Rental Yield in Gurgaon: Which Corridors Earn the Most

Contents

Most Gurugram property pages quote a rental yield in one neat number. In practice, the figure you see depends on whose data you read, how the rent was measured, and which costs were left out. This guide gives you a way to read those numbers, compares the main corridors, and shows what a flat actually earns after maintenance and vacancy.

It is general information, not investment advice. Yields can fall as well as rise, and nothing here is a promise of returns.

What rental yield means, and why two numbers differ

Gross yield is annual rent divided by the price you paid, as a percentage. Net yield takes off the costs of owning and letting the flat: maintenance you pay, vacant months, repairs and similar items. Tax comes after that.

The city-wide picture is a useful anchor. ANAROCK data, as reported by a Gurugram broker, puts average residential yields at about 4.3% in Q2 2026, up from about 3.5% in 2019. That is a gross, city-wide average. It says little about any one sector or tower.

One more point matters. ANAROCK also reports that average prices rose roughly 117% between 2019 and Q2 2026. When prices rise that fast, yields only hold up if rents keep pace. That is why corridor-level checks matter.

Corridor-wise rental yield in Gurugram: what the sources say

Published corridor yields vary a lot. Most come from broker or developer blogs, not audited data. Treat the table below as a spread of claims, not a ranking you can rely on.

Corridor Reported gross yield range Typical tenant pull
Golf Course Road 2.5%–3.5% for residential in one analysis; another says 3–4% Senior executives and expat-style demand, high absolute rents
Golf Course Extension Road (GCER) and SPR One source cites 3.0%–4.7% on GCER Office clusters nearby; GCER is a heavily leased commercial corridor
Dwarka Expressway About 4–4.5% in one guide; 3.5–4.5% for a Sector 102 example in another Airport and aviation staff, corporate tenants
Sohna Road 5–6% for Sectors 47 and 49 in one blog Mid-segment families and professionals
New Gurgaon (Sectors 70–95) About 4–5% Young professionals working near business parks

Why the ranges clash

One data-led analysis divides rent per sq ft by price per sq ft. It lands far lower: roughly 2.16% to 2.69% across five corridors, with Sohna Road at 2.16%. That is below the 5–6% some brokers quote for the same road. Both can be partly right, because they measure different things. Asking rents on new listings, rents on older flats, and prices on resale versus new launches all give different answers.

If you see a yield above about 5%, ask three questions. Is the rent actually being paid today? Is the price a resale price or a launch price? Is it gross or net?

What each corridor tends to offer

  • Golf Course Road: Rents are high in rupee terms, but so are prices, so the percentage return is often modest. It is a cash-flow-stable, lower-yield market. See the Golf Course Road guide for locality detail.
  • GCER and SPR: Demand is tied to nearby offices. Global capability centres are estimated to account for 40–45% of enterprise office uptake in Gurugram. Residential sectors close to those offices benefit most.
  • Dwarka Expressway: Many projects are still being built or settling. Rental depth varies sector by sector. The Dwarka Expressway guide covers the sectors.
  • Sohna Road: Lower entry prices can lift the percentage yield, but the claims are the most contested. See the Sohna Road guide.
  • New Gurgaon: Balanced end-user and investor demand, with a lot of new supply.

The supply warning in recent data

New supply can hold rents down, even when demand is healthy. In the January–March 2026 Magicbricks Rental Index, Gurugram supply rose 10.4% quarter on quarter while rents fell 1.1%. The supply growth was in Southern Peripheral Road, Dwarka Expressway and New Gurgaon.

This is one quarter, so do not read it as a trend. But it shows why a corridor with many new towers can see slower lease-up than an established one. We could not find a reliable published vacancy rate for Gurugram, so check local listing activity yourself.

Which unit sizes rent fastest?

Here the evidence is thin. We found no official Gurugram-specific data on days-to-let by BHK. What exists is mixed:

  • A Magicbricks report on 13 cities found 2 BHK units had 41% of rental demand. It is dated (Oct–Dec 2023) and not specific to Gurugram.
  • One Gurugram broker blog says 3 BHKs yield about 4.2–5.0% against 3.0–3.8% for 2 BHKs. A different broker table shows 2 BHKs at 4–6% in several sectors. These do not agree.

A practical way to decide:

  1. 2 BHK: A larger tenant pool at a lower monthly rent. Rents under about ₹50,000 also avoid tenant-side TDS (see below). This is usually the safer pick for steady letting, but check it locally.
  2. 3 BHK: Fewer tenants, but families tend to stay longer. Rents are higher, so a single vacant month costs more.
  3. 1 BHK or studio: Useful near big office hubs. Maintenance is a larger share of a smaller rent, and we found no reliable sourced yield data.

The best test is free. Look at similar flats in the same society on listing portals. Note how many are listed, how long they stay up, and how much asking rents drop before they close.

From gross to net: the costs that eat the yield

Maintenance

Society charges depend on the project. One guide gives a typical range of ₹2 to ₹6 per sq ft per month, while another puts high-rise apartments between ₹3.50 and ₹8+ per sq ft per month. Builder floors usually cost far less, around ₹2,000 to ₹5,000 a month in the same source. Your lease decides who pays. Many landlords absorb it, so check your own agreement.

Vacancy

Every empty month is a month of lost rent. One month empty in a year is about 8.3% of annual rent.

