Sohna Road vs Sohna Town: Which South Gurugram Market Fits You?

Contents
Search for “Sohna” on a property portal and you may see flats at ₹45 lakh and flats at ₹1.7 crore under the same name. That is because two different markets share the label. One is Sohna Road, a busy corridor inside Gurugram. The other is Sohna town, a separate planned town about 25 km further south.
This guide explains the difference and compares them on price, commute, readiness and buying costs. All figures are as of 20 October 2026. Most price numbers are asking prices from portals and brokers, not registered sale prices, so treat them as a guide only.
Two markets, one name
What “Sohna Road” means
Sohna Road is the NH-248A arterial inside Gurugram. According to one developer-side market page, it runs past Sectors 47 to 49 and 67 to 71. Buyers here are usually looking for a home within the city, close to offices, schools and malls. Areas along it include Subhash Chowk, Vatika Chowk, Badshahpur and Bhondsi.
What “Sohna” (the town) means
Sohna is a town roughly 25 km south of central Gurugram. It has its own master plan. One source describes it as planned across 36 sectors, with about 18 for housing. Wikipedia says the 2012 plan covers 38 sectors, so the exact count depends on the source. Under the Sohna Master Plan 2031, 1,719 hectares are earmarked for new residential use, meant for around 5.72 lakh people.
One more trap: some listings are tagged “Sohna – Gurgaon Road” even when the plot is far down the highway. Always check the sector number and village name, not just the locality tag.
Price: how far apart are they?
Published numbers vary by portal, date and what counts as a “flat”. Here is a snapshot from several sources.
| Measure | Sohna Road (Gurugram) | Sohna town |
|---|---|---|
| Average flat asking rate | About ₹15,550 per sq ft on 99acres, within a listed range of ₹12,450–₹20,000. Housing.com data cited by one analyst shows about ₹14,311. | About ₹9,800 per sq ft in one broker’s analysis. Square Yards shows ₹9,300 for Sector 7 (Aug 2026) but ₹16,450 for Sector 32. |
| Typical 2 BHK range | ₹1.1–₹1.7 crore (99acres) | From about ₹43.5 lakh in mid-market projects. Policy-capped affordable flats are quoted at ₹26–₹35 lakh. |
| Land / plots | About ₹31,450 per sq ft on average (99acres) | About ₹12,250 per sq ft on average, with a wide band |
| Recent trend (asking) | Roughly flat over 12 months, per the same broker analysis of 99acres data | About +4.3% over 12 months in that analysis |
Two cautions. First, the Sohna town averages come from a broker analysis, and that broker says it earns fees on Gurugram projects. Second, the town has a wide spread. Sector 32 sits far above Sector 7 in the Square Yards data, and the affordable-housing flats are priced differently again. Compare like with like: the same sector, the same project stage and the same area basis (carpet or super).
Worked example: the same 1,000 sq ft
- Sohna Road at ₹15,550 per sq ft: 1,000 × 15,550 = ₹1.555 crore
- Sohna town at ₹9,800 per sq ft: 1,000 × 9,800 = ₹98 lakh
- Gap: about ₹57.5 lakh, before parking, club charges, GST where applicable and registration costs
A gap like this does not make one market better. It buys a different set of trade-offs, mainly distance and how settled the neighbourhood is.
Rental yield claims also vary. 99acres reports about 3% for Sohna Road, while some broker pages quote 5–7% for Sohna. These numbers are not guaranteed, so do not base a purchase on a yield figure from a sales page.
Commute: the elevated corridor and the metro gap
Road
The Sohna Elevated Corridor is a 21.65 km, six-lane, access-controlled road. It runs along NH-248A from Rajiv Chowk in Gurugram to near K.R. Mangalam University in Sohna. The full stretch was opened on 11 July 2022. News reports from before the opening said the drive could take up to an hour. Later write-ups put it at roughly 15–20 minutes in good conditions.
A map estimate for Subhash Chowk to the Sohna bus stand is about 21 km and 18 minutes by car. That figure assumes free-flowing traffic. Real peak-hour trips will be slower, especially near Subhash Chowk, which is known for rush-hour pressure.
The corridor has also had problems. The Tribune reported a section near SD Adarsh School damaged for the third time in a year, with GMDA barricading it for repairs. Check the current state of the road yourself before you commit.
Metro
Neither market has a metro station today. This matters more for Sohna Road, because many buyers there expect to commute within Gurugram.
