About Ahmedabad
Overview of Ahmedabad
Ahmedabad is in north-central Gujarat, on the banks of the Sabarmati river, roughly 25 km from the state capital Gandhinagar. At the 2011 census the city had about 5.58 million people, and its urban agglomeration about 6.35 million. The river splits the city into an older eastern side and a newer western side, joined by nine bridges.
The east holds the walled old city, dense bazaars and the traditional "pol" housing clusters. The west is where most modern housing, colleges, malls and offices sit, along Ashram Road, CG Road and the Sarkhej-Gandhinagar (SG) Highway. Areas such as Bopal, Ghuma, Shela and Gota lie on the western and north-western edges.
Two bodies matter to a buyer. The Ahmedabad Municipal Corporation (AMC) runs the city, which has seven zones and 48 wards. The Ahmedabad Urban Development Authority (AUDA) plans and administers the wider urban and suburban area. Boundaries have moved over time: a Wikipedia entry on AUDA records that in 2021 AMC took over Bopal, Ghuma, Chiloda and some other villages from AUDA. Always check which body currently handles the exact plot or society you are looking at.
Connectivity
Ahmedabad Metro is the main addition of recent years. According to Wikipedia's metro article, it has four lines: Blue (Vastral Gam to Thaltej Gam, east-west), Red (APMC to Motera Stadium, north-south), Yellow (Motera Stadium to Mahatma Mandir in Gandhinagar) and Violet (GNLU to GIFT City). The network is about 67 km with roughly 54 operational stations. Old High Court is the Blue/Red interchange, Motera Stadium links Red and Yellow, and GNLU links Yellow and Violet.
| Metro line | Route | Status noted in source |
|---|---|---|
| Blue | Vastral Gam to Thaltej Gam | First section opened March 2019; Thaltej Gam extension December 2024 |
| Red | APMC to Motera Stadium | Opened October 2022; Sabarmati Railway Station stop has no confirmed opening date |
| Yellow | Motera Stadium to Mahatma Mandir | Final section inaugurated January 2026 |
| Violet | GNLU to GIFT City | Opened September 2024 |
The airport (Sardar Vallabhbhai Patel International) is at Hansol, about 9 km north of the city centre according to the district website. A 6 km metro airport line from Koteshwar Road is not yet open; the Wikipedia article says the Union Cabinet approved it in June 2026. Until then, buses and road transport serve the airport, so check current routes before you travel.
Kalupur is the main railway station and is in the old city on the east side. The city also has the BRTS and AMTS bus networks. Sources we found do not give reliable commute times, so test your own route at peak hour before deciding. SG Highway is a busy commercial corridor with heavy traffic, as AUDA's own page notes.
Schools, colleges, hospitals and shopping
Most of the city's educational institutions are in the western half. IIM Ahmedabad and CEPT University are the best-known names. Nirma University is on SG Highway, and Gujarat University is another large institution. Rankings differ by year and source, so treat them as indicative.
| Type | Examples (from sources) | Note |
|---|---|---|
| Higher education | IIM Ahmedabad, CEPT University, Nirma University, Gujarat University | Mostly in the west; Nirma on SG Highway |
| Hospitals | Apollo Hospital (Bhat, Gandhinagar side), Narayana Multispeciality Hospital (Rakhial) | From a commercial directory; verify facilities directly |
| Shopping | AlphaOne Mall (Vastrapur), Iscon Mega Mall (SG Highway area) | Old-city bazaars serve traditional shopping |
We could not verify school lists or distances for specific neighbourhoods from reliable sources, so check schools and hospitals near the project you shortlist and measure real travel time.
Property market on ADiHomes
ADiHomes has no live listings or projects in Ahmedabad yet (as of October 2026). This guide is therefore general. From the sources, housing in the city ranges from older apartments and pol houses in the east to newer gated societies and high-rise towers in the west and along SG Highway, Bopal, Gota and Shela. Gandhinagar and GIFT City are separate markets that metro now links to Ahmedabad. This guide gives no prices or growth figures.

