About Amritsar
Overview of Amritsar
Amritsar is the main city of Punjab's Majha region, close to the Pakistan border and best known for the Golden Temple. It is a dense walled old city surrounded by newer planned and unplanned colonies. The newer residential belt lies mostly to the north and east, around Ranjit Avenue, Basant Avenue, Green Avenue and the Lawrence Road corridor.
Several bodies shape how the city grows. The Amritsar Municipal Corporation runs civic services. The Amritsar Development Authority (ADA, set up in 2007) works with the Punjab Urban Planning and Development Authority (PUDA) on planned schemes such as Aero City, Grand City and Green City, and on action against unauthorised colonies. The older Amritsar Improvement Trust built early schemes such as New Amritsar; reports from 2010 describe weak maintenance there, and we could not find a current account of its role, so check its present status.
Ranjit Avenue is repeatedly described in property guides as the city's prestige residential address, and a Tribune report on Ward 4 says roads, sewers and water supply there are better than in many other parts of the city. Treat this as a local reputation rather than a measured ranking.
Connectivity
Amritsar sits on the Delhi-Amritsar rail and road axis and near the Attari border crossing. The airport is the main link for international flights, especially to the Gulf, Canada and the UK diaspora routes, though you should confirm current schedules with airlines.
| Mode | What to know |
|---|---|
| Airport | Sri Guru Ram Dass Jee International Airport (ATQ) is about 11 km north-west of the centre, mainly reached by Ajnala Road. A cab or bus ride usually takes 30 to 45 minutes depending on traffic. |
| Rail | Amritsar Junction is the main station. Shatabdi services cover about 448 km to New Delhi in roughly six hours; a Vande Bharat service to Delhi has also been reported at around five and a half hours. Timings differ between sources, so check IRCTC or NTES. |
| Expressway | The Delhi-Amritsar-Katra Expressway is partly open and not finished (details below). |
| Bus | Punjab Roadways and private operators run intercity buses; city travel is mostly by auto-rickshaw, e-rickshaw and cab. There is no metro. |
Within the city, traffic is heaviest around the old city gates, Railway Link Road and the Golden Temple area, especially on weekends and festival days. Living towards Ranjit Avenue or the Majitha Road side keeps you clear of the worst of it but adds distance to the station.
Schools, colleges, hospitals and shopping
Amritsar is an education and health hub for the Majha belt. The list below is short and based on what we could verify; confirm admission rules and current standards directly.
| Type | Name | Notes |
|---|---|---|
| University | Guru Nanak Dev University | Large campus on the Amritsar-Attari road side, next to Khalsa College. |
| College | Khalsa College | Founded in 1892, about 8 km from the city centre on the Amritsar-Lahore highway, on a 300-acre campus. |
| College | DAV College, Amritsar | Listed as a private college in Amritsar; we did not find further detail. |
| Hospital | Fortis Escorts Hospital | Multi-speciality hospital that began as a cardiac centre in 2003 and is NABH accredited. Its pages give differing bed counts (173 and 200), so confirm directly. |
| Hospital | Government Medical College and Guru Nanak Dev Hospital | The main public teaching hospital for the region (not independently re-checked in this research). |
For schooling, many families look at schools near Ranjit Avenue and Green Avenue, but we could not verify specific school names or distances, so visit and check results and board affiliation yourself. For shopping, the old city bazaars serve everyday and wedding needs, while Ranjit Avenue carries showrooms and restaurants. We have not verified mall details.
Property market on ADiHomes
ADiHomes has no live listings or projects in Amritsar yet (as of October 2026), so there are no ADiHomes figures to quote. You can still browse new projects in Amritsar and flats for sale in Amritsar for updates.
From the sources we read, the housing here is a mix of independent houses and plots in established colonies such as Ranjit Avenue, plots in authority schemes (ADA's Aero City, Grand City and Green City), and a long tail of plotted colonies, some of which are unauthorised. Listings for Ranjit Avenue show many independent houses, plots and showrooms. We give no prices or rates because we have no reliable, current, cited source.
Civic matters
Water and sewage
Much of the city has relied on groundwater from hundreds of tube-wells (565 were reported as functional), with depletion and contamination as concerns. A canal-based 24x7 water supply and sewerage project, financed 70 per cent by the World Bank's lending arm, was launched in April 2021 with a 440 MLD treatment plant planned. A 2023 report said about 16 per cent of the work was done and targeted July 2024. We could not find a confirmed completion date, so ask the corporation which wards are actually served.
Power
Reports describe long outages in some parts of the city in June, blamed on a transformer failure at a 220 kV substation, and repeated farm-power protests in the district during paddy season. Urban supply is better than rural supply, but a power backup is sensible in peak summer.
Approvals and unauthorised colonies
Unauthorised colonies are a documented problem: the count rose from 343 in 2010 to 443 by 2013, and ADA has demolished illegal colonies in recent years. Punjab's amended PAPRA law now provides prison terms of five to ten years and heavy fines for illegal colonisers. Never buy a plot without PUDA or ADA approval.
Floods and air quality
The August to September 2025 floods hit the Ajnala and Ramdas belt on the Ravi, with about 93 villages and 35,000 people affected in Ajnala. The urban core was less affected, but buyers near the Ravi or in the border belt should check flood history. Air quality is also an issue from October to November: AQI readings in the 170s to 210s are reported in poor periods, and one October 31 reading hit 423 around Diwali. Officials and experts disagree on how much stubble burning contributes.
Infrastructure underway or planned
- Delhi-Amritsar-Katra Expressway: roughly 680 km, estimated cost about Rs 38,905 crore. Stretches in Jind (Haryana) and Jalandhar (Punjab) were inaugurated on 17 July 2026. NHAI expects most remaining stretches between late 2026 and March 2027, with Delhi to Amritsar targeted at about four hours. Land acquisition in Punjab has caused delays.
- Amritsar-Bathinda-Jamnagar corridor: the 155 km Amritsar-Bathinda section was awarded but not started as of a 2022 parliamentary reply. We found no newer confirmation, so the current status is uncertain.
- Canal water supply and sewerage: launched in 2021; see civic matters above for the unconfirmed completion status.
Pros and cons
Pros
- Direct rail links to Delhi and an international airport about 11 km from the centre.
- Established health and education institutions.
- A large, planned north-side residential belt around Ranjit Avenue.
- Expressway upgrades under way.
Cons
- Many unauthorised colonies and a history of weak upkeep in some older schemes.
- Autumn air quality can be poor.
- Flood risk in border-belt villages along the Ravi.
- Water and sewer upgrades are still not clearly complete.
- No metro.
Who Amritsar suits
It suits families with roots in Punjab, returning non-resident Indians who want a base near relatives and the airport, and buyers who value heritage, food and a slower pace than Delhi. It suits less well anyone who needs a large corporate job market or a metro commute.
Pre-purchase checklist
- Check the project on the Punjab RERA portal (rera.punjab.gov.in) and confirm that registration is not revoked; registration is separate from land-use clearance.
- Ask for the PUDA or ADA approval, change of land use and layout plan, especially for plots.
- Confirm the locality is on the corporation's canal-water and sewer network.
- Check the flood record if you are near the Ravi, Ajnala or Ramdas.
- Visit in October to November to judge air quality and in June for power and water.
- Have a lawyer verify title, encumbrances and mutation records.
