The numbers
Godrej Properties reported its April-June 2026 (Q1 FY27) results on 4 August 2026:
- Booking value: Rs 8,651 crore, up 22% year on year – a record for a first quarter.
- Units and area: 3,738 homes, about 6.2 million sq ft.
- NCR share: about 18% of bookings (roughly Rs 1,550 crore by our calculation), behind Bengaluru and the Mumbai region.
- Gurugram: Godrej Samaris in Sector 53 fetched about Rs 1,248 crore.
- Collections: Rs 4,348 crore, up 18%.
- Net profit: about Rs 350 crore, down about 42% from a year earlier.
- New projects added: three, with about 8 million sq ft and expected bookings of Rs 9,500 crore.
- FY27 guidance: bookings of over Rs 39,000 crore, collections of Rs 24,000 crore.
Godrej in NCR
NCR is one of Godrej’s four biggest markets. In 2026 it has been buying land aggressively here: a 23.2-acre residential plot in the Greater Noida DMIC township in June and a 4.95-acre plot in Noida Sector 151 in July. Its existing NCR projects on our site include Godrej Samaris and Godrej Sora (Sector 53), Godrej Aristocrat (Sector 49), Godrej Zenith (Sector 89) in Gurugram, and Godrej Nurture, Godrej Nest and Godrej Palm Retreat in Noida Sector 150.
What it means for buyers
Falling profit alongside record bookings is normal for developers using percentage-of-completion accounting: profit is recognised on handover, so it lags sales by years. Collections are a better sign of construction activity, and these rose.
With the land bought in 2026, expect several Godrej launches in Noida and Greater Noida in 2027. Early phases of Godrej launches tend to sell quickly and at a premium to neighbouring projects.
What to check
- RERA registration and completion date for each Godrej tower or phase.
- Possession history of the company’s earlier NCR projects – ask residents how close to the promised date they got their keys.
- Whether quoted prices are on carpet area and what preferential location charges apply.
What the NCR share tells us
At about 18% of bookings, NCR was a smaller contributor than Bengaluru for Godrej in the quarter, largely because of the timing of launches. With fresh land in Noida Sector 151 and the Greater Noida DMIC township, and continuing sales in Gurugram, the company’s NCR share is likely to rise in later quarters as those projects are registered and opened for sale.
