About Kharar
Kharar at a glance
Kharar is a town and municipal council in Mohali district, Punjab, on the Chandigarh to Ropar road, just outside Mohali. It is part of the Greater Mohali region. The 2011 Census counted about 74,500 people in the town itself; the built-up area around it, in places such as Sunny Enclave, Landran, Sahauran and Gharuan, has grown a lot since then, though we have no newer official figure.
Kharar is both an old market town and a new residential belt. The old town has the main bazaars, a civil hospital at its north end and long-established schools such as Christian Boys High School and Khalsa Senior Secondary. Around it sit private colonies, apartment societies and university campuses. Growth is governed by the Kharar Local Planning Area Master Plan 2031, prepared for the Greater Mohali Area Development Authority (GMADA) and listed on its website. Press and property-site reports say the earlier notified plan dates from 2010 and that a High Court case over haphazard construction pushed for a revised plan; we could not verify the present position from an official source, so check the GMADA plan directly for any plot.
Connectivity
Kharar's roads run towards Mohali and Chandigarh on one side and Kurali, Ropar and Morinda on the other (NH-205 starts at Kharar and runs through Ropar). The Mohali-Kharar flyover, about 4.5 km long and built by NHAI, was opened to traffic in December 2020 according to the Tribune, and it connects Khanpur to Sunny Enclave. Before that, the stretch was a notorious bottleneck.
A newer 31.2 km six-lane NHAI road between IT City Mohali and Kurali is designed to let through traffic skip both Mohali and Kharar. A Tribune report of 7 December 2025 said it was at the finishing stage with an opening date of 15 December, and a later Tribune item describes it being opened, although the snippet we saw did not show the year, so confirm the current position.

|---|---|
| Mohali and Chandigarh | By road through the Mohali-Kharar flyover and Landran road; measure time at your own rush hour |
| Ropar, Kurali, Morinda | NH-205 and the new IT City-Kurali bypass |
| Airport | Shaheed Bhagat Singh International Airport is on the Mohali side; we found no sourced road distance from Kharar |
| Rail and metro | No station or metro in Kharar town; nearest rail access is at Mohali or Chandigarh. The Tricity metro is still a plan. |
City buses and shared transport connect Kharar with Mohali and Chandigarh, but most residents depend on their own vehicles.
Daily travel is the main thing to test. Traffic at the Kharar town crossings, the Landran road and the approach to the flyover varies a great deal by hour, and we found no published congestion data for the Kharar to Ropar stretch. Drive your own commute at the hour you would use it, and note that the bypass helps through traffic more than it helps trips that begin or end in Kharar.
Schools, colleges, hospitals and shopping
Kharar is known for private universities and colleges within a short drive, including Chandigarh University at Gharuan, Chandigarh Group of Colleges at Landran and Jhanjheri, Rayat Bahra University at Sahauran, and Shaheed Udham Singh College of Engineering and Technology. This brings a large student population and steady demand for rentals. Older schools in town include Arya Senior Secondary, Henderson Jubilee Senior Secondary, and others, while many families use schools in Mohali and Chandigarh.
The Kharar Civil Hospital is the government facility, reported to have about 50 beds and used by students from the surrounding colleges. Wikipedia also notes that Kharar hosts Punjab's State Chemical Testing Laboratory and a Forensic Laboratory. For larger hospitals, such as Fortis, IVY and Max, residents travel to Mohali, and for tertiary care to Chandigarh.
- VR Punjab Mall (formerly North Country Mall), about 2 million sq ft, is one of the largest malls in the area according to Wikipedia.
- Day-to-day shopping is in the old bazaars and along the main road, with larger purchases in Mohali.
Property market on ADiHomes
On ADiHomes as of October 2026, there are no live listings or projects in Kharar yet. You can browse new projects in Kharar and flats for sale in Kharar to see listings as they are added.
From public sources, Kharar's housing is a mix of independent houses and floors in private colonies, apartment societies along the Chandigarh-Ropar corridor, and student-oriented rentals near the universities. A real-estate guide to the master plan says growth is concentrated along a Future Development Corridor on the Chandigarh-Ropar highway; this is a secondary source, so read the official plan. We are not quoting prices or rates.
Civic matters
Sewage treatment and the new-project freeze
In November 2022 the Punjab Pollution Control Board asked the Local Bodies Department to halt new real estate projects in Kharar and Zirakpur until new sewage treatment plants were commissioned, because untreated sewage was reaching the Ghaggar. The report gave Kharar's plant as 11 MLD, with a new 10 MLD plant at planning stage. We could not find whether the freeze has since been lifted or the plant built, so ask any developer what sewage arrangement the project has and what clearances it holds.
Waterlogging and rivulet flooding
Tribune reports describe waterlogged housing societies and non-working drainage in Kharar, and an older report says unplanned colony growth and encroached choes worsen it. In one monsoon episode 15 families were moved from Panchvati Enclave as the Patiala ki Rao rivulet rose. The year of that report was not shown in what we saw. Check the project's level against nearby drains, and ask residents about previous monsoons.
Water supply
A canal water scheme for Kharar from the Kajauli waterworks has been reported for years, with a raw-water pipeline laid but a treatment plant yet to be built in the reports we found. We could not confirm that it is running. Assume borewell supply unless shown otherwise in writing.
Unauthorised construction
A property-site report says GMADA's regulatory branch identified 193 illegal structures across 15 villages in the district as of February 2026. This is a secondary source, but it is a useful warning to confirm every colony's approval.
Infrastructure underway or planned
- Tricity Ring Road: the 244 km NHAI network includes the IT City-Kurali package that bypasses Mohali and Kharar, and the Mohali-Sirhind stretch, which the December 2025 report put at about 68% complete.
- GMADA ring road: an older report describes a ring road from Mullanpur to Kharar that would join the Kurali road; we could not find a current status.
- Kharar water treatment plant and new STP: planned, status unconfirmed.
How to read the claims you will hear
Many statements about Kharar, from road widths to treatment plants and canal water, come from announcements that were made years ago. Where a source gives no date or a date that is old, we have said so above. The safest approach is to treat every promised facility as not yet existing until you see it working, and to ask the seller for documents instead of descriptions.
Pros and cons
Pros
- Next to Mohali and within reach of Chandigarh.
- Strong demand from students and staff of nearby universities.
- New bypass takes some through traffic out of town.
Cons
- Sewage treatment shortfall and past restrictions on new projects.
- Waterlogging in some societies.
- Unplanned colony growth and a master plan with a disputed history.
- No rail or metro.
Who it suits
Kharar suits buyers and tenants who work or study near Mohali or the universities and want a wider choice at the edge of the tricity. It is less suited to anyone who wants a fully planned, well-drained neighbourhood without checking each project carefully.
Pre-purchase checklist
- Check the project on the Punjab RERA portal (rera.punjab.gov.in) and note the registration number.
- Check the plot against the Kharar master plan 2031 land-use map on the GMADA website, and confirm any change of land use.
- Ask for the approved layout and the sewage and water arrangements in writing.
- Look at the site in the monsoon or ask neighbours about previous flooding.
- Have a lawyer verify title, encumbrances and litigation.