Civic matters
Water. AMC documents say about 90% of the population has piped water, drawn from the Sabarmati and the Narmada canal. A 2022 article reported that supply is intermittent and falls short of a 24x7 standard. Figures vary between documents, so ask the society about hours of supply and any tanker dependence.
Sewage. An AMC presentation lists about 85% drainage coverage and several sewage treatment plants. Newly added edge areas have historically lagged. AUDA's page says most properties in Bopal are connected to a drainage line.
Flooding and waterlogging. This is a real issue. In August 2025 the Sabarmati ran high after dam releases and the riverfront promenade was closed. In 2026, news reports cite heavy rain in late July and waterlogging in the western fringe. AMC has since prepared a stormwater master plan for Ambli, Bopal, Ghuma and Shela, and announced three stormwater projects worth Rs 142 crore for Bopal-Ghuma. These are plans, not completed works. Check whether your chosen building has been waterlogged in past monsoons.
Air quality. Air-quality monitoring pages show PM10 as the main pollutant, with readings varying widely across stations and days. No single figure is reliable, so look at the official CPCB data for the area.
Approvals and litigation. We did not find a sourced list of stalled or NCLT-linked projects, so do your own check on the RERA portal and eCourts for the specific builder and land.
Infrastructure underway or planned
- Metro airport line: 6 km, with 5 stations; reported as approved in June 2026 and not yet open.
- GIFT City extension: a 3.33 km extension to Shahpur Circle, with bids reported as invited in April 2026.
- Mumbai-Ahmedabad bullet train: still under construction. A government source in July 2026 said the full corridor would be finished by the end of 2029, and another government backgrounder points to a first service around August 2027. Dates have slipped before.
- Stormwater works: AMC's Bopal-Ghuma plan covers about 11.5 sq km, announced August 2026.
Pros and cons
Pros
- Large job and education base, with well-known institutions.
- A metro that now reaches Gandhinagar and GIFT City.
- Many housing choices, from older areas to new western suburbs.
- A single state RERA portal that covers projects across the city.
Cons
- Waterlogging in some western fringe areas during heavy rain.
- Congestion on SG Highway and other main roads.
- Supply and drainage in newer edge areas can lag growth.
- Seismic zone 3 and very hot summers.
Who it suits
Ahmedabad suits families that want a big city with established colleges and offices, and professionals who can live near a metro station. The west suits those wanting newer societies; the east suits buyers who prefer older neighbourhoods and market access. Commuters to Gandhinagar or GIFT City should check metro station distance from the home, not just the line map.
Tenants and first-time buyers should also weigh the climate. Summers are hot, with average highs around 43 degrees Celsius, and the monsoon runs from mid-June to mid-September with about 800 mm of rain in a typical year. Good ventilation, a reliable power backup and sensible drainage around the building matter more here than a fancy lobby. The city is also in seismic zone 3, so ask for the structural engineer's details and the completion certificate of any building you consider.
Finally, remember that the Sabarmati, the lakes at Kankaria, Vastrapur and Chandola, and the Thaltej-Jodhpur Tekra hills shape how water moves across the city. Homes close to low ground or river edges deserve extra questions about past flooding, regardless of how new they look.
Pre-purchase checklist
- Confirm the project on Gujarat RERA (gujrera.gujarat.gov.in) and note the registration number, completion date and escrow details.
- Check whether the land falls under AMC or AUDA, and what approvals it has.
- Ask for a sale deed title search and encumbrance certificate; check eCourts for litigation.
- Visit during a heavy rain day if possible and ask neighbours about waterlogging.
- Ask about water source, supply hours, drainage connection and power backup.
- Measure the real commute to work, school and the nearest metro station at peak hours.
- Compare the carpet area against RERA-registered figures.
