About Gandhinagar
Overview of Gandhinagar
Gandhinagar is the capital of Gujarat, on the west bank of the Sabarmati river, north of Ahmedabad. It was built as a planned city, laid out as a grid of numbered sectors. Each sector was meant to carry its own schools, a dispensary, shops and a maintenance office, so daily needs can be met close to home.
Two bodies matter for a buyer. The Gandhinagar Municipal Corporation (GMC) runs civic services in the city. The Gandhinagar Urban Development Authority (GUDA) handles planning and development control over the wider area, which includes many villages. A 2020 state notification brought villages such as Kudasan, Raisan, Randesan, Sargasan and Koba into the corporation area. In June 2024, planning authority over roughly 996 hectares of the GIFT City expansion zone is reported to have moved from the GIFT authority to GUDA; treat that figure as reported by a property blog and confirm it with GUDA.
Housing falls into two broad groups. The older sectors have government quarters, society housing and independent plots. The newer belt toward Ahmedabad (Sargasan, Kudasan, Raysan, Randesan and the Infocity area) has apartment complexes and townships close to the metro and the SG Highway corridor.
The sector system in practice
Sectors are numbered and grouped by use. The government complexes, including the Secretariat, sit in the central and northern sectors, with residential sectors spread around them. When you see an address such as "Sector 21", it helps to ask whether the plot is a government-allotted society plot, a private apartment or a freehold house, because transfer rules differ between them. The newer areas toward Ahmedabad (Sargasan, Kudasan, Raysan) were villages until recently, so land records and approvals there are worth a closer look.
Connectivity
The biggest change in recent years is the metro. Ahmedabad Metro Phase 2 links Motera Stadium in Ahmedabad with Gandhinagar. The first section to Sector 1 opened on 16 September 2024. The last stretch, Sector 10A to Mahatma Mandir, was reported as inaugurated in January 2026, so the full corridor of about 28 km now runs from Motera to Mahatma Mandir. A separate 5.4 km spur from GNLU serves GIFT City.
| Metro stretch | Stations (reported) |
|---|---|
| Motera to Sector 1 | GNLU, Raysan, Randesan, Dholakuva Circle, Infocity, Sector 1 |
| Sector 10A to Mahatma Mandir | Sector 10A, Secretariat, Old Secretariat, Akshardham, Sector 16, Sector 24, Mahatma Mandir |
| GIFT City spur | PDPU, GIFT City |
Station lists differ slightly between reports, so check the current map on the Gujarat Metro Rail Corporation (GMRC) site before relying on one station.
By rail, Gandhinagar Capital station is in Sector 14. By air, Sardar Vallabhbhai Patel International Airport in Ahmedabad is about 15 to 18 km from GIFT City and, by one municipal page, about 18 km from Gandhinagar. Sources vary, and we could not find an official station-to-airport figure, so check a map for your exact address. Road links include the Sarkhej-Gandhinagar (SG) Highway and the Ahmedabad-Gandhinagar corridor. Commute times depend heavily on peak-hour traffic, and we have not quoted any because we found no reliable source.
Schools, colleges, hospitals and shopping
Education is a strength. IIT Gandhinagar has a campus on the Sabarmati riverbank, with classes starting there in 2015. DA-IICT, GNLU and PDPU (also called PDEU) are also in the area, and the metro now has stations named for GNLU and PDPU. School names listed by DA-IICT for the city include Delhi Public School, Hillwood School (Sector 25) and Central School (Sector 8); other CBSE schools near the Ahmedabad border include DPS Bopal and Maharaja Agrasen.
| Facility | Where | Note |
|---|---|---|
| Civil Hospital and GMERS Medical College and Hospital | Sector 12 | Government hospital; phone numbers vary across directories |
| Apollo Hospital | Bhat, SG Highway | Private multi-specialty; roughly 400 beds per a directory |
| Swaminarayan Institute of Medical Sciences and Research | Gandhinagar district | Private medical college |
For shopping, each sector has a local market, and larger malls and retail sit along the SG Highway toward Ahmedabad. We could not verify specific mall names or distances from a reliable source, so we have not listed any.
