Sector 55 locality guide

Where Sector 55 is and how it is laid out

Sector 55 is a residential sector on the southern stretch of Golf Course Road. Listing sites describe it as bordering Sectors 54 and 56 and Sushant Lok 2, with the DLF Golf and Country Club alongside. The mix is apartment complexes, builder floors and independent homes. Pin codes differ between sources (122011 and 122009 both appear), so confirm the correct one on your sale papers.

Golf Course Road is the established corridor here. Golf Course Extension Road begins around Sectors 55–56 and runs south-east towards Sohna, so the sector sits where the older and newer parts of this belt meet.

On ADiHomes as of October 2026, there are 4 live projects in Sector 55, and all 4 are ready to move. They are The Adarsh Apartments, Sagavi Apartment, Oasis Apartments and CGHS Progressive Apartments. You can browse them together under flats for sale in Sector 55. The new projects in Sector 55 page shows the same area from a launch angle.

Connectivity

Metro

The Sector 55–56 station is the terminus of the Rapid Metro line. It opened on 31 March 2017, as did Sector 54 Chowk, the next station up the line. Listings put Sector 55–56 at roughly 0.8–1 km from the sector and Sector 54 Chowk at roughly 1.2–1.3 km. Walking time depends on which part of the sector you live in.

The Rapid Metro links to Sikanderpur, about 7 km away, where you can change to the Delhi Metro Yellow Line. Train timings vary between sources (first trains around 6 am, last trains roughly 10–11 pm), so check the Delhi Metro Rail Corporation (DMRC) site before relying on late-night travel.

Roads, rail and airport

Golf Course Road is the main route, and Southern Peripheral Road (SPR) is listed about 2 km away. One listing site gives Golf Course Extension Road at about 1 km, HUDA City Centre metro at about 6 km and Gurugram railway station at about 12 km. Distances to Indira Gandhi International Airport vary widely, from 17 km to 27 km depending on the site. Time the drive at your own commute hours.

Schools, hospitals and shopping

Schools. Gurugram Public School (CBSE) has a campus in Sushant Lok II, Sector 55. Suncity School and IILM University are listed about 1.1 km away, and Ansal Institute of Technology and Sushant College of Arts and Architecture about 0.7 km. The Shri Ram School (Aravalli) and Lancers International School are within about 5 km of neighbouring Sector 54.

Hospitals. Listings show Arunodaya Deseret Eye Hospital at about 0.3 km, Pratiksha Hospital about 1.4 km, Surgicare about 1.5 km, Kriti about 1.6 km, Anand about 1.8 km and Paras about 3.6 km. Larger hospitals such as Artemis and Medanta are put at roughly 6–8 km. Distances are approximate, and for emergencies you should check real drive times.

Shopping. Central Plaza Mall is listed within about 500 m of the metro station. Hong Kong Bazaar and Ardee Mall are listed within about 6 km, and so is Galleria Market. Daily shopping is through local markets in and around Sectors 55–56.

Civic matters to check

Water

Water is the biggest civic concern. The Gurugram Metropolitan Development Authority (GMDA) supplies bulk water, and the Municipal Corporation of Gurugram (MCG) delivers it locally. A June 2026 Newslaundry report names Sector 55 among sectors where residents describe shortages and tanker use. An earlier Tribune report said GMDA received complaints of erratic supply or pressure from Sectors 55, 56 and 57. GMDA blamed part of this on drinking water being used for construction.

The city's treatment capacity is around 670 million litres a day (MLD), against growing demand. The same report says a new 100 MLD unit at Chandu Budhera has missed several deadlines. Ask residents and the society about summer supply, tanker spending and borewell dependence.

Power, approvals and litigation

I could not find reliable sector-specific data on power cuts. Ask the society about sanctioned load, backup arrangements and the electricity bill history.

For approvals, ask for the registration papers for the society or building, the sale or transfer documents and any occupation certificate. Check them with a lawyer. Check Haryana RERA records where a project is registered.

I found no reported stalled project or court case specific to Sector 55. In nearby Sector 53, the Supreme Court was hearing a homebuyers' petition over Parsvnath Exotica as of July 2026. That is a reminder to run a litigation search on any building you consider.

Infrastructure underway or planned

  • Golf Course Extension Road widening: a Tribune report of 3 May 2026 says GMDA plans an eight-lane upgrade with drainage, footpaths and street lighting. The report says the tender is complete and the construction agency has been mobilised. The stretch it describes links Sohna Road to Golf Course Road, so it is nearby rather than inside Sector 55. Confirm the work start date and timeline with GMDA.
  • SPR elevated corridor: a recent report says GMDA floated a tender for a 4.2 km elevated corridor between NH-48 and Vatika Chowk, estimated at about ₹755 crore. It is at tender stage, and delivery depends on execution.
  • Water treatment expansion: a late-2025 report said another Chandu Budhera unit was targeted for March 2026. A June 2026 report says an RTI reply from February 2026 still showed capacity at 670 MLD. Treat the timeline as uncertain.

Who it suits and what to check before buying

Sector 55 may suit buyers who want a settled neighbourhood near Golf Course Road with walkable access to the Rapid Metro. It also suits those who prefer a ready-to-move home to one under construction. It may be less suitable if a daily commute depends on the Delhi Metro, since that needs a change at Sikanderpur.

  • Visit in summer or ask residents about water supply.
  • Check title, society or builder papers, and the approvals and occupation certificate.
  • Run a court-case search on the property and seller.
  • Time the commute to your workplace and the school run at peak hours.
  • Check the building's age, maintenance charges, parking and lift or structural condition.
  • Compare prices on each ADiHomes project page, as I am not quoting prices here.
