About Guntur

Overview of Guntur

Guntur is a large city in coastal Andhra Pradesh, about midway between the Krishna River and the plains to the south and west. It is the headquarters of Guntur district and is known across India as the centre of the Guntur chilli trade. The Guntur Mirchi Yard is described by official sources as the main trading place for the region's chilli and a price-setting market for the crop.

The Guntur Municipal Corporation (GMC) runs civic services. Guntur municipality dates from 1866, and it became a corporation in 1994. The corporation's area is about 168 sq km after ten surrounding villages were merged. In December 2025 the municipal council approved a proposal for a Greater Guntur Municipal Corporation, which was sent to the state government. We could not confirm its approval. The mayor and deputy mayor posts were reported vacant from 18 March 2026.

For regional planning, Guntur was part of the VGTM Urban Development Authority, later succeeded by the Andhra Pradesh Capital Region Development Authority (APCRDA), which covers Guntur, NTR, Krishna, Palnadu and Bapatla districts, among others. Sources differ on details, so confirm the planning authority for any plot.

The city grew in two parts. Old Guntur is the dense core, while New Guntur includes areas such as Brodipet, Arundelpet and Pattabhipuram.

Guntur's population was recorded at between about 647,000 and 743,000 in the 2011 census, depending on whether you use the district website or Wikipedia. Expect the real figure today to be higher, but we have no sourced current number. The old core is crowded, while the newer parts toward Pattabhipuram and the Vijayawada side are more open.

Connectivity

Rail and road

Guntur Junction (code GNT) has 8 platforms, opened in 1916 and was electrified in 1989. The city is the headquarters of the Guntur railway division, and the divisional office is at Rail Vikas Bhavan in Pattabhipuram. Sources are inconsistent about which zone the division belongs to after the 2019 reorganisation, so rely on Indian Railways notices for current details. Lines run to Repalle, Krishna Canal, Macherla and Nallapadu.

We did not find a sourced list of Guntur's bus stations or city routes. Vijayawada lies to the east on the main corridor, and the two cities are often treated as one commuting region. We could not source a reliable distance or travel time between them.

Air

The nearest airport is Gannavaram (Vijayawada Airport). The district government site gives about 35 km along the Guntur road, while route planners give about 54 to 57 km by road and roughly 45 to 60 minutes in normal traffic. Allow extra time at peak hours.

Schools, colleges, hospitals and shopping

  • Hospitals: Government General Hospital, linked to Guntur Medical College, is a tertiary hospital for the coastal belt, with bed counts reported between 1,038 and 1,500. NRI Academy of Medical Sciences, a private medical college and hospital, is at Chinakakani between Guntur and Vijayawada.
  • Universities: Acharya Nagarjuna University is listed as a public university in the Guntur area. KL University and Vignan University are private institutions listed for the area. We did not verify their campus distances from the city.
  • Schools: We did not find a reliable sourced list, so check boards, fees and bus routes locally.
  • Shopping and markets: The Mirchi Yard handles lakhs of chilli bags in busy periods, with one report giving 1.3 to 1.5 lakh bags daily. It is a trade market, not a retail area.

Property market on ADiHomes

ADiHomes has no live listings or projects in Guntur yet, as of October 2026. We therefore show no prices or rates here. For when listings go live, see new projects in Guntur and flats for sale in Guntur.

We did not find a cited breakdown of housing types. A trading city of this size will typically have older independent houses in the core, apartments and plotted layouts toward the newer parts, and agricultural land converted on the edges. Treat that as a general expectation, not a sourced fact, and verify approvals for every plot.

Civic matters

Water

The city draws water mainly from the Krishna River through canals, such as the Guntur Channel, and from filtration plants including Sangam Jagarlamudi, with groundwater and overhead tanks as supplements. A 2017 report said low Prakasam Barrage levels once left too little flow to reach the city through the channel, so the corporation pumped from the river. A 2026 report says the state planned to draw 8 tmcft from the Nagarjunasagar Right Main Canal to serve parts of Guntur and four other districts and fill storage tanks. Supply depends on canal releases, so ask about storage.

Drainage and waste

An underground drainage project with a 1,083 km network, funded by the World Bank at a cost of Rs 733 crore, began in 2017. We found no report on whether it is finished. In August 2026, Rs 6.23 crore of Railway funds was reported for modernising the Mondigate drainage outlet, with remaining work after the monsoon. A 15 MW waste-to-energy plant at Naidupet, meant for waste from towns in Guntur and Krishna districts, had a 2020 target date, and we could not confirm that it is running.

Other

We found no sourced data on flooding or air quality specific to Guntur, nor any documented stalled or NCLT housing cluster. The absence of evidence is not proof, so check each project.

Infrastructure underway or planned

  • Amaravati Outer Ring Road: An IBEF item dated 5 October 2026 says NHAI is preparing to begin work on a six-lane ORR of about 190 km with four construction packages, including a 5.2 km spur near Guntur. Reported cost is Rs 30,491 crore. Work had not clearly started.
  • Amaravati capital works: As of an October 2026 review, 41,000 workers were reported on 152 projects, with major works targeted by 2028.
  • Greater Guntur proposal: Submitted to the state in late 2025, with no approval confirmed.
  • Drainage: Mondigate outlet upgrade, per the August 2026 report.

Pros and cons

Pros

  • Established city with a division-level railway presence.
  • Government and private medical colleges and hospitals.
  • Close to Amaravati's capital works and near Vijayawada.
  • Strong local economy built around the chilli trade.

Cons

  • Airport is 35 to 57 km away, depending on the measure.
  • Water relies on canal releases and can be stressed in dry spells.
  • Status of drainage and waste plants is unclear in public sources.
  • Local government leadership posts were vacant in 2026, and boundary changes may follow.

Who it suits

Guntur suits families and traders who want an established city with its own markets and hospitals, people working in Amaravati or Vijayawada who prefer a different base, and students at nearby universities. It is less suited to anyone who needs frequent flights or a short airport trip, or who wants documented, up-to-date civic data before buying.

Tenants should note that rents and availability were not part of our research, and ADiHomes has no data here. Visit at different times of day, since the market areas get very busy during the chilli season.

Pre-purchase checklist

  • Check the project on the Andhra Pradesh RERA portal (rera.ap.gov.in). The authority has warned buyers not to pay for unregistered projects.
  • Confirm layout and building approvals with the Guntur Municipal Corporation or the capital region authority, depending on location.
  • Check whether the plot falls on any ring road alignment or land pooling area.
  • Verify title and encumbrances through a local lawyer.
  • Ask about water source, storage and drainage connection.
  • Visit during the rains to see drainage behaviour.
  • Ask the developer for the sanctioned plan number and check it against the corporation records.
  • Do not rely on the ring road timetable when judging the location.