Property market on ADiHomes
ADiHomes has no live listings or projects in Gandhinagar yet, as of October 2026. You can still browse new projects in Gandhinagar and flats for sale in Gandhinagar for when listings are added.
From the sources reviewed, the housing on offer is mostly apartments in gated complexes around Sargasan, Kudasan and Infocity, plus bungalow and row-house plots and older society flats in the central sectors. We are not quoting prices or rates here.
Civic matters
Gandhinagar is a planned city, but the fringe villages absorbed after 2020 are still being brought up to city standards.
Water in the city is largely Narmada canal water. A 2007 audit noted Gandhinagar received about 90 MLD against a standard requirement near 49 MLD, though that is old data. In August 2025 the state announced works worth about Rs 281 crore in Gandhinagar, split between GMC and GUDA, including a Rs 44 crore pipeline to bring Narmada water to about 55,000 residents in Pethapur and Rakheja. Sewage works were also reported at Dabhoda, Koba, Raysan and Randesan. We could not confirm the current status of these projects.
A government presentation to the National Green Tribunal listed about 217 MLD of wastewater generated in Gandhinagar and about 153 MLD treated, with 10 MLD reused for gardens and fire services; the date of those figures is unclear. A Gujarat Pollution Control Board report to the tribunal also covers sewage outfalls into the Sabarmati between Pethapur and Vadgam. Air quality monitors in Sector 10 and GIFT City showed mostly moderate readings in mid-2026, with PM10 the main pollutant, but live readings vary and are not a trend. We found no news of a major flood in the city, and no stalled or NCLT-linked projects documented for Gandhinagar. Check each project on the RERA portal.
Infrastructure underway or planned
- Metro: Phase 2 to Mahatma Mandir has been reported complete (January 2026). Further extensions beyond that were not found in sources.
- GIFT City growth: the June 2024 transfer of expansion land to GUDA suggests more planning activity, but we found no dated project list.
- Town planning schemes: preliminary schemes at Sargasan, Kudasan, Raisan and nearby villages appear in planning documents; their status is unconfirmed.
Pros and cons
Pros
- Planned grid with sector-level facilities and plenty of greenery.
- Metro link to Ahmedabad and GIFT City.
- Strong education cluster and a government-hospital base.
Cons
- Distances between sectors are long, and many daily trips still need a vehicle.
- Periphery development depends on town planning schemes whose timing is uncertain.
- Civic data for new villages is thin, so verify water and sewer provision for each address.
Who it suits
Buyers who work on the metro line or in the SG Highway belt will get the most from the location. Tenants should note that rental demand tends to follow offices and campuses, so addresses close to Infocity, GIFT City or the campuses are easier to let than distant sectors; this is general market logic, not a figure from any source.
Gandhinagar suits government employees, IT and GIFT City workers, students and families who prefer a quieter, greener setting than central Ahmedabad. It may suit less well anyone who needs dense local retail within walking distance.
Pre-purchase checklist
Use the points below as a starting list. They apply to any purchase in the city, whether a resale flat or a new project.
- Search the project and promoter on the Gujarat RERA portal (gujrera.gujarat.gov.in), the state authority headquartered in Sector 11, Gandhinagar.
- Confirm whether the land lies under GMC or GUDA and what zoning and building permission apply.
- Ask for the title chain and check for any town planning scheme affecting the plot.
- Confirm Narmada water connection and sewer line, not just a borewell.
- Measure the real walking distance to the nearest metro station.
- Visit at peak hour and in the monsoon.
- Check for pending litigation or dues on the property through a local lawyer.
- Ask the society or builder for the occupancy certificate and the completion status of common areas.
