Golf Course Extension Road, usually shortened to GCER, is the stretch that carries Golf Course Road south beyond the Sector 55-56 Rapid Metro station towards Badshahpur and Sohna Road. Over roughly fifteen years it has gone from a ribbon of farmland and licensed land parcels to one of the densest clusters of premium group housing in Gurugram. This guide looks at the corridor on its own terms: which sectors it covers, what is actually built versus what is still on paper, what kind of homes you will find, and the checks that matter before you sign. If you want a quick three-way comparison with the Southern Peripheral Road and New Gurugram, ADiHomes has a separate comparison piece; this one goes deeper into GCER alone.

As of October 2026: infrastructure status, tender dates and approvals quoted here come from reports published up to October 2026. Projects in Gurugram often slip, get re-tendered or change scope, so confirm the current position with GMDA, GMRL or HMRTC before relying on any timeline.

Where Golf Course Extension Road runs

The road starts near the Ghata junction at Sector 56, where Golf Course Road ends, and runs south-west past the Sector 57 to 66 belt until it reaches Vatika Chowk on the Gurugram-Badshahpur-Sohna road. At Vatika Chowk it meets the Southern Peripheral Road (SPR), which continues west to NH-48. Some officials and older news reports describe the whole Ghata-to-NH-48 alignment as a single road, so you will see the names used loosely. For buyers, the practical GCER belt is the set of sectors that open directly onto this road or sit one sector back from it.

Connectivity and infrastructure: built, under construction, proposed

The single biggest source of confusion on GCER is the difference between infrastructure that exists today and infrastructure that is only announced. Brochures tend to blur the two. The table below separates them.

Item Status (October 2026) What it means for residents
Rapid Metro, Sector 55-56 station Built and operating The only metro stop at the corridor’s northern end; most GCER homes need a cab, auto or own vehicle to reach it
Vatika Chowk underpass (SPR to GCER) Built; opened in November 2023 Removed the signal at Vatika Chowk for through traffic between GCER and SPR
Millennium City Centre to Sector 9 metro (GMRL Phase 1) Under construction; reported about 15 percent complete in October 2026 Does not run along GCER; helps only if you commute towards old Gurugram
SPR elevated corridor, Package 1 (Vatika Chowk to NH-48, 4.23 km) Re-tendered; bids opened 1 October 2026, closing 18 November 2026; 30-month construction period after award Will speed trips from the southern end of GCER to NH-48 and Dwarka Expressway once built
Grade-separated interchange at Vatika Chowk Proposed; detailed project report under preparation Intended to sort out the GCER-SPR-Sohna Road junction
Elevated corridor, Vatika Chowk to Ghata (about 8.5 km) Proposed; detailed project report under preparation Would run along GCER itself; no construction date yet
Sector 56 to Pachgaon metro (about 35 km, 28 stations) Proposed; DPR submitted to the Haryana government in July 2026, awaiting state and then central approval Could eventually give GCER its own metro line; not something to count on for the next few years
Gurugram-Faridabad-Noida Namo Bharat (about 63 km) Proposed; DPR submitted by NCRTC, awaiting government approval (reported June 2026) Reported plans include a Namo Bharat station at Sector 61 and a metro-style station at Sector 57; treat as indicative until sanctioned

The SPR elevated road is a good example of why caution matters. GMDA floated an earlier tender of about Rs 755 crore in March 2026, then scrapped it in June after the state government asked for changes to the bid document. A fresh tender of about Rs 776 crore went out in October 2026. Even if a contractor is appointed quickly, a 30-month build means the road is unlikely to be ready before 2029. The corridor along GCER itself is earlier still in the pipeline.

Daily commute in practice

Most GCER residents drive. Golf Course Road and the Cyber City and DLF office belts are the shortest trips, but the Ghata junction and the junctions near Sectors 56 to 58 slow down at peak hours. For Delhi and the airport, the usual route is via Golf Course Road and the MG Road or NH-48 side, or via SPR to NH-48. If you plan to rely on the metro, the realistic option today is a short drive or feeder ride to the Sector 55-56 Rapid Metro station and then a change at Sikanderpur for the Delhi Metro Yellow Line.

Social infrastructure

Because the corridor grew alongside Golf Course Road, it borrows much of its social infrastructure from the established sectors to the north. Developer and portal guides typically point to schools such as DPS International, The Shriram Millennium School and RPS International, and hospitals such as Artemis, CK Birla and Marengo Asia as being within reach; retail is spread across high-street projects in Sectors 65 to 67 and older malls closer to Golf Course Road. Distances vary a lot by sector, so drive the school run and the hospital route at the times you would actually travel. Office projects along the road and in Sectors 62 to 67 also mean many residents can work close to home, which is one reason rental demand from corporate tenants is steady here.

