New Gurgaon locality guide

New Gurgaon is a market label, not an official administrative zone. Buyers use it for the newer Gurugram sectors that sit along the Southern Peripheral Road and the Dwarka Expressway. This guide was checked on 18 October 2026. Where a fact could not be confirmed, it says so.

Where it is and how it is laid out

The boundaries are loose. One common definition is roughly Sector 76 to Sector 95, and a second cluster further along the expressway covers Sectors 102 to 113. Pataudi Road runs through the area. Sector 89, for example, is bordered by Sectors 88, 90, 82 and 93.

It is mostly residential: group-housing societies, builder floors and some affordable-housing projects. Commercial strips are patchy. Sector 84, for instance, has a mixed-use retail and office project, Elan Miracle, on the expressway. The wider development plan expects Gurugram's residential sectors to eventually reach Manesar.

On ADiHomes as of October 2026, there are 3 live projects in New Gurgaon, and all 3 are ready to move. They include Tulip Ace, Mapsko Casa Bella and Anant Raj Maceo. The last two have their exact location marked 'to confirm' on their pages, so check the sector before you visit.

Connectivity

Roads

The main links are the Dwarka Expressway, NH-48, the KMP Expressway, Pataudi Road and the Southern Peripheral Road. The Dwarka Expressway runs from Shiv Murti at Mahipalpur, next to the Delhi airport, to Kherki Daula on NH-48. Published lengths range from about 27.6 to 29 km, depending on the source. The Delhi section, including the airport tunnel link, was inaugurated on 17 August 2025.

Distances from Sector 89, per property portals, are about 2 km to the Dwarka Expressway and about 4 km to NH-48. Treat these as rough figures and check them on a map.

Metro and rail

As far as I could confirm, no metro station operates inside New Gurgaon yet. The nearest working Gurugram lines are the Delhi Metro Yellow Line, which ends at Millennium City Centre, and the Rapid Metro loop around Cyber City. On the Delhi side, the Blue Line terminates at Dwarka Sector 21, which also has an Airport Express station. I could not source reliable distances from individual New Gurgaon sectors to any of these stations, so measure from the specific project.

For rail, a portal lists Garhi Harsaru Junction as the nearest station for Sector 89. It puts Gurgaon railway station about 12 km from the same sector.

Airport

The expressway starts beside Indira Gandhi International Airport. Wikipedia's article on Nawada Fatehpur village, on the New Gurgaon side, puts the airport about 25 km away. Drive times depend heavily on traffic.

Schools, hospitals and shopping

Schools named by portals around Sectors 84 and 89 include Delhi Public School (Sector 84), Euro International School, St Andrews School, RPS International and Lotus Rise World School. For Sector 89, portals give RPS International at about 1 km, Lotus Rise World School at about 0.8 km and DPS Sector 84 at about 2.7 km. Portal distances vary, so confirm admission rules and travel time yourself.

For healthcare, Genesis Hospital is listed within about 0.4 to 0.8 km of parts of Sector 84. Shri Balaji Hospital and Trauma Center is about 4 km from Sector 89, and Kamla Hospital about 5 km. Portals also mention Medeor, Park and Arc multi-speciality hospitals in nearby areas, without clear distances. Ask where the nearest 24-hour emergency unit is.

For shopping, expect neighbourhood retail and Elan Miracle on the expressway. One portal says larger malls are a short drive away, but I could not verify specific malls or distances.

Civic matters buyers should check

Water

Water is the issue to ask about first. The Gurugram Metropolitan Development Authority (GMDA) supplies treated water from plants at Basai and Chandu Budhera. Last summer's supply was reported at about 570 million litres a day against demand of about 700. Newly developed areas were singled out for shortages. A fourth 100 MLD unit at Chandu Budhera had its deadline pushed back several times, and I could not confirm whether it is running now. Newslaundry reported in June 2026 on shortages in older Gurugram sectors, which shows the wider system is stretched.

Ask the society about its borewell dependence, tanker spend and sewage-treatment-plant water.

Power

I found no sector-level outage data for New Gurgaon. Ask residents about outages and about the society's backup, and check whether the project has a permanent grid connection.

Approvals, litigation and stalled projects

Check that the project is registered with Haryana RERA Gurugram. Check the licence and approvals from the Town and Country Planning department, and ask for the occupation certificate if you are buying a ready home.

The area has had problems. RERA Gurugram once revoked five affordable-housing projects of Mahira Infratech and Czar Buildtech, one of them in Sector 95. A creditor document shows Universal Buildwell, behind Universal Aura in Sector 82, was in insolvency proceedings, with hundreds of buyer claims. That document is undated, so verify the current status before relying on it.

Infrastructure underway or planned

  • Gurugram Metro (under construction): a 28.5 km elevated line from Millennium City Centre to Cyber City with 27 stations. It includes a 1.85 km spur from Basai to Sector 101 on the Dwarka Expressway. Its foundation stone was laid on 5 September (the report gives no year, but its date places it in 2025), and completion was targeted within four years. Property sites suggest trial runs from early 2027, but I could not find an official date. The spur does not reach every New Gurgaon sector, so check how far your project is from it.
  • Dwarka Expressway service roads: a June 2026 report said GMDA's parallel lanes were over 70% complete and targeted for September 2026. I could not confirm that they have opened.
  • Expressway extension (proposal only): the airport operator has proposed extending the expressway to Mayapuri Ring Road. Funding and approvals were still under discussion in May 2026, with no fixed timeline.
  • Inter-state bus terminal: described as planned near the NH-48 and expressway junction. I found no dates.
  • Sector 88–89 link road: one portal says it was recently cleared. I could not verify this independently.

Who it suits and things to check before buying

New Gurgaon may suit people who work in Gurugram or near the airport, and who want newer societies than the older sectors offer. It also suits those who can live with a patchy local-services scene for now. It is a weaker fit if you need a metro walk-up commute today.

  • Visit at peak hours and test the commute to your workplace.
  • Verify RERA registration, licences and the occupation certificate.
  • Ask for water bills, tanker use and power backup details.
  • Confirm which sector the project is actually in, and its distance from the planned metro.
  • Check circle rates and stamp duty. A property blog reports that expressway circle rates were revised upwards from April 2026, which I could not confirm officially.
