Central Noida Sectors 70 to 122: A Guide to the High-Rise Belt

Contents

Between Noida’s old core around Sector 18 and the newer Noida–Greater Noida Expressway belt lies a large stretch of high-rise housing that buyers often call central Noida. It takes in the Sector 70 to 79 cluster along the Aqua Line, the Sector 100 to 110 pocket of newer premium projects, and the Sector 115 to 122 belt that leads out towards Greater Noida West. It is where many families first move when they outgrow an older flat, and where several of Noida’s best-known stalled-project stories (and recoveries) have played out. This guide is about the buying market in these sectors: what is built, what is under construction, how metro plans affect each pocket, and what to check in a society.

If you want school, park and market recommendations for families across all of Noida, or a comparison of the Expressway sectors from 128 to 168, ADiHomes has separate guides on both.

Cluster by cluster

Sectors 70 to 79: established, metro-connected, dense

This is the most mature high-rise belt in central Noida. Many societies are large, with several towers and full amenities, and they have functioning resident associations. The Sector 76 Aqua Line station and Spectrum Metro mall in Sector 75 make the core of the cluster convenient. The trade-offs are density, ageing common areas in older societies, and congested internal roads at school and office hours. Several projects here were built by groups that later went into distress, including Amrapali (Pan Oasis in Sector 70) and Supertech (Capetown and North Eye in Sector 74). Amrapali projects are being completed and sold through the Supreme Court-monitored NBCC process; in August 2026 NBCC auctioned more than a hundred flats in one Noida Amrapali project.

Sectors 100 to 110: newer premium projects

This pocket has seen recent premium launches by groups such as ATS, Max Estates, Mahagun and 3C, sitting alongside older societies. It is closer to the Noida–Greater Noida Expressway and to the Sector 101 Aqua Line station. The approved Botanical Garden extension, which lists stations at Sectors 105 and 108, is the main future change for this pocket. Because the extension has only just been approved and awarded, buyers should price it as a medium-term benefit, not something they will use before about 2030.

Sectors 115 to 122: value with diligence

These sectors offer some of the more affordable society flats in central Noida, many in projects completed in the 2010s. Several projects here had long registry delays because the builders owed Noida Authority land dues. They are also closest to the road link into Greater Noida West, which makes them popular with people whose family or work is split between the two. The proposed Sector 122 station would help, but it is not yet approved by the Union Cabinet.

Registry and dues: the central Noida issue

Noida’s stalled-project scheme, launched on 21 December 2023 after the Amitabh Kant committee’s recommendations, allowed builders to pay 25 per cent of their land dues upfront and the rest over three years, with interest waivers, so that flat registries could proceed. By October 2025 the Noida Authority reported 3,724 registries completed under the scheme and 5,758 units still held up because of unpaid dues, and said it would move to attach and auction assets of defaulting developers. Several of these projects sit in the central belt.

What this means for you:

  • For a resale flat, insist on seeing the registered sub-lease or tripartite deed in the seller’s name. A flat held only on an allotment letter is not the same thing.
  • If the flat is not registered, ask whether the builder has joined the scheme, how much it has paid, and whether the Authority has issued the list of flats cleared for registry.
  • Budget for Noida Authority transfer charges on resale and confirm the current rate; our separate guide explains how they work.

Product mix

  • 2 and 3 BHK flats: the bulk of the stock across all three clusters.
  • Larger 3 BHK plus servant room and 4 BHK: more common in Sectors 75 to 79 and in newer projects in the 100s.
  • Compact units and studios: in some commercial and mixed-use projects; check whether they are residential or commercial use before buying.
  • Village abadi pockets: several villages sit inside these sectors; low-rise buildings there are outside the authority’s group housing framework and need separate checks.

Social infrastructure

  • Organised retail at Spectrum Metro (Sector 75) and high streets inside the large societies.
  • Several hospitals in and near the belt, including a Kailash Hospital unit in Sector 71, with larger tertiary hospitals in Sector 62 and along the Expressway.
  • Many private schools within a short drive; confirm transport routes and seat availability early.
  • Parks and green belts are uneven; newer projects often rely on their own internal landscaping.

Step-by-step: choosing a central Noida society

  • Step 1: Map your daily trip. If you rely on the metro, prioritise walking distance to Sector 50, 51, 76 or 101 stations today, not proposed ones.
  • Step 2: Shortlist two or three societies in one cluster and visit them at peak hour.
  • Step 3: Check UP RERA (for newer projects), the OC for your tower and the registry status of resale flats.
  • Step 4: Speak to the AOA about maintenance rates, sinking fund, lift and fire-system upgrades, and any pending litigation with the builder.
  • Step 5: Compare actual registered sale values in the same society before negotiating.
  • Step 6: Add Noida Authority transfer charges, stamp duty and registration costs to your budget.

Red flags

  • Resale flats in projects where the builder has not paid land dues and registry is not open.
  • Projects under insolvency without a clear resolution plan.
  • “Metro-facing” premiums on proposed stations that are years away.
  • Commercial or studio units sold as residences.
  • Ageing societies with no money set aside for structural repairs, lifts or fire systems.

Pros and cons

Pros Cons
Working Aqua and Blue Line stations in or near the 70s and 100s High density and congested internal roads
Large, established societies with active resale and rental markets Registry backlogs in some builder-distressed projects
New premium supply in the 100s with an approved metro extension Older societies face rising maintenance and repair costs
Good access to Noida offices, Sector 62 and the Expressway Proposed Sector 70 and 122 stations still awaiting approval

Who it suits

  • Families upgrading within Noida who want a large established society near the metro: Sectors 74 to 79.
  • Buyers wanting newer premium construction: Sectors 104 to 110, accepting a longer wait for the new metro.
  • Budget-conscious buyers with time for due diligence: Sectors 115 to 122.
  • Investors: rental demand is steady near metro stations, but yields in Noida are modest, so buy for use first.

Frequently asked questions

Which central Noida sectors have a metro station today?

As of October 2026 the Aqua Line has working stations at Sectors 50, 51, 76 and 101, and the Blue Line serves Sectors 52, 61 and 62. Sectors 115 to 122 have no station inside them.

Which new metro lines will serve central Noida?

The 11.56 km Aqua Line extension from Sector 142 to Botanical Garden, with stations including Sectors 93, 105 and 108, was approved by the Union Cabinet in February 2026 and is expected to take about four years. A separate line from Sector 61 to Greater Noida West with stations at Sectors 70 and 122 was cleared by the Public Investment Board in July 2026 but still needed Cabinet approval.

Why do some flats in Sectors 74 to 79 and 115 to 122 not have registry?

Some builders owe the Noida Authority land dues. Under the stalled-project scheme of December 2023 they had to pay 25 per cent upfront for registries to start. By October 2025 the Authority reported 3,724 registries done and 5,758 units still pending, so check the specific project's status.

Are Amrapali flats in central Noida safe to buy?

Amrapali projects are being completed and sold through the Supreme Court-monitored NBCC process. Buy only flats whose allotment and registry position is confirmed through that process, and read the official auction or transfer terms.

Is central Noida better than the Noida Expressway sectors?

Central Noida has more mature societies and existing metro access, while the Expressway belt has newer, lower-density projects. The choice depends on budget, commute and whether you prefer an established society or newer construction.
