Southern Peripheral Road (SPR), Gurgaon: Sectors, Elevated Road Plans and Buyer Checks

Contents

The Southern Peripheral Road, almost always called SPR, is the arterial road that links Golf Course Extension Road and Sohna Road at Vatika Chowk with NH-48 near the Dwarka Expressway cloverleaf. It is short compared with the expressways around it, but it carries a disproportionate share of Gurugram’s newer housing: a dense band of licensed townships, luxury towers, independent floors and retail streets in the Sector 67 to 76 belt. Over the next few years it will also be one of the city’s biggest construction sites, because an elevated corridor and new interchanges are planned along it. This guide covers the sectors, the infrastructure pipeline and the practical checks that apply to SPR specifically.

As of October 2026: tender dates, drainage claims and approvals below are taken from reports published up to October 2026. The elevated road in particular has already been tendered and scrapped once, so check the latest GMDA position.

Where SPR runs and which sectors it serves

From Vatika Chowk, SPR heads west across the southern edge of Gurugram, passing the Sector 69 to 75A belt, and meets NH-48 at the cloverleaf where Dwarka Expressway begins. GMDA has said that seven major junctions along Sectors 69 to 75A will need grade separation within a decade, with projected traffic above 10,000 car units an hour, which tells you how quickly this belt has filled up.

Sector group Character Examples already on ADiHomes

Sector 70A Integrated townships with villas, low-rise floors and high-rise towers BPTP Astaire Gardens, BPTP Visionnaire, Pyramid Urban Homes, Paras Irene
Sectors 71 and 72 Newer group housing and affordable-policy projects; plotted pockets Birla Pravaah, Signature Global Titanium SPR, Tata Primanti, Spaze Privy
Sectors 73 to 75A Commercial and new premium launches close to NH-48 M3M Prive73, M3M Skywalk
Sector 76 (NH-48 end, overlapping New Gurgaon) Large new launches DLF Privana North, DLF Privana West, Emaar The Meadows

Names are listed only to help you place the sectors. Check every project’s own HRERA and licence records.

Infrastructure: built, under construction, proposed

Item Status (October 2026) Effect for residents
SPR main carriageway Built, at-grade with signals and U-turns Usable, but slow at junctions during peak hours
Vatika Chowk underpass Built; opened November 2023 Through traffic between SPR and GCER avoids the Vatika Chowk signal
Master drain Leg IV along SPR (Vatika Chowk to NH-48) Commissioned before the 2026 monsoon, according to GMDA Should reduce waterlogging; GMDA’s own claim, so check with residents
Sector 72 water boosting station (95 MLD for Sectors 58 to 80) Due for commissioning in October 2026 Should improve canal-water supply to SPR sectors
Service roads, Sectors 68 to 80 (about 45 km planned) About 23 km built by November 2025; more being taken up Helps local traffic stay off the main SPR
Sector 68-69 missing link and SPR-Sohna Road connections (about Rs 26.8 crore package) Approved August 2026 Better access to Sectors 68, 69, 70, 70A, 75 and 76
About 3.5 km of new service roads in Sectors 70 to 75 DPR under preparation (April 2026) Meant to carry diversions during elevated road construction
SPR elevated corridor, Package 1 (4.23 km, Vatika Chowk to NH-48) Re-tendered on 1 October 2026; bids due 18 November 2026; 30-month construction period Four elevated lanes each way plus service roads; signal-free once built
Vatika Chowk grade-separated interchange (Phase 2) DPR under preparation Would resolve the SPR-GCER-Sohna Road junction
Vatika Chowk to Ghata elevated road (Phase 3, about 8.5 km) DPR under preparation Extends the elevated road along GCER
Metro None on SPR; Sector 56 to Pachgaon line still a proposal Car-dependent for the foreseeable future

Living through the elevated road build

If the Package 1 contract is awarded soon after bids close, construction would run into 2029. That means barricades, diversions and dust on the stretch closest to NH-48 for two to three years, followed later by work at Vatika Chowk and possibly along GCER. GMDA is building parallel service roads partly to handle diversions. If you are buying a home facing SPR, ask which side the ramps and service roads will be on and how close the elevated deck will come to your tower. The upside is that a signal-free SPR should cut journey times to NH-48, Dwarka Expressway and the airport once complete.