- Sohna Road has no station of its own. The nearest options are Millennium City Centre (the old HUDA City Centre) at the northern end, and Rapid Metro stations around Sector 55-56 roughly 5–7 km away.
- A Sohna Road/Southern Peripheral Road metro corridor was still at the planning and DPR stage in mid-2026, per Square Yards.
- A separate proposal covers about 20 km with 17 stations between Bhondsi and Gurugram Railway Station. Planners are reportedly weighing alternatives to the Sohna Road alignment because of weak projected ridership. No construction date has been confirmed.
For Sohna town, we did not find a confirmed, funded metro timeline. Treat any “metro coming soon” claim in a brochure as unverified until the government publishes dates.
Intercity
The Delhi-Mumbai Expressway starts near Sohna. The Sohna–Dausa stretch has been operational since 12 February 2023. This helps weekend trips and logistics more than a daily office commute. A planned 5.5 km elevated link between the Dwarka Expressway and Vatika Chowk on Sohna Road was approved at a GMDA board meeting. Check its current status before you factor it in.
Readiness: what can you move into?
Sohna Road is the more established of the two. One 2026 comparison describes it as a corridor with mature residential catchments, schools and shopping rather than a breakout market. That usually means more resale stock, more ready-to-move options and more visible neighbourhood life.
Sohna town is a mix. Square Yards describes Sector 7, for example, as having both ready-to-move and newly launched projects. Because the town is still being built out under its master plan, you will see more under-construction supply and more variation between sectors in roads, shops and daily services.
Whichever you choose, check these before paying a booking amount:
- HRERA registration of the project, and the stated possession date
- Licence and approved layout and building plans
- Title history and any pending dues or disputes
- Carpet versus super area, and what is included in the quoted rate
- Whether water, power backup and road access are in place today, not promised
Buying costs: stamp duty and registration
In Haryana, stamp duty within municipal limits is generally 7% for men, 5% for women and 6% for joint male-female ownership. Outside municipal limits the rates are 5%, 3% and 4%. Duty is charged on the higher of the agreement value or the circle (collector) rate. The registration fee is reported by most sources as 1% of value, capped at ₹50,000. One source lists a slab table instead, so confirm the exact fee on the state registration portal. Registration in Haryana has been paperless since 1 November 2025, according to one recent guide.
Which rate applies to a Sohna-town plot depends on whether it falls inside municipal limits. Ask the seller or a local registrar for the answer in writing.
Worked examples (stamp duty only)
| Case | Value | Stamp duty |
|---|---|---|
| Sohna Road flat, male buyer, urban rate 7% | ₹1.5 crore | ₹10.5 lakh |
| Same flat, female buyer, 5% | ₹1.5 crore | ₹7.5 lakh |
| Sohna town flat, male buyer, urban rate 7% | ₹50 lakh | ₹3.5 lakh |
| Sohna town flat, female buyer, 5% | ₹50 lakh | ₹2.5 lakh |
Add the registration fee on top. For the ₹1.5 crore case, that is up to ₹50,000 on most sources’ reading. If the circle rate is higher than your agreement value, duty is charged on the circle rate, so the real figure can be higher.
Which one suits whom?
| If you are… | Sohna Road tends to fit | Sohna town tends to fit |
|---|---|---|
| Commuting daily to Gurugram offices | Yes, shorter distance. Plan for peak-hour traffic and no metro nearby. | Only if you accept a longer drive and have your own vehicle. |
| A first-time buyer on a tight budget | Harder. Entry prices are higher. | Easier. Smaller and lower-priced options exist. |
| Wanting to move in soon | More ready and resale stock. | Possible, but check the stage of each project. |
| Working from home or hybrid | Good if you want city services close. | Good if space and price matter more than city access. |
| A long-term buyer comfortable with a developing area | Established, with a more selective upside. | More dependent on the master plan and infrastructure being delivered. |
Neither market guarantees appreciation. Sohna Road prices were roughly flat over 12 months in the data cited above. Sohna town prices moved up, but from a lower base and with a wide spread.
A simple way to decide
- Fix your total budget, including stamp duty and registration, not just the base price.
- Map your real daily trip at your actual travel times, then compare it with the 18-minute map estimate.
- Shortlist two or three projects in each market and compare rate per sq ft on the same area basis.
- Visit at 9 am on a weekday and on a weekend evening.
- Verify HRERA registration, licences and possession status independently.
