Greater Noida West locality guide

Greater Noida West: a locality guide for home buyers

Greater Noida West, also called Noida Extension, is a large belt of high-rise housing societies in Gautam Buddha Nagar district. It sits between Noida and the older parts of Greater Noida. Most of it is planned and regulated by the Greater Noida Authority (GNIDA), though some projects fall under UPSIDA, a separate state industrial authority. Check which authority covers the project you are considering.

On ADiHomes as of October 2026, there are 148 live projects in the area. The median asking price is ₹8,900 per sq ft, taken from 110 properties. By status, 106 are ready to move, 40 are under construction and 2 are new launches. You can browse flats for sale in Greater Noida West or the new projects in Greater Noida West.

Where it is and how it is laid out

The area is organised into numbered sectors, with Sectors 1, 2, 3, 4, 10, 12, 16, 16B and 16C all in the belt. Techzone IV, Ecotech XII and Knowledge Park V are also part of it. Sector 4 is known for Gaur Chowk, a major junction and commercial hub. Ek Murti (Charmurti) Chowk links Techzone IV, Sector 16B and Ecotech XII to Gaur Chowk, Shahberi and Bisrakh, according to a local area guide.

Societies are mostly gated high-rises. Older, occupied pockets have more shops, schools and clinics. Newer sectors often depend on facilities in neighbouring areas. For sector-level detail, see the ADiHomes guides to Sector 4 and Sector 16C.

Connectivity

Roads

The Noida–Greater Noida Expressway is a six-lane road of about 24.5 km, running from the Mahamaya flyover in Noida to Pari Chowk in Greater Noida. Local guides also point to the Noida–Greater Noida link road and the Delhi–Meerut Expressway as the routes residents use. The Faridabad–Noida–Ghaziabad (FNG) Expressway was only partly built as of mid-2025, so do not count on it yet.

The 130-metre arterial road through the area is reported to be planned as a link towards Jewar. A report on its service-road widening is from early 2025, and I could not confirm whether it is finished. Traffic at Gaur Chowk is a known problem. A September 2026 Hindi news report says an underpass there is still being built, with road widening planned alongside it. I could not verify a completion date.

Metro and rail

The Aqua Line is operational, with 21 stations from Noida Sector 51 to Depot Station in Greater Noida. No operating metro station sits inside Greater Noida West. I could not verify reliable distances from each sector to the nearest operating station, so measure the route yourself at peak hours.

A metro link into Greater Noida West has been planned for years. The 2018 proposal covered about 15 km and nine stations, including Sector 4, Ecotech 12 and Sectors 2, 3, 10 and 12. Its status is still unsettled:

  • A metro news site carried a report on 8 September 2026 that the project may get cabinet approval that month. It also lists an earlier headline saying the Centre asked for a fresh project report.
  • A press report cited by a developer's blog says a fresh report covers four stations: Sectors 61, 70, 123 and 4.
  • I could not confirm that cabinet approval has been given or that construction has started. Some online posts say otherwise, so treat them with caution.

I also could not verify a nearby railway station or its distance.

Airport

Noida International Airport at Jewar was inaugurated on 28 March 2026. Commercial flights began on 15 June 2026 with an IndiGo service from Lucknow. Road distance and travel time from your sector are not verified here. Check them directly, and look at flight options before relying on this airport.

Schools, hospitals and shopping

I could not verify exact distances for these, so check each against your chosen society.

  • Schools: Gagan Public School (Sector 4), Gaurs International School (Gaur City), St. John's School (Sector 2), Aster Public School (Sector 3), SKS World School and BLS World School (Sector 16), Sarvottam International School and Pacific World School (Techzone IV), The Manthan School (Sector 16C area) and Delhi World Public School (Knowledge Park V).
  • Hospitals: Sarvodaya Hospital, a 220-bed hospital in Sector 16C in Gaur City 2, and Yatharth Super Speciality Hospital in Sector 1. LYF Hospital, Cloud9 Hospital and Numed Super Speciality Hospital are also listed locally. The area guides I found do not clearly state which of these have emergency or trauma services, so ask.
  • Shopping: Gaur City Mall near Sector 4 and Gaur Chowk. In Shahberi, local markets include Kings Avenue, Galleria Market and Crossing Plaza.

Civic matters to check

Registry, dues and approvals

This is the biggest issue. In several projects, builders owed land dues to the authority, and flats could not be registered in buyers' names until those were settled. The state adopted a package for stalled legacy projects in late 2023, and some registries have followed. The problem has not gone away.

  • A Business Standard report from May 2025 said over 8,000 buyers in nine Greater Noida West projects under UPSIDA could not register flats. The causes were unpaid dues of over ₹400 crore and a dispute over permitted floor area.
  • On 7 October 2026, the Allahabad High Court questioned why buyers in Ajnara Homes in Greater Noida West could not register. This was reported to be over developer dues to GNIDA. The case is ongoing.

Before you buy, ask for a recent registered sale deed from the same tower. Also ask whether the developer has cleared or settled dues, and whether an occupancy or completion certificate exists. Check the project on the UP RERA website too.

Water and power

I could not find reliable, current, sector-wise data for Greater Noida West. Ask the society how it gets water: authority supply, treated water or borewells. Ask how the water is tested, what the maintenance charges cover, and how much power backup is provided. In January 2026, sewage contamination of drinking water in Delta 1, Greater Noida, made residents ill. That was not in Greater Noida West, but it shows why water quality is worth asking about.

Infrastructure underway or planned

  • Aqua Line extension: planned and not confirmed. See the metro section above.
  • Gaur Chowk underpass and road widening: reported under construction in September 2026, with no confirmed date.
  • 130-metre road: reported in early 2025 as being widened with a bus corridor, with a link towards the airport planned. Current status is unverified.
  • Jewar airport: open, with phased expansion.

Who it suits and what to check

Greater Noida West suits buyers who want a large gated society, a choice of ready and under-construction flats, and reasonable access to Noida by road. It is less suitable if you need a metro station within walking distance today. Traffic at the main junctions at rush hour is another consideration.

ADiHomes lists projects such as ACE Aspire in Techzone IV and Gaur City 2 - 16th Avenue in Sector 16C. Inclusion in a guide is not an endorsement.

  • Check the registry position, authority dues and RERA registration.
  • For under-construction flats, check the approved plan, the possession date and the builder's delivery record.
  • Visit at office-hour traffic and in the evening.
  • Ask the resident welfare association about water, power, lift and maintenance problems.
  • Treat metro timelines as uncertain until approval and construction are confirmed.
