About Vijayawada
Overview of Vijayawada
Vijayawada is a major commercial and transport city on the Krishna River in Andhra Pradesh. It sits at the foot of hills on the river's left bank and has grown around the Krishna, the Prakasam Barrage and a large railway junction. It is close to the new state capital, Amaravati, and to Guntur, so many buyers treat the three as one wider region.
Several bodies are involved. The Vijayawada Municipal Corporation (VMC) runs water, drainage and roads in the city. Regional planning was earlier handled by the VGTM Urban Development Authority, which covered Vijayawada, Guntur, Tenali and Mangalagiri. Sources say it was succeeded by the Andhra Pradesh Capital Region Development Authority (APCRDA), whose head office is reported to be in Vijayawada. Reports disagree on the exact sequence of changes, so confirm the planning authority for any plot on the official CRDA site.
In April 2026, a report said Parliament passed an amendment giving Amaravati legal status as the state's sole capital. That is a major factor in how people view the region.
The Prakasam Barrage across the Krishna is a defining landmark and also controls how floodwater is released, which is why river levels matter to neighbourhoods close to the banks. When comparing localities, note whether a street lies near the Krishna, near the Budameru channel, or on higher ground, since the 2024 floods hit these zones very differently.
Connectivity
Rail, road and air
Vijayawada Junction (station code BZA) is an A-1 category station on the Howrah to Chennai and Delhi to Chennai main lines, and it is the headquarters of a division of South Central Railway. Pandit Nehru Bus Station, run by APSRTC at Krishna Lanka on NH-65, covers 28 acres and has a separate city bus terminal block.
Gannavaram airport (Vijayawada Airport) is about 18 km from the city according to Andhra Pradesh government sites, and about 21 km from the railway station according to a railway information site. Its director said in 2026 that it handles around 22 flights and 2,000 passengers a day, with international flights to Singapore and Sharjah a few times a week. A new terminal was reported in September 2026 as expected in October, but the date has moved before. Treat it as not yet open until announced.
For daily travel, APSRTC city buses run from the City Bus Port block beside Pandit Nehru Bus Station, and the same operator runs services from Ibrahimpatnam into the city. We did not find sourced commute times to Amaravati, Guntur or Gannavaram, so test your own route at peak hour before deciding. Road works linked to the capital may change travel patterns over the next few years.

Property market on ADiHomes
ADiHomes has no live listings or projects in Vijayawada yet, as of October 2026. We therefore show no prices or rates here. When listings appear you will find them under new projects in Vijayawada and flats for sale in Vijayawada.

Civic matters
Flooding
Flooding is the biggest documented risk. Heavy rain from 31 August 2024 caused the Budameru rivulet to breach and the Krishna to rise, flooding areas such as Ajit Singh Nagar, Krishnalanka, Ramalingeswara Nagar and Bhavani Puram. Wikipedia reports 35 deaths in NTR district, while another report says more than 2.7 lakh people were affected. A report said inflows reached about 35,000 cusecs, far above the diversion canal's capacity at the time.
A May 2026 report on the minister's inspection said gates at the Velagaleru regulator were repaired and lining work to raise the diversion canal to 37,500 cusecs had begun. About 8.2 km was done, and 2 km more was at the tendering stage. We could not confirm a completion date, so ask about the flood history of the exact street.
Water and sewage
The city draws water from the Krishna, groundwater and overhead tanks. Wikipedia reports about 150 MLD daily supply, though an older student report put piped connection access at only 27 per cent. The VMC runs two sewage plants of 10 MLD and 20 MLD at Ramalingeswara Nagar. A government filing noted that in August 2024 treated effluent exceeded the biochemical oxygen demand limit, and consent to operate was pending at the time. We found no 2026 update.
Other
We found no documented stalled or NCLT project cluster specific to Vijayawada. That does not rule it out, so check each developer.
Infrastructure underway or planned
- Amaravati: At an October 2026 review, 41,000 workers were reported on 152 projects, with works of Rs 1,345 crore done in the previous month. The government aims to finish major works by 2028, according to the chief minister.
- Outer Ring Road: The Centre approved the 189 km project in January 2025. In October 2026, the chief minister was still asking officials to speed it up.
- Metro: A light rail plan of about 66 km over three phases exists, and a commercial source reports civil bids were invited in July 2025. We found no confirmed 2026 construction progress.
- Airport terminal: A new ATC tower is open and the terminal was expected in October 2026.
- Flood works: The Budameru diversion canal upgrade is described above.
Pros and cons
Pros
- Major rail junction, bus hub and nearby airport.
- Large medical and college base.
- Close to Amaravati's capital works.
- Established commercial city on a river.
Cons
- Serious flood history in 2024 in low-lying parts.
- Sewage treatment and piped water coverage have gaps.
- Several big projects are still unfinished, and dates have slipped before.
- Planning authority arrangements have changed more than once.
Who it suits
Vijayawada suits buyers who want a large trading and transport city with strong rail links, families who need access to medical and college options, and people with work in Amaravati or Guntur. Buyers who are sensitive to flood risk should shortlist higher ground and check the 2024 flood maps. It is less suited to anyone counting on a metro or ring road to be ready soon.
Tenants and first-time buyers should treat Vijayawada as a city where the street matters as much as the locality name. Two flats a few kilometres apart can differ sharply in water access and flood history.
Pre-purchase checklist
- Search the project on the Andhra Pradesh RERA portal (rera.ap.gov.in), as the authority has warned against paying for unregistered projects.
- Confirm the planning permission, layout approval and which authority issued it (VMC or APCRDA).
- Ask whether the street flooded in September 2024 and what drainage works have been completed since.
- Check title, encumbrances and any land pooling or road alignment affecting the plot.
- Ask about water source, storage and sewage connection.
- Visit in heavy rain if you can, and talk to existing residents.
- Do not value a property on the basis of metro or ring road promises.
