About Zirakpur
Zirakpur at a glance
Zirakpur is a fast-growing town in Mohali district, Punjab, on the border with Chandigarh and Panchkula (Haryana). It is administered by the Zirakpur Municipal Council, which Wikipedia describes as divided into 31 wards. The 2011 Census counted about 95,500 residents, and the town has expanded a great deal since, although we have not found a newer official population figure.
Unlike Mohali, Zirakpur is not a neatly sectored city. It grew along highways, around former villages such as Dhakoli, Baltana, Singhpura and Lohgarh, and through many private colonies and housing societies. Some residents' groups and a proposal reported by Wikipedia would divide the town into sectors, but that is a proposal, not a finished layout. For a buyer, this means quality varies a lot from one project to the next, and the legal status of each project matters more than the area name.
Connectivity
Zirakpur sits where several major roads meet: the road to Shimla and Parwanoo (NH-5), the Ambala-Chandigarh highway, and the road to Patiala (NH-7). That is its main selling point, because Chandigarh, Panchkula, Mohali and the hill roads are all close. It is also the cause of its worst problem, which is congestion at the Singhpura and Patiala chowks and on the highway overlap.
| Destination | Approximate distance | Source note |
|---|---|---|
| Chandigarh airport | about 5 km | Wikipedia |
| Chandigarh railway station | about 7 km | Wikipedia |
| Panchkula, Mohali | adjacent; measure on a map | No sourced figure |
Local buses link Zirakpur with Chandigarh and Panchkula, and inter-state buses pass through towards Delhi and other northern cities. There is no metro. The proposed Tricity metro plan includes a Rock Garden to ISBT Zirakpur corridor, but the project was still at the planning stage in early 2026, and the Chandigarh administrator raised doubts about it in January 2026, so do not count on it.
Getting around day to day
Because the town stretches along highways, a short distance on the map can take a long time at peak hours, especially near the Singhpura and Patiala chowks and where NH-5 and NH-7 overlap. If you commute daily, test the actual route at your own rush hour before committing, and compare how far a project is from a flyover or service road. Auto-rickshaws and shared transport fill gaps, but there is no metro.
Chandigarh airport being close is useful for frequent flyers, though you should test the actual road approach and timing yourself.
Schools, colleges, hospitals and shopping
Schools named in public sources include Kendriya Vidyalaya Zirakpur, Dikshant International School, AC National Public School Royal City and St Joan School in Lohgarh. Fountainhead School of Business is in the town, and engineering colleges such as Sri Sukhmani Group of Institutes and Chitkara are within reach. Many families also use Chandigarh and Panchkula schools, so check bus routes and pickup distances.
Healthcare in Zirakpur is mostly small and mid-sized hospitals. Public listings name JP Super Specialty Hospital, Chaitanya Hospital, Ashirwaad Hospital, Curasia Multispeciality in Dhakoli and Amcare on VIP Road. There is a Community Health Centre at Dhakoli, and a government medical college and hospital has been proposed at Dayalpura, though we have not found its status. For specialist care, residents typically go to PGIMER and GMCH-32 in Chandigarh or the medical college in Patiala.
- Dhakoli, Singhpura and the VIP Road belt have the densest cluster of shops, banks, clinics and malls.
- Large retail and food outlets sit along the highways, which makes shopping easy but adds to traffic.
Property market on ADiHomes
On ADiHomes as of October 2026, there are no live listings or projects in Zirakpur yet. You can still look at new projects in Zirakpur and flats for sale in Zirakpur, which will fill as listings are added.
From public sources, housing in Zirakpur consists mainly of multi-storey apartments and gated societies along the highway belts, builder floors and independent houses in colonies, and plotted colonies. The Zirakpur council has also demolished unauthorised colonies, such as one at Pabhat village, which shows why approval checks matter. We are not quoting prices or rates.
Civic matters
Sewage and drainage
This is the biggest documented issue. In May 2025 the Punjab and Haryana High Court criticised the municipal council for the "sorry state of affairs" in sewerage, saying old village drains could not cope with growth, and ordered a high-level committee to prepare a long-term sewerage and drainage plan. A sewer line along the Zirakpur-Patiala road had been held up pending NHAI approval, which was later given conditionally. A municipal reply to the National Green Tribunal also mentions a proposed new treatment plant.
In November 2022 the Punjab Pollution Control Board asked the Local Bodies Department to halt new real estate projects in Zirakpur and Kharar until new sewage treatment plants were commissioned, because untreated sewage was reaching the Ghaggar. That report put Zirakpur's treatment plant at 17.3 MLD, with a gap of about 17 MLD. We could not find whether that freeze was later lifted, so ask any developer how the project's sewage is treated and what approvals it holds.
Waterlogging
Tribune reports describe heavy rain flooding parts of Dhakoli and Zirakpur to about a foot of water, and causing traffic chaos at Singhpura and Patiala chowks. Residents blame weak drainage, encroachment and breaches of the master plan. Look at the access road and the plot level before buying.
Water
A canal water scheme for Zirakpur and Kharar, including a 5 MGD treatment plant by GMADA, was announced in a Tribune report (undated in the version we saw). We found no confirmation that it is running, so assume borewell water unless a seller shows otherwise in writing.
Roads and upkeep
Residents' groups quoted by Wikipedia have criticised the municipal authorities for poor road maintenance. This is a reminder that approved internal roads inside a society are not the same as maintained public roads outside it, so inspect the approach as well as the apartment.
Unauthorised colonies
The municipal council has acted against illegal colonies, and in one reported case ordered sewers laid by an unapproved coloniser to be removed because no documents could be produced. A separate report said the additional commissioner asked the council to list all illegal and unauthorised establishments. The practical lesson is simple: a low price or a convenient location is no substitute for an approved layout, because unapproved colonies may not get services and can be demolished.
Infrastructure underway or planned
- Zirakpur-Panchkula bypass (NHAI): a 19.2 km, six-lane road with a 6.2 km elevated section, five flyovers and a rail overbridge, costing about Rs 1,878 crore, from the Zirakpur-Patiala junction to the Zirakpur-Parwanoo junction. Bidding was extended several times through late 2025, and a December 2025 report said construction was expected around March-April 2026. We found no confirmed award or start date, so the status is uncertain.
- Tricity Ring Road: a wider 244 km NHAI network, of which the Zirakpur-Panchkula bypass is a part.
- Sewerage works: court-ordered planning described above.
Pros and cons
Pros
- Immediate access to Chandigarh, Panchkula and Mohali, and to the Shimla road.
- Airport and railway station close.
- Wide range of housing types.
Cons
- Heavy highway congestion at key junctions.
- Documented sewerage and drainage stress.
- Unauthorised colonies exist, so legal checks are essential.
- Uneven civic upkeep, with residents' groups complaining about road maintenance.
Who it suits
Zirakpur suits buyers and tenants who work in Chandigarh, Panchkula or Mohali and want a broader choice of housing near the three. It is a poorer fit for anyone who needs calm roads, reliable drainage in all seasons or a planned layout.
Pre-purchase checklist
- Check RERA registration on the Punjab RERA portal (rera.punjab.gov.in) and note the number.
- Confirm the colony or project approval from the competent authority, including the layout and building plan.
- Ask in writing about sewage connection and treatment, and water source.
- Visit in or just after rain and check the road level and drainage.
- Check how far the property is from the planned bypass alignment, and confirm any acquisition from official records.
- Have a lawyer verify title, encumbrances and litigation.
