About Surat

Overview of Surat

Surat sits on the Tapi (Tapti) river in south Gujarat, close to the Arabian Sea. Wikipedia describes it as the second-largest city in Gujarat, with a metropolis area of about 462 sq km and a wider metro area of about 722 sq km. It is best known for diamond cutting and polishing and for textiles, especially polyester cloth. The city also has petrochemical, port and shipbuilding activity.

Two bodies shape development. The Surat Municipal Corporation (SMC) runs the city. The Surat Urban Development Authority (SUDA) plans a larger area of about 722 sq km that covers the SMC and around 195 surrounding villages, according to a Housing.com explainer. SUDA has prepared a draft development plan for 2035 that names Olpad, Kamrej, Kathor, Sachin, Dream City, Hazira, Adajan and Pandesara among future growth nodes in a United Nations presentation. Check SUDA's official site for the final zoning of any plot.

Popular residential pockets named in public sources include Adajan, Vesu, Pal, Piplod, Althan and Dumas Road on the south-west side, while Varachha, Udhana, Pandesara, Sachin and Bhimrad lie to the east and south. We could not verify neighbourhood-level details for all of these, so treat this as a map to explore rather than a ranking.

Connectivity

Surat railway station was built in 1860 and is on the Western Railway main line. Surat International Airport is at Magdalla, about 11 km south-west of the city. It was declared an international airport in December 2023 and its expanded terminal started domestic operations on 25 December 2023. We could not confirm which regular international routes operate today.

Within the city, the Sitilink bus network has about 1,136 buses on 66 routes and carries around 350,000 passengers a day, per Wikipedia. Gaurav Path in Piplod is a wide road with a BRTS lane that links the city with the airport, Magdalla port and Dumas. Its only two exits are SVNIT Circle and Kargil Chowk.

Property market on ADiHomes

ADiHomes has no live listings or projects in Surat yet (as of October 2026). Based on public sources, housing in Surat includes older apartment blocks and row houses in the city core, newer apartment complexes along the south-west growth belt towards Vesu, Dumas Road and Magdalla, and projects planned around Dream City and the textile and industrial belt in the east and south. This guide gives no prices or growth rates. You can look at new projects in Surat and flats for sale in Surat as listings are added.

Civic matters

Flooding. This is the main civic risk. Wikipedia lists major Tapi floods in 1968, 1998 and August 2006, when most of the city was under water after releases from Ukai dam. A December 2025 SANDRP report says Ukai releases affected daily life in the city twice, in mid-August and early September 2025. Ask any seller for the flood history of the specific street, and check the floor level and plinth height.

Wastewater. SMC runs a well-known programme that sells treated water to industry. In July 2025 the commissioner said three plants with 115 MLD capacity supply local industry, and that only 33 percent of the city's wastewater was being treated, with targets of 70 percent by 2030 and 100 percent by 2035. Another SMC plan from 2019 lists 11 sewage plants, so figures differ by basis.

Cleanliness. Wikipedia says Surat ranked second-cleanest in India in the 2020 Swachh Survekshan, then slipped in later years. Rankings change, so check the latest.

Power, water supply and approvals. We did not find reliable sourced data on power cuts or supply hours. Ask the society. We also found no sourced list of stalled or NCLT-linked housing projects here, so verify each builder and land title yourself.

Infrastructure underway or planned

  • Surat Metro: approved in March 2019, with a Red Line (Sarthana to Dream City) and a Green Line (Bhesan to Saroli). Wikipedia pages show December 2027 as the expected opening and still list stations as under construction. Earlier dates in 2024 and 2025 were missed.
  • Station redevelopment and multimodal hub: a September 2026 report said phase 1 was 51 percent complete and phase 2 (a 5 km elevated road) 42 percent, with phase 1 due by December 2027.
  • Bullet train: the Railway Minister said the Surat to Bilimora section would open in 2027. NHSRCL says steel and roof work on the Surat station building is complete and finishing is in progress.
  • Surat Diamond Bourse: built at Dream City, but occupancy has lagged. One report in early 2026 said fewer than 250 of about 4,700 offices were operating. Dream City's pace depends on this.

Pros and cons

Pros

  • A strong trade and industry base with steady local jobs.
  • Established municipal services and an active programme for recycling water.
  • Reasonable bus network and a growing airport.
  • Large planned growth areas and a metro on the way.

Cons

  • River flood risk tied to Ukai dam releases.
  • Metro and hub dates have slipped before.
  • Dream City and the diamond bourse are still filling up.
  • Wastewater treatment is below the city's own targets.

Who it suits

Surat suits buyers with jobs or businesses in textiles, diamonds or industry who want a city with strong local commerce. It suits families who value a self-contained city over a metro. It is less suited to buyers who need a finished metro today, or who dislike flood risk. Investors and end users planning around Dream City should treat the timeline as uncertain.

If you intend to rent out, the demand will follow industry and institutions such as SVNIT, so stay close to those areas and the main roads. Always plan around commute time to your actual workplace instead of the nearest landmark on a brochure.

Surat's economy is concentrated. Wikipedia describes it as a major diamond-cutting hub and a leading producer of polyester cloth, and a 2024 NITI Aayog report cited there counts about 6,000 diamond units in the region. A city this tied to two trades can feel the swings of those trades, so look at the stability of the employer base behind your intended rent or EMI, and not only at the home itself.

For daily life, think about which side of the Tapi you will live on, since river crossings can add real time to a commute at peak hours. The south-west belt toward Vesu, Dumas Road and the airport has newer roads such as Gaurav Path, while the eastern and southern industrial belt around Udhna, Sachin and Pandesara is closer to factories and markets. Pick the side that matches your workplace.

Pre-purchase checklist

  • Search the project on Gujarat RERA (gujrera.gujarat.gov.in) and note registration number, completion date and escrow details.
  • Confirm whether the plot lies in SMC or SUDA limits and what approvals it has.
  • Ask for the flood history and the plinth level; look at the Tapi flood-line maps from SMC.
  • Get a title search, encumbrance certificate and a litigation check on eCourts.
  • Ask about water supply, drainage connection and power backup.
  • Compare RERA carpet area with the sale agreement.
  • Do not buy on metro or Dream City promises alone; they are still in progress.
