Dwarka Sector 6 locality guide

Dwarka Sector 6 is an established residential sector in the Dwarka sub-city of south-west Delhi. On ADiHomes as of October 2026, there are 21 live projects here, and all 21 are ready to move. You can browse them on the new projects in Dwarka Sector 6 page or the flats for sale in Dwarka Sector 6 page.

Where it is and how it is laid out

Sector 6 is a DDA-planned sector. According to 99acres, it is bordered by Sectors 2, 5, 7 and 10, and by Palam Extension. The same listing says flats from cooperative group housing societies (CGHS) make up most of the stock, with some DDA flats as well.

The sector is divided into pockets. Pocket 2 has the Sector 6 central market, and a Dwarka business directory lists many clinics behind it. ADiHomes projects here include Manglik Apartment, Youngsters Apartment and Kamakshi Apartment. 99acres lists Aakash Ganga and True Friends among the CGHS societies in the sector.

Connectivity

Metro and rail

I found no Blue Line station named Sector 6. 99acres puts the nearest, Dwarka Sector 10, at about 2 km. Treat that as a listing-site figure and check the actual route yourself. The Blue Line runs from Dwarka Sector 21 to Noida Electronic City and Vaishali.

Dwarka Sector 21 is the interchange for the Airport Express Line. According to Wikipedia, it sits between the Dwarka ISBT and Bijwasan railway station. I could not verify the distance from Sector 6 to Sector 21.

Roads and airport

99acres gives the distance to Indira Gandhi International Airport as about 9 km via Dwarka Road. The Delhi section of the Dwarka Expressway is 10.1 km long. The PM inaugurated it on 17 August 2025, together with the UER-II project, according to a PIB release. A 99acres explainer says it includes a tunnel link to the airport. Travel times from Sector 6 will vary with traffic, so test your own commute at peak hours.

Schools, hospitals and shopping nearby

Distances below come from listing sites and are approximate.

  • Schools: A school directory lists M.L. Khanna D.A.V. Public School, MDH International School (Pocket 2) and Vishwa Bharati Public School in Sector 6. Square Yards shows Maxfort School about 0.6 km away. Prooperty lists Venkateshwar International School in Sector 10 at roughly 1.5 km and Mount Carmel School in Sector 14 at roughly 2.2 km.
  • Hospitals: Manipal Hospitals Dwarka is in Sector 6, about 0.6 km away on Square Yards. Ayushman Hospital in Sector 10 is shown at 0.7 km on Square Yards and 1.5 km on Prooperty, so the sources disagree. Aakash Healthcare in Sector 3 is about 2.5 km away.
  • Shopping: The Sector 6 central market is within walking distance for many residents, according to 99acres reviewers. Krishna Plaza is listed at about 0.6 km. Bigger malls, such as those at the Sector 14 metro station (per Wikipedia), are further away. I did not verify those distances.

Civic matters to check

Water

Water is the main civic worry across Dwarka. In May 2026, reports said Yamuna levels had fallen and cut supply by up to 25% in parts of Delhi, including Dwarka. In June 2026, a local news site listed Sectors 7 and 9, and parts of Sector 2, among those with low pressure and erratic supply. Sector 6 was not on that list, but it is next to several of those sectors. A planned 48-hour shutdown at the Dwarka Water Treatment Plant also hit the sub-city earlier this year. Ask residents of the specific society how many hours of supply they get, and whether they rely on tankers or borewells.

Power

I could not find reliable sector-level information on power cuts or tariffs. Ask the seller for recent electricity bills and ask the society about backup arrangements.

Approvals, title and litigation

Dwarka's cooperative societies are regulated by the Registrar of Cooperative Societies. One legal overview notes that delays in conveyance deeds, unclear ownership and unauthorised construction are recurring problems in the area. For DDA flats, DDA's 2024 scheme brochure says the conveyance deed is executed for the original allottee after possession. It also says a sale made before the deed is registered will not be recognised. I found no reports of litigation or stalled projects specific to Sector 6. That does not prove there are none, so check each society's records yourself.

Infrastructure underway or planned

  • Dwarka Expressway (Delhi section): Open since 17 August 2025, per PIB.
  • Expressway extension to Mayapuri Ring Road: A May 2026 blog report, citing a DIAL master plan, calls this a proposal. Funding and approvals were still under discussion, so it is not confirmed.
  • Metro towards Gurgaon: One property blog says a Blue Line extension to Kherki Daula is slated for 2026–27, but I could not confirm this with DMRC. Swarajya reported that a separate Dwarka–Gurgaon link was being revisited, with a government decision still pending. Neither can be treated as approved or dated.

Who it suits and what to check before buying

Sector 6 may suit buyers who want a mature, ready-to-move apartment locality, with schools, a hospital and a market close by. It also suits those who can use the Blue Line from Sector 10. Buyers who need a metro station within walking distance should test the route first.

  • Confirm the ownership type: CGHS share, DDA flat, or other, and the status of the conveyance deed or sub-lease.
  • Ask the society for a no-dues certificate and recent maintenance records.
  • Check water supply hours in the dry months, and the state of the society's borewell and tanks.
  • Look at the approved plan and any additions made to the flat.
  • Visit at peak hours to judge parking and traffic.
  • Compare options such as Anusandhan Apartment, Aakash Ganga Apartments and Vasundhra Apartment, and ask for current prices on each listing.
