About Tirupati
Tirupati overview
Tirupati is a temple city in the Tirupati district of Andhra Pradesh, at the foot of the Seshachalam hills. Tirumala, where the Sri Venkateswara temple stands, is the hill suburb above it. Wikipedia lists the 2011 census population of the city at roughly 2.9 lakh, with the wider urban agglomeration at about 4.6 lakh. The municipal area is about 30 sq km with 66 wards.
Two bodies matter to a buyer. The Tirupati Municipal Corporation, formed in 2007, handles local services. The Tirupati Urban Development Authority (TUDA), set up in 1981, prepares the master plan and scrutinises layouts and building approvals. Its area covers the corporation, Renigunta, Chandragiri and a number of surrounding villages and census towns such as Tiruchanur, Akkarampalle, Avilala and Settipalle.
Tirupati is not a metro-style city of large gated townships. Most housing is in older city neighbourhoods, in layouts on the outskirts and in apartment blocks along the main roads. The city also has a very large floating population of pilgrims, which affects traffic, water and rents.
If you are comparing areas, think in three zones. The core around the railway station and the temple streets is dense and busy. The Tiruchanur and Alipiri sides are tied closely to temple traffic. The Renigunta side, near the airport and the rail junction, is more spread out.
Connectivity
Tirupati sits roughly 110 to 150 km from Chennai by road, depending on route and source, and about 250 km from Bengaluru. Bus journeys to Chennai are commonly listed at three and a half to four hours. APSRTC and Tamil Nadu buses serve both cities. Check current timetables before you plan a daily commute, as none is realistic over these distances.
The city has two rail points. Tirupati station is in the centre. Renigunta Junction is about 10 km from the city centre and is a major hub. Tirupati International Airport is at Renigunta, around 15 to 16 km from the centre according to published sources.
| Place | Approximate distance from the city centre | Note |
|---|---|---|
| Tirupati railway station | In the city | Being redeveloped |
| Renigunta Junction | About 10 km | Major junction |
| Tirupati International Airport | About 15 to 16 km | At Renigunta |
| Chennai | 110 to 150 km (sources differ) | Bus about 3.5 to 4 hours |
| Bengaluru | About 250 km | By road |
We could not confirm a distance from Tirupati station to the airport from a single reliable source, so treat the figure above as an estimate. There is no metro in Tirupati.
Schools, colleges, hospitals and shopping
Education. Sri Venkateswara University and Sri Padmavati Mahila Visvavidyalayam are the main universities in the city. IIT Tirupati and IISER Tirupati are further out. Their permanent campuses are near Yerpedu, between Renigunta and Srikalahasti, with IISER about 3 km from IIT. Among private schools, Sree Vidyanikethan International School describes itself as offering CBSE and IGCSE curricula. Treat that as the school's own claim, and visit before deciding.
Health. The Sri Venkateswara Institute of Medical Sciences (SVIMS) is a state-run super-specialty hospital and university set up by an Act of the Andhra Pradesh legislature. Sri Venkateswara Ramnarain Ruia Government General Hospital serves as the associate hospital of Sri Venkateswara Medical College. Private hospitals also operate in the city; we did not verify individual ones.
Shopping. The old commercial streets around the temple town hold most of the retail, including large clothing stores such as the South India Shopping Mall on Theertha Katta Street. We could not verify the mall listings or opening details we searched for, so confirm locally.
Because the city depends heavily on pilgrimage, daily life is shaped by festival seasons. Roads towards Tirumala and the station area can be slow on peak days. Buyers who rent out a flat should expect demand to follow pilgrim and student cycles, but no rental figures are given here because none could be sourced.
Property market on ADiHomes
ADiHomes has no live listings or projects in Tirupati yet (as of October 2026), so there are no prices or rates to quote. You can still browse new projects in Tirupati and flats for sale in Tirupati to see when listings appear.
From the sources reviewed, housing in the area falls into a few types: older independent houses and plots inside the corporation limits, apartments along main roads, and plotted layouts on the edges. One property-information site reports around 915 unauthorised layouts within TUDA limits. That is a secondary source, so check with TUDA. Confirming that a layout is approved matters more here than in most cities.
Civic matters
Water. Kalyani Dam on the Swarnamukhi river is one of the main sources for Tirupati. Kandaleru reservoir and Telugu Ganga water also feed supply. A 2026 report says the pilgrim population pushes daily demand to about 60 to 70 million litres, and that Kalyani reservoir storage could meet needs for about seven to eight months. A Rs 126 crore project to bring Krishna water through the Handri-Neeva canal was launched, but we could not confirm that it is complete.
Sewage. A GIZ-linked document says responsibilities between the corporation and other bodies were not fully transferred, and that septage from on-site systems is discharged on open ground in some outer areas. Current underground drainage coverage was not found, so ask at the ward level.
Flooding. Cyclone Michaung in December 2023 caused waterlogging in Tirupati and filled the Tirumala dams, and Andhra Pradesh issued alerts for the district. Ask local residents whether a particular street was affected.
Approvals. TUDA publishes lists of approved layouts and building plans. Regularisation of a layout does not automatically regularise individual plots, and a regularised layout does not on its own give building permission. A Layout Regularisation Scheme window was reported to close on 23 October 2025; we did not find whether another has opened.
Infrastructure underway or planned
- Tirupati railway station redevelopment. South Central Railway reported about 95 per cent physical progress in October 2025, with eight platforms, a yard shifted to the West station and an eight-storey building. Reports give different costs. An earlier target of 2023 was missed. A July 2026 Rajya Sabha reply said works were still progressing.
- TUDA roads. Reports say TUDA is building about 16.5 to 18.5 km of master plan roads. The chief minister laid foundations for Rs 3,222 crore of works under TUDA and the Tirumala Tirupati Devasthanams.
- Settipalli township. TUDA has begun survey work for a Detailed Project Report on a proposed model township over about 224 acres. It still needs state government approval.
Utilities such as power backup are handled at the building level. Ask a society whether it runs generator backup for lifts and common areas, as we found no published data on outage frequency in the city.
Pros and cons
Pros
- Established educational and medical institutions.
- Airport and two rail points nearby.
- A steady demand base because of pilgrimage and institutions.
Cons
- Many unauthorised layouts reported, so title and approval checks are essential.
- Water pressure from the floating population.
- Heavy rain can cause waterlogging.
- Chennai and Bengaluru are too far for daily commuting.
Who it suits
Tirupati suits families with roots or work in the area, doctors and staff at SVIMS and the universities, retirees who want to live near the temple, and people buying a second home for frequent visits. It is a weaker fit for someone who needs a metro commute or a large township lifestyle.
Pre-purchase checklist
- Check the project on the Andhra Pradesh RERA portal (rera.ap.gov.in). Projects above the RERA thresholds must be registered before they are advertised or sold.
- Look up the layout or building plan in TUDA's approved lists, or at the Tirupati Municipal Corporation for city plots.
- Get a 30-year encumbrance certificate and verify title with a lawyer.
- Ask which source supplies water to the street and how it behaves in summer.
- Visit during heavy rain or ask neighbours about waterlogging.
- Check how far the property is from the road and from the festival traffic corridors.
- Ask for the sanctioned plan, occupancy details and property tax receipts of the Tirupati Municipal Corporation.
- Do not rely on regularisation promises. Confirm the status of each plot.
