The announcement
On 17 June 2026 Tulip Infratech (Tulip Group) announced Tulip Melrose, a luxury residential project on the Southern Peripheral Road (SPR) in Gurugram. Our listings place it in Sector 70, where Tulip already has several completed and ongoing projects.
- Land: about 7.5 acres.
- Towers: four towers of 40 storeys, with a sky terrace at roughly 495 feet – among the tallest residential buildings planned on SPR.
- Homes: about 608 apartments, including around 10 penthouses, according to a report on the investment plan.
- Investment: about Rs 1,100 crore.
- Design: no vehicle movement at ground level, with cars routed to basements; private lift access in select residences.
The developer did not announce prices, a RERA number or a possession date in the coverage we reviewed.
Why SPR matters
The Southern Peripheral Road links Golf Course Extension Road with NH-48 and Sohna Road. Sectors along it – 69, 70, 70A, 71, 72 and the nearby 63-67 – have become one of Gurugram’s main luxury belts. Circle rates for SPR-adjacent residential sectors rose sharply in the 2026-27 revision, reflecting higher transaction prices.
Tulip has a long history in Sectors 69 and 70 with projects such as Tulip Violet, Tulip White, Tulip Yellow, Tulip Ivory Villas and Tulip Monsella in Sector 53. Buyers can visit those societies to judge construction quality and maintenance.
What it means for buyers
Very tall towers bring views and fewer buildings per acre, but also higher construction cost, longer timelines, more dependence on lifts and higher maintenance. Fire safety approvals for buildings of this height are stricter. Expect pricing at the upper end of SPR’s range when sales open.
What to check when sales open
- The HRERA Gurugram registration certificate for the exact tower or phase, including the licence number, promoter name and declared completion date.
- Carpet area per unit and how the price per square foot is calculated.
- The payment plan: how much is payable before the structure is complete.
- Fire NOC and the number and type of lifts per tower.
- Whether the 5-bedroom or large-format units on offer match your actual needs – very large units can be harder to resell or rent.
