About Rajkot

Overview of Rajkot

Rajkot is the largest city of the Saurashtra region in western Gujarat, on the Aji and Nyari rivers. The 2011 census counted about 1.39 million people in the city. Wikipedia describes an engineering economy of bearings, diesel engines, auto parts, machine tools and about 500 foundry units, which is why the city is known as a small-industry hub.

The Rajkot Municipal Corporation (RMC) runs the city. The Rajkot Urban Development Authority (RUDA) plans the surrounding area. Sources disagree on the exact size: Wikipedia puts RUDA at about 483 sq km with 39 peripheral villages, while RUDA's own site and a Housing.com explainer give about 686 sq km and 48 villages. A November 2024 report puts the corporation area at around 164 sq km. The limits move often: a May 2026 listing-site news item says the RMC plans to add five more villages (Munjka, Mota Mauva, Madhapar, Ghanteshwer and Manharpar Part-1), though we found no official source for it. RUDA's website also shows a draft development plan for 2047 open for citizen feedback.

Wikipedia's navigation lists Raiya, Mavdi, University Road, 150 Feet Ring Road and Kalavad Road as urban areas. We did not find reliable sourced descriptions of each neighbourhood, so visit and compare them yourself.

Connectivity

Rajkot Junction is the main railway station. Commercial flights moved to Rajkot International Airport at Hirasar on 10 September 2023. Wikipedia puts Hirasar about 36 km from the city and a travel site says about 30 km, a 45 to 50 minute drive on the Rajkot-Ahmedabad highway, with a state bus shuttle. The older airport remains open for general aviation. We could not verify which routes operate now.

Within the city, the BRTS bus corridor runs along the 150 Feet Ring Road. The proposed Rajkot metro (about 38 km) was sent to the Union government in April 2025, and Wikipedia's table lists the start and opening dates as to be decided. Road links to Ahmedabad are being widened: an older report said 193 of 197 km of the first phase of six-laning were done by the end of 2024 and the rest was due by December 2025, though we could not confirm completion.

Schools, colleges, hospitals and shopping

Higher education includes Saurashtra University, RK University, Atmiya University and Marwadi University, with about 12 engineering colleges, according to Wikipedia. Rajkumar College is a well-known school. For health care, AIIMS Rajkot was dedicated to the nation in February 2024. It is a 750-bed complex on about 200 acres near Khandheri, roughly 12 km from the city. The Pandit Deendayal Upadhyay Civil Hospital is the largest government hospital, and private options include Synergy, Sterling and Wockhardt.

Property market on ADiHomes

ADiHomes has no live listings or projects in Rajkot yet (as of October 2026). The city's housing mix, from public sources, is a dense older core, mid-rise apartment blocks and row houses along the main ring roads, and newer projects in the extended parts of the city. This guide quotes no prices or growth rates. You can browse new projects in Rajkot and flats for sale in Rajkot as listings appear.

Civic matters

Water. Rajkot has long had a water problem. A UN ESCAP case study said the city gets most of its water through the Narmada canal, with local sources covering only about a third of demand, and that supply could be as short as around 20 minutes a day. Those figures are old, but the issue has not gone away: ask any society about supply hours, borewells and tankers. The Aji reservoir is the main local source.

Sewage and new areas. The RMC raised Rs 100 crore through municipal bonds in late 2024 (rated AA by CRISIL according to most reports). The money is meant for water and sewerage in newly merged areas, including a 23 MLD sewage plant and about 500 km of network. This shows that new edges of the city may lack services today.

Flooding. The Aji has overflowed in heavy rain. In August 2020 many areas flooded, and in a later heavy-rain spell about 1,400 people were moved from low-lying areas, per a news summary. We found no 2025 or 2026 flood report. Check the exact low-lying street.

Approvals and fire safety. The May 2024 TRP game zone fire killed 27 people. The Gujarat High Court criticised the corporation and stressed that a fire department NOC must be produced before building-use permission or an occupancy certificate is issued. For a buyer, this is a reminder to ask for the fire NOC and completion certificate of any building. We found no sourced list of stalled or NCLT-linked housing projects here.

Infrastructure underway or planned

  • Metro: proposed 38 km line; the report went to the Centre in April 2025, with no approval found.
  • Highways: Rajkot-Bhavnagar is planned as a six-lane corridor (about Rs 2,100 crore, 2025 report). An August 2026 report says the Rajkot-Atkot six-laning, about Rs 2,500 crore, was sent back for a fresh tender and project report.
  • Expressway plan: a proposed 170 km Ahmedabad-Rajkot expressway was in the feasibility stage in 2025.
  • RUDA plan: a draft development plan for 2047 was open for feedback.

Pros and cons

Pros

  • A large industrial base and a clear commercial identity.
  • AIIMS and other hospitals give access to health care.
  • Good road links to Ahmedabad that are being widened.
  • A manageable city size with a BRTS corridor.

Cons

  • Water supply is a recurring concern.
  • The airport is 30 to 36 km out.
  • New edge areas may lack sewers and other services.
  • No metro yet; flood risk on the Aji river.

Who it suits

Rajkot suits people who work in local industry or trade, small business owners, and families who want a mid-sized city with basic health care and universities. It suits buyers who can plan around water and who prefer driving. It is less suited to commuters who want rail or metro, or to anyone who must fly often and dislikes a long airport trip.

If you are comparing localities, check the road you will use for school and work and how the area copes with monsoon rain. Newer areas on the edge may cost less to enter but depend on promised services.

Wikipedia reports that the corporation's 2022-23 revenue was Rs 867 crore against spending of Rs 1,009 crore, which is a reminder that civic upgrades depend on borrowing and state support. Before relying on promised roads, sewers or water lines for a new area, ask the seller which agency will deliver them and by when, and get that in writing.

Tenants should also note that the airport and AIIMS are both outside the built-up area, so travel time matters for emergencies and flights. Pick a home with a simple route to the 150 Feet Ring Road or the main highway, and test it in the evening rush.

Pre-purchase checklist

  • Check the project on Gujarat RERA (gujrera.gujarat.gov.in): registration number, completion date and escrow details.
  • Confirm whether the land is in RMC or RUDA limits, and whether it is in a recently merged area.
  • Ask for the fire NOC, building-use permission and completion certificate.
  • Get a title search, encumbrance certificate and an eCourts check.
  • Ask about water source, supply hours, borewell and sewage connection.
  • Find out if the street flooded in past monsoons.
  • Compare RERA carpet area with the sale agreement.