Typical product mix

  • Luxury and ultra-luxury apartments: the road frontage in Sectors 58 to 63 is dominated by tall towers from national developers, with large three- and four-bedroom layouts, club facilities and high maintenance charges.
  • Upper-mid apartments: older societies in Sectors 56, 57 and 66 to 67 offer smaller layouts and are where most resale stock is found.
  • Affordable-policy flats: a few projects under the Haryana affordable housing policy sit in the corridor; these come with allotment-by-draw rules and resale restrictions you should read carefully.
  • Plots and independent floors: plotted townships in Sectors 63A and 65 offer plots and stilt-plus-four floors. Floor buyers should check the sanctioned building plan, the number of permitted floors and parking.
  • Commercial: offices, SCO plots and retail streets, mainly in Sectors 62, 65, 66 and 67.

Prices on GCER are among the highest in Gurugram, and published averages vary widely depending on which consultant you read and whether luxury deals are included. Rather than trusting a single per-sq-ft figure, compare registered for the specific society and look at rather than .

What to check before buying on GCER

Step-by-step checks

  • Step 1, licence: confirm the Haryana licence number, the licensed land area and the licence validity for the colony. The DTCP site lists licence cases and statutory development and sectoral plans.
  • Step 2, RERA: for any new or under-construction project, note the HRERA Gurugram registration number, the registered completion date and any extensions. Make sure the tower you are buying is covered by the registration you are shown.
  • Step 3, occupation and : for ready homes, ask for the of the specific tower and the completion or part-completion certificate for the colony.
  • Step 4, water and sewer: ask the developer or RWA whether the society is connected to the GMDA master water line and master sewer, or still relies on tankers, borewells or an internal treatment plant. Official approvals in parts of Sectors 60 to 65 have tied sewer connections to completion of the master network.
  • Step 5, drainage and waterlogging: visit after heavy rain. Low points near junctions and service roads can flood; check basements and lift pits.
  • Step 6, road access: confirm that the sector road leading to the gate is built and handed over, not a temporary approach through private land.
  • Step 7, charges: get a written cost sheet showing , IDC, , club and maintenance deposits, and check how maintenance is billed.

Red flags

  • Brochures that show the Pachgaon metro or the GCER elevated road as if they were certain or near completion.
  • Pre-launch bookings or expressions of interest taken before HRERA registration.
  • Large resale premiums on flats where the occupation certificate is still pending.
  • Super-area pricing with no clear carpet area in the agreement.
  • Floors in plotted colonies where the seller cannot show a sanctioned plan for the floor you are buying.

Pros and cons

Pros Cons
Short drive to Golf Course Road, Cyber City and many corporate offices No metro along the road itself; the Pachgaon line is only at DPR stage
Mature societies, retail and schools in the northern sectors Peak-hour congestion at Ghata and the Vatika Chowk end
Large choice of branded, gated projects with full amenities High entry prices and high maintenance charges
Steady demand from corporate tenants Construction dust and traffic from ongoing launches will continue for years
Aravalli-side greenery in some sectors Water supply and sewer connections still uneven in newer pockets

Who GCER suits

GCER suits households whose working life is centred on Golf Course Road, Cyber City or the offices along GCER and Sohna Road, and who want a gated high-rise with full amenities and are comfortable with premium pricing. It also suits buyers who prefer an established address over a cheaper but less settled one. It is a weaker fit if you depend on the metro, if you want a plot or floor at a mid-market budget, or if you are buying mainly on the expectation that a future metro or elevated road will lift prices quickly. Those projects are real proposals but still several approvals and years away.

Frequently asked questions

Is there a metro on Golf Course Extension Road?

Not yet. The nearest operating station is the Rapid Metro stop at Sector 55-56 at the northern end. A Sector 56 to Pachgaon metro has a DPR submitted to the Haryana government in July 2026 but still needs state and central approval.

Which sectors are on Golf Course Extension Road?

The corridor broadly covers Sectors 56 to 67, from the Ghata junction near Sector 56 to Vatika Chowk, where it meets Sohna Road and the Southern Peripheral Road.

When will the SPR elevated road be ready?

GMDA re-tendered Package 1 (Vatika Chowk to NH-48) in October 2026 with bids due on 18 November 2026 and a 30-month construction period. That points to 2029 at the earliest, subject to award and progress.

Are plots available on Golf Course Extension Road?

Yes, in licensed plotted townships such as those in Sectors 63A and 65, along with independent floors. Check the DTCP licence and the sanctioned building plan for the specific plot or floor.

What should I check about water and sewer?

Ask whether the society is connected to the GMDA master water and sewer lines or relies on tankers, borewells or an internal plant. Some official approvals in Sectors 60 to 65 tie connections to completion of the master network.