Other costs

Repairs, repainting between tenants, broker fees and any municipal tax you pay all come off. They vary a lot, so we use an assumed round figure below.

Worked example: a 2 BHK in Gurugram

These numbers are illustrative assumptions, not market data. The flat is 1,300 sq ft, bought at ₹1.50 crore and rented at ₹55,000 a month. Gross yield: ₹6.6 lakh ÷ ₹1.5 crore = 4.4%.

Item Best case Base case Tough case
Annual rent (₹55,000 × 12) ₹6,60,000 ₹6,60,000 ₹6,60,000
Vacancy 0 months: ₹0 1 month: ₹55,000 2 months: ₹1,10,000
Maintenance paid by owner ₹3/sq ft: ₹46,800 ₹5/sq ft: ₹78,000 ₹8/sq ft: ₹1,24,800
Repairs and other (assumed) ₹40,000 ₹40,000 ₹40,000
Net income before tax ₹5,73,200 ₹4,87,000 ₹3,85,200
Net yield on ₹1.5 crore 3.82% 3.25% 2.57%

The same flat moves from 4.4% gross to between about 2.6% and 3.8% net. One general market guide makes a similar point, saying net yields run 1.5–2% lower after costs. The base case above is about 1.1 points lower, because it assumes modest costs.

This calculation leaves out your purchase costs, such as stamp duty and registration, and any home loan interest. Both change your true return.

Tax on rent: what to remember

  • Standard deduction: Landlords can claim a 30% standard deduction on rental income from a let-out property, plus municipal taxes and home loan interest. It applies without proof of actual expenses. It is a tax rule, not a cash cost, so it does not belong in the net-yield table above.
  • New Income-tax Act: From AY 2026-27 the Income-tax Act, 2025 recodifies these sections, but the 30% deduction computation is reported as unchanged. Confirm with a tax professional for your case.
  • TDS from the tenant: Individual tenants currently deduct 2% TDS on rent above ₹50,000 a month. That rate was cut from 5% on 1 October 2024. In the example, ₹55,000 rent is above the threshold. It is only tax withheld, not an extra cost, but it affects cash flow and paperwork. Rules for NRI landlords are different and the TDS rate is much higher.

Rent agreement basics in Haryana

Gurugram falls under Haryana’s rules. Registration is optional for leases of 11 months or less, and mandatory for longer ones. That is why most residential tenancies are written for 11 months. Sources disagree on the exact stamp duty (some say a nominal fixed amount, others about 1.5% of annual rent), so check current charges on the state e-stamping portal or with a licensed professional before signing.

How to choose a corridor for rental income

  1. Start with the tenant. Find the offices, hospitals or campuses within a short commute. Rent follows jobs.
  2. Check real rents. Compare actual closed or listed rents in the exact society, not corridor averages.
  3. Count competing supply. Many similar flats in one tower or sector slow lease-up.
  4. Compare maintenance. Premium amenities raise charges that you may end up bearing.
  5. Run the net calculation with a tough case. If it still works, the investment is sturdier.

To compare options, browse the Gurugram guide and filter by corridor, size and budget. Always check a project’s RERA registration and possession status before relying on rental projections.

Bottom line

Gross yields for Gurugram cluster around 3.5% to 5% in most sources, with outliers on both sides. After maintenance, vacancy and upkeep, a net figure of roughly 2.5% to 4% is a more cautious planning range for a typical flat. That is our illustration from the assumptions above, not a forecast. Lower prices do not automatically mean better yields, and the right choice depends on tenant demand, not a ranking.

Frequently asked questions

What is a good rental yield in Gurgaon?

Most broker guides treat roughly 4–5% gross as good for Gurugram residential. The city-wide average cited from ANAROCK data is about 4.3% for Q2 2026. Always compare it with net yield after costs.

Which area in Gurgaon gives the highest rental yield?

Sources disagree. Some brokers cite Sohna Road and New Gurgaon at 4–6%, while a per-sq-ft analysis puts every corridor between about 2.2% and 2.7%. Check actual rents in the specific society before relying on any ranking.

Is a 2 BHK or 3 BHK better for rent in Gurugram?

There is no authoritative Gurugram data on this. One broker blog favours 3 BHKs on yield, while others show 2 BHKs doing well. Compare how many similar flats are listed in your society and how long they stay unlet.

How much do maintenance charges reduce rental yield in Gurugram?

Published ranges run from about ₹2 to ₹8 per sq ft per month for apartments, depending on the project. On a 1,300 sq ft flat at ₹5, that is ₹78,000 a year if the owner pays, which is about 0.5 percentage points on a ₹1.5 crore flat.

Is rental income taxable in India?

Yes. It is taxed under income from house property, and a flat 30% standard deduction is allowed on net annual value, along with municipal taxes paid and home loan interest. Your final tax depends on your slab and regime, so check with a tax professional.

Do tenants deduct TDS on rent in Gurugram?

If an individual tenant pays more than ₹50,000 a month to a resident landlord, they must deduct 2% TDS under Section 194-IB. NRI landlords are covered by different, higher-rate rules.

Does a rent agreement in Gurugram need registration?

Agreements of 11 months or less do not need registration but must be properly stamped, while longer leases must be registered. Stamp duty figures differ between sources, so confirm current charges before signing.
