modi Industries, the old industrial group behind the Modinagar township, and is being built on part of the company's 20-acre landholding in Modinagar, in the north of Ghaziabad district along the Delhi-Meerut road. Phase 1 covers about two acres and 114 apartments. According to the UP RERA registration, 80 of these are two-bedroom homes with carpet areas of roughly 655 to 689 sq ft and 34 are three-bedroom homes of about 933 to 1,025 sq ft, a modest mid-segment mix aimed at local buyers. The developer states that construction started on 5 March 2024 after the group housing plan was approved by the Ghaziabad Development Authority, and its website lists the RERA number publicly. A much larger second phase has been talked about in company material but is only at a conceptual stage, so buyers should treat it as unconfirmed. The declared RERA completion date for Phase 1 is May 2028. Prices, tower details and amenities are not published on the developer's site, so interested buyers should ask for the price list, specifications and sanctioned plans, and check the RERA quarterly updates.