Drainage and civic services

SPR has a history of flooding at low points, because rainwater from the Aravallis and the new sectors flows down towards NH-48. GMDA said in July 2026 that the Leg IV master drain along SPR had been commissioned before the monsoon and that city-wide waterlogging hotspots had fallen sharply, while listing Narsinghpur and a few other spots near NH-48 as still vulnerable. Those are GMDA’s own figures, so the best check is to visit during or just after heavy rain and talk to residents. On water, the long-delayed Sector 72 boosting station is the key project; on sewer, confirm that the society is connected to the GMDA master line rather than relying only on an internal treatment plant.

Social infrastructure

SPR’s older townships in Sectors 69, 70 and 70A have internal convenience shopping, clubs and some schools. Branded retail and dining streets have come up near Vatika Chowk and in Sectors 67 and 68, and along the SPR frontage further west. For larger hospitals, most residents drive towards Sohna Road, Golf Course Road or old Gurugram. The office hubs on Sohna Road and GCER are close; Cyber City and Udyog Vihar are a longer trip, usually via NH-48 or Golf Course Road.

Typical product mix

  • Integrated townships with villas, low-rise floors and towers in Sectors 69, 70 and 70A.
  • Premium and luxury high-rises from national developers, especially near Vatika Chowk and towards NH-48.
  • Affordable-policy towers in a few sectors, sold at fixed rates per sq ft of carpet area by draw, with resale restrictions.
  • Independent floors in plotted pockets, including stilt-plus-four builds.
  • Retail and SCO along SPR and in Sectors 67, 68, 73 and 74.

Average price figures published for SPR vary a lot by source and method. Compare registered transactions in the specific society, on carpet area, rather than portal averages.

Step-by-step: checking an SPR property

  • Step 1: Confirm the DTCP licence for the colony and the HRERA registration for the tower or phase, including the registered completion date.
  • Step 2: For a ready home, ask for the occupation certificate and check conveyance deed status.
  • Step 3: Locate the project relative to the planned elevated corridor, ramps and service roads. Projects right at a ramp will face years of construction nuisance.
  • Step 4: Check the approach road. Is the society reached from a completed sector or service road?
  • Step 5: Ask about water source and supply hours, and whether there is a GMDA sewer connection.
  • Step 6: Inspect basements, lift pits and the main gate area after rain.
  • Step 7: Get the full cost sheet: EDC, IDC, PLC, club, IFMS and maintenance.

Red flags

  • Brochures claiming the elevated SPR or a metro is “coming soon” with a fixed opening date.
  • Price premiums justified mainly by future infrastructure that is still at DPR stage.
  • Floors without a sanctioned building plan, or with more floors than the plan allows.
  • Resale of affordable-policy flats within the lock-in period.
  • Low-lying plots or basements with a history of flooding and no pumping arrangements.

Pros and cons

Pros Cons
Links Sohna Road, GCER and NH-48 in one corridor Signalled junctions and heavy peak-hour traffic until the elevated road is built
Established townships with occupied communities in Sectors 69 to 70A Two to three years of construction disruption expected once work begins
Big pipeline of drainage, water and road projects Many of these are recent or still at DPR or tender stage
Wide choice from floors to luxury towers No metro, now or planned on SPR itself
Close to offices on Sohna Road and GCER Flooding history at low points near NH-48

Who SPR suits

SPR suits households who drive to work on Sohna Road, GCER or along NH-48, who want a gated township or a newer high-rise, and who can live with a few years of road construction in exchange for a better-connected corridor later. It suits floor buyers who prefer townships with clubs and security. It is less suited to people who need metro access, who are sensitive to construction dust and noise, or who are buying a home directly beside a future ramp. Investors should treat the elevated road as a medium-term improvement, not as a reason to pay a premium today.

Frequently asked questions

Where does the Southern Peripheral Road run?

SPR runs from Vatika Chowk, where Golf Course Extension Road meets Sohna Road, west to NH-48 near the Dwarka Expressway cloverleaf, serving roughly Sectors 67 to 76.

When will the SPR elevated road be built?

GMDA re-tendered Package 1 (4.23 km, Vatika Chowk to NH-48) on 1 October 2026 with bids due 18 November 2026 and a 30-month construction period. Completion is unlikely before 2029.

Does SPR still flood?

GMDA said the Leg IV master drain along SPR was commissioned before the 2026 monsoon and that hotspots had fallen, but a few spots near NH-48 remained vulnerable. Check your specific society after heavy rain.

Is there a metro on SPR?

No. There is no metro on SPR, and the proposed Sector 56 to Pachgaon line is still awaiting approval.

Which SPR sectors are most established?

Sectors 69, 70 and 70A have large townships with many occupied homes. Sectors closer to NH-48 have more recent launches.
