Dwarka Sector 4 locality guide
Dwarka Sector 4: a buyer's locality guide
Dwarka Sector 4 is an older, established residential sector in central Dwarka, West Delhi (PIN 110078). Most homes here are flats in cooperative group housing societies or DDA blocks. This guide covers layout, access, daily amenities, civic checks and what is planned nearby. Some figures come from property portals and can differ by a few hundred metres, so confirm distances for the specific society you like.
Where it is and how it is laid out
According to 99acres, Sector 4 is a planned residential enclave that borders Sectors 3, 5 and 10. The Sector 10 District Centre, described as Dwarka's largest commercial node, is about 2 km away. Central Road and Road No. 201 are named as key internal routes.
Dwarka as a whole was planned by the DDA as a self-contained sub-city of 29 sectors over 5,648 hectares, with housing, commercial, public and recreation space, according to ThePrint. Wikipedia notes that cooperative group housing societies are the main residential option across Dwarka.
On ADiHomes, 13 live projects are listed in the sector as of October 2026, and all 13 are ready to move. You can browse them on the new projects in Dwarka Sector 4 page or the flats for sale in Dwarka Sector 4 page. Examples include Shri Ram Apartment, Defence Officers Apartment and Din Apartment.
Connectivity
Metro and rail
The nearest Blue Line station is usually given as Dwarka Sector 12, about 1.1 km away (YoMetro). 99acres lists Sectors 12 and 13 at roughly 2 km, and Dwarka Sector 10 at about 2.4 km. Sector 12 is described by Wikipedia as the busiest station in Dwarka, with City Centre in front of it. Uttam Nagar East is about 3 km away on the same line.
For the airport, Dwarka Sector 21 is the interchange for the Airport Express Line (Wikipedia). The nearest Indian Railways station named by 99acres is Palam, about 5 km away.
Roads and airport
One local guide lists the Outer Ring Road, Pankha Road, NH-48 and the Dwarka Expressway as the main road links. 99acres puts the Dwarka Expressway within about 5 km and IGI Airport within about 11 km. Reviewers on the same portal mention peak-hour congestion and limited bus routes, so a short test commute is worth doing.
Schools, hospitals and shopping
Schools and colleges
Schools listed in Sector 4 include Jinvani Bharti Public School, N.K. Bagrodia Public School and Modern Convent School (Uniapply, Dwello). Nearby options named by portals include Kendriya Vidyalaya Sector 5, Delhi Public School Dwarka and Venkateshwara International School. Colleges named nearby include Deen Dayal Upadhyaya College and Bhaskaracharya College of Applied Sciences. Portals give no reliable walking distances, so check the admission area and catchment rules with each school.
Hospitals
99acres lists these hospitals, with approximate distances:
- Ayushman Hospital: about 0.5 km
- Dwarka Heart Centre: about 0.6 km
- Aakash Healthcare Super Speciality Hospital: about 0.6 km
- Medeor Hospital: about 0.7 km
- Lifeline Hospital: about 1 km
Another guide puts Manipal Hospital Dwarka (Sector 6) at about 2 km.
Shopping
The local Sector 4 Market covers daily needs. For larger shopping, the Sector 10 District Centre is about 2 km away, and Janakpuri District Centre is about 8 km (99acres). Reviews describe the market area as crowded, with parking pressure.
Civic matters to check
Water
Water is the most consistent complaint across Dwarka. ThePrint reports that the Delhi Jal Board's bulk supply duty is limited to societies up to four storeys, while the DDA handles internal water systems in taller buildings. A June 2026 resident letter from Sector 7 describes supply at about half of normal levels and regular tanker use. The Jal Board also announced a 48-hour supply disruption across Dwarka Sub City from 25 February 2026 for pipeline work. I found no sector-specific data for Sector 4, so ask the society about daily supply hours, tanker spending and borewell status.
Power
99acres says BSES supplies power and that major cuts are not reported. This is a portal summary, not a utility record. Ask residents about outages and check the society's sanctioned load.
Approvals, litigation and older buildings
- Cooperative society flats depend on society membership and Registrar of Cooperative Societies records. On 30 September 2026 the Delhi High Court reportedly imposed ₹25,000 costs on Ispatika CGHS, Sector 4, for withholding membership from buyers who bought through a bank auction (Dwarka City news). Confirm membership transfer steps before paying for any society flat. See Ispatika Apartment for that listing.
- Courts have previously stopped unauthorised extra-floor-area construction in Dwarka societies, according to media reports. Ask whether any extra construction was approved by the DDA and the society.
- 99acres notes that some DDA apartments are over 20 years old and in poor condition. Ask for a recent structural audit.
- I found no report of a stalled project in Sector 4, but my search was limited. All 13 ADiHomes listings are marked ready to move.
Infrastructure underway or planned
- Dwarka Expressway extension (proposed): In late May 2026, a master plan drafted by the airport operator DIAL proposed extending the expressway to Mayapuri Ring Road. Reports say funding and approvals were still under discussion, with no fixed timeline (Tribune, Khushi Housing). Treat it as a proposal.
- UER-II: Wikipedia lists the 75.7 km Urban Extension Road-II as in existence from 17 August 2025, running from Alipur to Mahipalpur.
- Blue Line towards Kherki Daula: One broker blog says this extension falls in a 2026–27 window. I could not confirm this from the metro operator, so do not rely on it.
Who it suits and what to check
Sector 4 suits buyers who want a settled neighbourhood with a metro station, hospitals and a market within a few kilometres. It may suit commuters on the Blue Line and families who prefer a ready-to-move flat over an under-construction one. It is less suited to anyone who needs reliable piped water without extra spending, or wants easy parking.
- Ask for the society's registration papers, membership and transfer rules, and any pending court cases.
- Check the sale documents against the flat's actual area. Area discrepancies featured in the Ispatika case.
- Ask for the latest structural audit and any repair or redevelopment plans.
- Ask residents about water supply and outages across a full year, including summer.
- Walk or drive to the nearest metro station at peak time.
- Ask for prices of the specific flat from the listing page, as this guide does not quote any.
