Dwarka Sector 5: a locality guide for home buyers

Dwarka Sector 5 is an older, settled residential sector in south-west Delhi (PIN 110075). Most homes here are in cooperative group housing societies (CGHS), with some DDA flats. Details below come from public listings and news reports. Where they disagree or may have changed, we say so.

Where it is and how it is laid out

Sector 5 sits next to Sector 4, Sector 6 and Rajapuri, according to 99acres. Dwarka as a whole is organised into numbered sectors, and cooperative group housing societies are its main residential option.

A society directory lists around 20 numbered society plots in Sector 5. They include Ganinath Nikunj, Mansarovar, Kesarwani, Apoorva, Jai Maa, New Priyadarshini and Eden Tower. Portal descriptions say the sector is dominated by ready-to-move 3 and 4 BHK DDA and CGHS flats. Reviewers describe the Sector 5 and Sector 4 markets as close to each other.

On ADiHomes as of October 2026: 14 live projects, all ready to move. Examples include CGHS Apoorva Apartments, New Priyadarshini Apartment, Eden Tower Apartment and Lovely Home Apartment. Connectivity

Roads and buses

Listings name Central Road, Sector 5 Road, Dabri-Dwarka Road, Pankha Road and Golf Course Road as the main links. Bus stops at Dwarka Sec-5, Madhu Vihar and Kaveri Apartment (Sector 6) are all within roughly 400–500 m, per a DTC route listing. Only a small number of bus routes were listed for the Sec-5 stop itself.

Metro and rail

The nearest Blue Line station is generally given as Dwarka Sector 11. Sources disagree on the distance: about 1.5 km (DTC listing), about 2 km (99acres) and about 2.3 km (NoBroker). Sector 10 is listed at about 2.5 km. One metro-info site names Sector 12 as nearest at about 1 km, which does not match the other sources. Measure the walk from the specific society you are considering.

For mainline trains, NoBroker lists Palam station at about 4.4 km, Shahabad Mohammadpur at about 5.5 km and Delhi Cantt Junction at about 8.3 km. Other portals give slightly different figures.

Airport and expressway

NoBroker puts Indira Gandhi International Airport at about 10 km by road. Actual travel time depends on traffic.

Schools, hospitals and shopping

Schools. BGS International Public School, Great Mission Public School and Jeewan Public Secondary School are listed in Sector 5 itself. Nearby are M.L. Khanna DAV Public School (Sector 6) and Modern Convent School (Sector 4). Delhi Public School (Sector 3) and Maxfort (Sector 7) are also in the Sector 3–7 belt. 99acres says several schools lie within about 2 km. Confirm admission rules and catchment directly with each school.

Hospitals. Manipal Hospital in Sector 6 is the main large hospital nearby. Reviews describe it as about 2 km from the Sector 6 market area, so slightly more from some Sector 5 plots. Ayushman Hospital is also listed in the area.

Shopping. Daily needs are covered by the Sector 5 and Sector 4 markets. 99acres mentions Arjun Plaza and Aggarwal Mall in the sector, and the combined Sector 6 and 10 market is a short drive. Janakpuri District Centre is about 7 km away.

Civic matters to check

Water

Water is the most common complaint across Dwarka. In late May 2026, reporting said falling Yamuna levels cut supply by up to 25% in parts of west Delhi, with Dwarka among the worst affected. In an earlier incident, a canal breach halted the Dwarka water treatment plant. The Delhi government published a Summer Action Plan 2026 with tanker arrangements. Ask residents of the specific society about supply hours, pressure, borewell or tank storage and tanker dependence in summer.

Power

We could not verify Sector 5-specific outage data. Ask for recent electricity bills, the sanctioned load and any pending dues, and ask about lift and pump backup.

Approvals, titles and litigation

Land in Dwarka was allotted by DDA, and societies are overseen by the Registrar of Cooperative Societies. Legal commentary lists delayed conveyance deeds, title ambiguities and society governance disputes as common issues. Older reports describe a long-running CBI and Delhi High Court review of many Delhi housing societies. We found no source naming any current dispute or stalled project in Sector 5, but absence of reports is not proof. Search court and registrar records yourself for the society you pick.

For DDA freehold conversion, a document guide lists the share certificate, allotment-cum-possession letter, society NOC and the perpetual lease deed or occupancy certificate.

Infrastructure underway or planned

The Delhi section of the Dwarka Expressway was inaugurated on 17 August 2025, according to 99acres. A 2026 guide describes the airport-linked tunnel as operational. These are completed works rather than planned ones, and tunnel length figures differ across sources. We did not find a citable, dated new metro or road project specific to Sector 5, so none is listed here.

Who it suits

• Families who want an established, ready-to-move neighbourhood with schools and markets close by.
• Buyers who prefer society living with shared parks and security over standalone floors.
• Commuters who are comfortable with a short walk, auto or e-rickshaw ride to the Blue Line.

Things to check before buying

• Share certificate, allotment-cum-possession letter, society NOC and membership-transfer rules and fees.
• Whether the plot is leasehold or already converted to freehold, and whether a conveyance deed exists.
• Maintenance dues, pending society disputes and any planned redevelopment or extensions.
• Water and power arrangements, ideally confirmed in summer.
• Walking distance to the metro and school catchment for your exact plot.
