About Visakhapatnam

Overview of Visakhapatnam

Visakhapatnam, often called Vizag, is the largest city on Andhra Pradesh's coast. It sits between the Bay of Bengal and the Eastern Ghats, so the city is long and narrow, stretching along the shore with hills behind it. It has a major port, a steel plant, naval presence and a growing technology sector.

Two bodies matter to a buyer. The Greater Visakhapatnam Municipal Corporation (GVMC) runs civic services such as water supply, roads and drainage. The Visakhapatnam Metropolitan Region Development Authority (VMRDA) handles planning for the wider region. In July the state approved a revised Master Plan 2041 for the region under a government order (GO-144), according to Deccan Chronicle and Construction World reports. Coverage notes that earlier versions drew objections, mainly on proposed roads, so check the current land-use zoning for any plot.

Well-known residential and commercial areas include Dwaraka Nagar, Maddilapalem, MVP Colony, Gajuwaka, Pendurthi, Madhurawada and Simhachalam. They differ a lot in character, from old central neighbourhoods to newer outer layouts.

Connectivity

Rail and road

Visakhapatnam station is the city's rail hub. It is an A-1 category station, and the city is the headquarters of the South Coast Railway zone, whose creation was linked to a notified date of 1 June 2026 in one report. We could not confirm that this date took effect. The station is served by the Visakhapatnam to Secunderabad Vande Bharat Express. An MP has asked for more Vande Bharat services and a larger station, but these are requests, not confirmed plans.

National Highway 16 runs along the coast and is the main road axis. Dwaraka bus station is the APSRTC hub for intercity buses, including services from Odisha, Karnataka, Tamil Nadu and Telangana. APSRTC also runs a large city bus network, reported at roughly 600 services, to areas like Maddilapalem, MVP Colony, Gajuwaka, Simhachalam and Madhurawada.

Air

Alluri Sitarama Raju International Airport at Bhogapuram is reported to be about 44 to 45 km from Visakhapatnam. GMR and Air India announced that commercial flights would start there on 17 August 2026, with Air India moving its Visakhapatnam flights across. Reports on the opening date have varied, so confirm the airline you plan to use. Seven access roads (about 26.7 km) were still being built in April 2026, mainly held back by land acquisition. Allow for the longer trip when comparing localities.

Getting around the city

Because Visakhapatnam is long and narrow, most daily travel follows the coast road and a few cross links. Where you live relative to your workplace matters far more than the straight-line distance. Madhurawada and Rushikonda lie to the north, Gajuwaka and Pendurthi to the south and west, and the central belt around Dwaraka Nagar and Maddilapalem sits between them. Test the commute at peak hour before you commit, because we could not source reliable travel times between these areas.

KGH dates to 1845 and is described as the largest and busiest government hospital in the state. For shopping, Dwaraka Nagar has a listed shopping mall (Vsquare) and a busy market area, and other zones have their own. We did not verify a full list, so visit the area before deciding.

Property market on ADiHomes

ADiHomes has no live listings or projects in Visakhapatnam yet, as of October 2026, so we show no prices or rates here. You can look at new projects in Visakhapatnam and flats for sale in Visakhapatnam when listings go live.

Apartments, gated communities and plotted layouts are all common in large Indian coastal cities, but we did not find a cited breakdown for Visakhapatnam, so we leave it there.

Civic matters

Water

Supply is the main concern. Reservoirs such as Raiwada, Mudasarlova, Tatipudi and Gambhiram supplement the Yeleru canal. A report in August 2026 said bore wells had dried up in many areas after weak June and July rain, and piped supply in some localities dropped to once every two or three days. One Deccan Chronicle report on a summer shortage cited 193 MGD available against demand of 285 MGD (undated in our search results). Figures vary by source and year, but apartment residents should ask about tanker use and storage.

Sewage

GVMC told the National Green Tribunal that it has 19 sewage treatment plants with about 179.5 MLD of designed capacity, and that underground drainage covers about 60 per cent of the population. One report put sewage at roughly 225 MLD, with about 54 MLD untreated and reaching the sea. Three new plants are planned.

Air quality and cyclones

The state pollution board has fined industries Rs 16.32 crore for violations and flagged poor air in areas such as Gajuwaka, Pedagantyada, Parawada and the port area. Check the air quality near the industrial belt before buying.

Cyclone Hudhud made landfall near the city on 12 October 2014 and damaged buildings, power and roads, according to ReliefWeb. Ask about wind-resistant construction, drainage and backup power.

We found no documented stalled-project or NCLT case in this research. That does not prove there are none, so check each builder separately.

Infrastructure underway or planned

  • Metro: Reports in 2026 describe the project as being at the planning and land-acquisition stage. A detailed project report is being prepared, and an official estimated that construction would take four to five years after a stone-laying. Phase I corridors listed include Steel Plant Junction to Kommadi. We found no confirmed foundation stone.
  • Airport access: A six-lane beach corridor and an elevated stretch at Anandapuram Junction are at alignment and DPR stage, with no construction confirmed.
  • Google AI data centre: Foundation was laid on 28 April 2026, with completion reported for around July 2028. It is a large investment, but we cannot say how it will affect housing.
  • Sewage: Three new treatment plants were announced, with completion expected within about three years of the agreement.

Pros and cons

Pros

  • Port, rail, highway and now a new airport.
  • Established medical, school and college options.
  • Active infrastructure and investment announcements.
  • Coastal setting with hills and beaches.

Cons

  • Water stress in dry or weak-monsoon years.
  • Industrial air pollution in some zones.
  • Cyclone exposure.
  • The airport is far from the city, and the metro is still only planned.

Who it suits

Visakhapatnam suits families seeking a large, established city with good institutions, professionals in port, steel, naval, pharma and IT work, and buyers who value being near the sea. Younger buyers moving for work should note that the technology and AI investments are recent and long term, so job growth should not be assumed. Retirees who want a mild coastal city with good hospitals may also find it comfortable, though summer water stress is worth planning for. It is less suited to anyone who needs a short airport commute or depends on a metro today.

Pre-purchase checklist

  • Search the project on the Andhra Pradesh RERA portal (rera.ap.gov.in). The authority has warned buyers against paying for unregistered projects.
  • Check the VMRDA Master Plan 2041 zoning and the approved layout and building plan.
  • Verify title, encumbrance history and any road widening or Master Plan road affecting the plot.
  • Ask about water source, storage, tanker dependence and sewage connection.
  • Visit in the dry months and in the rains to check supply and drainage.
  • Check air quality and distance from the industrial belt.
  • Ask for the sanctioned plan number, the commencement certificate and the stage-wise construction schedule, and compare them with what you see on site.
  • Confirm the builder's track record and any pending cases.
  • Do not rely on proposed metro or road projects when judging a location.
