Dwarka Sector 10 locality guide

Where Dwarka Sector 10 is and how it is laid out

Dwarka Sector 10 is a residential sector in Dwarka, a planned sub-city in south-west Delhi. 99acres describes Dwarka as well known for wide roads and greenery. The same page says housing supply in Sector 10 comes mainly from cooperative group housing (CGHS) societies, private builders and DDA.

The sector also has institutional uses. The Sector 10 metro station has exits towards the Dwarka District Court, the NHAI building and the PNB corporate office. It sits between Sector 9 and Sector 11 on the Blue Line.

On ADiHomes as of October 2026, there are 7 live projects in Sector 10, and all 7 are ready to move. They include Mass Apartments, Godrej Apartments, Elephanta Heights, Chandanwari Apartments, Rajnigandha Apartments, Amba CGHS and Hilansh Apartments. You can browse them all on the new projects in Dwarka Sector 10 page.

Connectivity

Metro and buses

Dwarka Sector 10 metro station is on the Blue Line and has been open since 1 April 2006. Trains run towards Dwarka Sector 21 in one direction and Noida Electronic City or Vaishali in the other. The neighbouring stations are Sector 9 and Sector 11, each roughly 1 km away by one station guide. Timings differ between sources, so check the DMRC site for current first and last trains. DTC buses also stop near the station at the District Court stop.

Roads and expressways

99acres puts Urban Extension Road-II (UER-II) within about 5 km and the Dwarka Expressway about 6 km away. These are portal estimates, not surveyed figures. The Delhi section of the Dwarka Expressway and a stretch of UER-II were inaugurated on 17 August 2025. Congestion inside Dwarka is still an issue. In January 2026 a road transport minister of state noted traffic congestion in the sub-city during a review meeting.

Airport and rail

Sources place Indira Gandhi International Airport roughly 10 to 14 km away. Actual drive time depends heavily on the hour and the route. The metro station is not linked to the Indian Railways network. One portal lists Shahabad Mohammadpur as the nearest railway station for Dwarka in general, at about 3.8 km. Measure from the specific society you are considering.

Schools, hospitals and shopping nearby

All distances below are approximate. Portals disagree with each other, so confirm on the ground.

  • Schools: Vandana International School is about 200 m from the metro station. St. Francis International School and Salwan Public School are listed within roughly 2 km. Delhi Public School Dwarka is about 2 to 3 km away. Venkateshwar International School is listed as in the sector by one portal and about 1.9 km away by another.
  • Colleges: Delhi Skill and Entrepreneurship University and Trinity Institute of Professional Studies are within about 1 km.
  • Hospitals: Ayushman Hospital is very close. Indira Gandhi Hospital is reached from one of the metro exits. Manipal Hospital is listed at about 1 km by one portal and 2.5 km by another. Aakash Healthcare is around 3 km away.
  • Shopping: I could not verify distances for specific malls. Local sector markets cover daily needs. Dwarka's bigger malls and Janakpuri District Centre, about 7 to 9 km away, cover the rest.

Civic matters buyers should check

Water

Water is the most common complaint in Dwarka. A June 2026 local report described erratic supply in several sectors, including 7, 8 and 9. Sector 10 was not named in that report. A resident of a Sector 10 society separately posted on X about a long stretch without piped water earlier this year. That is one account, not verified. Ask the RWA about supply hours, borewell use and tanker costs.

Power

I could not find a reliable source on outages specific to Sector 10. Ask the society about outage history and backup arrangements.

Approvals and litigation

I found no source naming a stalled project in Sector 10. Cooperative societies across Dwarka do see legal disputes, though. The Delhi High Court in September 2026 penalised a Sector 4 society for withholding membership from buyers. A 2026 High Court petition also described long delays in leasehold-to-freehold conversion for society flats. Before buying, check the society's membership records, the DDA allotment and lease position, the completion or occupancy certificate and any pending case against the society.

Infrastructure underway or planned

  • Bharat Vandana Park (Sector 20): This is a DDA park of roughly 200 to 220 acres, about 1 km from the Sector 10 metro station by one map source. It is being opened in phases after repeated delays. As of the latest sources I found, it was not fully open. Check with DDA for the current position.
  • Dwarka Expressway links: The 2025 project announcement mentioned connections to Yashobhoomi and an upcoming Bijwasan railway station. I could not confirm the opening status of the station.

Who it suits and what to check before buying

Sector 10 suits buyers who want a metro-linked, established location and a ready-to-move flat. Because every listed project is ready to move, you can inspect before you commit. Browse the current flats for sale in Dwarka Sector 10; prices are on each listing.

  • Visit at peak hours to test traffic and water pressure.
  • Ask whether the flat is leasehold or freehold, and whether conversion is possible.
  • Confirm society membership, maintenance dues and any No Objection Certificate (NOC) requirements.
  • Check the occupancy certificate and approved plans.
  • Walk the route to the metro and to your child's school.
