About Ludhiana

Ludhiana at a glance

Ludhiana is Punjab's largest city and the headquarters of Ludhiana district. The 2011 Census counted about 1.62 million people in the city, and the municipal area covers roughly 310 square kilometres. It stands on the old bank of the Sutlej, which now flows about 13 km to the north. The city is best known as an industrial centre, often called the Manchester of India, with bicycles, tractor and auto parts, hosiery and woollens among its main products.

Unlike Mohali, Ludhiana is an old city that has grown outward. It is governed by the Ludhiana Municipal Corporation, set up in 1977. The Greater Ludhiana Area Development Authority (GLADA), part of the Punjab urban development system, plans and approves colonies on the city's fringes, and its website lists an approved master plan for Ludhiana to 2031. Older residential areas named in public sources include Civil Lines, Model Town and Sarabha Nagar. Newer housing has spread along the major roads, including the Chandigarh Road side where a large private hospital stands at Mundian Kalan.

Connectivity

Ludhiana Junction is on the Delhi to Amritsar main line, with lines also to Jalandhar, Ferozepur and Dhuri, which makes rail the easiest way to reach Delhi, Chandigarh-side towns and Amritsar. A redevelopment of the station was reported at about Rs 529 crore with an August 2025 target; we did not find confirmation that work finished, so treat it as unverified.

By road, the city is served by NH-5 (Canal Road), NH-44 and SH-11 according to Wikipedia, and a roughly 13 km NHAI elevated corridor through the city, built at about Rs 1,000 crore, was listed as operating after completion in January 2024. The Delhi-Amritsar-Katra Expressway is meant to pass near the city, but a 2025 report said land acquisition delays in Ludhiana were threatening the schedule. A separate Ludhiana-Bathinda expressway is planned to branch off near Ballowal village, about 10 km south-west of the city.

Within the city, most people use their own two-wheelers and cars, with auto-rickshaws and some buses filling gaps. Because there is no metro, the elevated corridor and the main roads carry most long trips, and the city centre is crowded. If you are comparing localities, check the road you will use daily, not only the distance on a map.

Schools, colleges, hospitals and shopping

Ludhiana's best-known institutions are Punjab Agricultural University (founded 1962), one of Asia's largest agricultural universities, and two long-established hospitals. Christian Medical College (founded 1894) and Dayanand Medical College and Hospital are both tertiary teaching hospitals. DMC is described as a roughly 1,326-bed hospital, with addresses in directories given as Civil Lines or Tagore Nagar near Rose Garden. Directory addresses for CMC and Fortis conflict between sources, so confirm before visiting. Fortis Hospital is listed on Chandigarh Road at Mundian Kalan, and Model Town and Sarabha Nagar have many smaller multi-specialty hospitals.

We did not find a reliable single list of the best schools, and we do not want to repeat promotional rankings. Ask each school for its board affiliation and check it on the board's own website. For shopping, the older markets of the Old City and the New City remain busy, and Sarabha Nagar has leisure and retail areas.

  • Healthcare is strong by Punjab standards, and Chandigarh is within reach for further care.
  • Test your actual travel times: the city is large, and crossing it at peak hour can take far longer than the distance suggests.

From public sources, housing in Ludhiana ranges from older independent houses in Model Town and Civil Lines to colonies approved by GLADA and the municipal corporation, and a very large number of unapproved colonies on the edges. We are not quoting prices or rates.

Civic matters

Unapproved colonies

GLADA has demolished a series of illegal colonies in villages such as Jandiali, Bholapur and Sahibana, and it says unapproved colonies will not get water, sewerage or electricity connections. An older Tribune feature cited around 1,400 illegal colonies in the district against 91 approved ones; the date of that figure is not shown, so treat the numbers as dated. GLADA publishes a list of approved and regularised colonies with sanctioned maps on its website. This is the most important buyer check in Ludhiana.

Buddha Nullah and pollution

The Buddha Nullah, a drain through the city, is polluted by industrial waste. A Rs 840 crore rejuvenation project was reported as nearly complete, with new treatment plants of 225 MLD at Jamalpur and 60 MLD at Balloke operating, but a central review raised concerns, the CPCB said water quality had worsened between 2022 and 2024, and a drainage survey found 127 pollution points. We found no 2026 status report.

Flooding

The nullah and low-lying areas flood in heavy rain. In late September 2025, reports said localities such as Basti Jodhewal, Tajpur Road, Samrala Chowk and Janakpuri were 2 to 3 feet underwater, the nullah overflowed, and dyeing units were ordered shut to prevent effluent spilling out. Check the elevation of any property near the nullah or a canal.

Air quality

The average AQI at the PAU station was 133 in 2022, 135 in 2023 and 121 in 2024, and September 2025 averaged 60. In November 2025 the average reached 178 on 11 November, amid stubble burning. Officials note that industry, traffic and dust also contribute.

Water

A Rs 3,394 crore canal-based 24x7 water supply project, funded with World Bank and AIIB loans and including a treatment plant at Bilga, is meant to replace falling groundwater. Reports describe long delays and later faster progress; we could not confirm its current status or the date by which your area will be connected.

Infrastructure underway or planned

  • Halwara International Airport: inaugurated 1 February 2026, with Delhi flights from 15 May 2026 per Wikipedia.
  • Delhi-Amritsar-Katra Expressway, Ludhiana section: delayed by land acquisition as of 2025.
  • Ludhiana-Bathinda expressway: approved, about 75.5 km, starting near Ballowal; status unconfirmed.
  • Railway station redevelopment: about Rs 529 crore, 2025 target, completion unverified.
  • Canal water supply and Buddha Nullah works: described above.

How to read the dates in this guide

Several of the sources we found on Ludhiana's civic projects are older Tribune reports or give no year. Where we could not confirm a current status, we have said so. Before relying on any planned road, airport service, water connection or cleanup, look for a recent official notice from the municipal corporation, GLADA or NHAI, and ask the seller to show you the document.

Pros and cons

Pros

  • Large, diverse economy and many jobs.
  • Good rail links and a new airport.
  • Strong hospital and university base.

Cons

  • Industrial pollution and a polluted nullah.
  • Seasonal flooding and winter air quality problems.
  • Large stock of unapproved colonies.
  • No metro or city BRTS.

Who it suits

Ludhiana suits buyers tied to local business, industry, the university or the hospitals, and families who prefer an established city with its own economy. It is a harder fit for buyers who prioritise clean air, a planned layout or a quiet setting, and for those who cannot verify colony approvals.

Pre-purchase checklist

  • Confirm the project is registered with the Punjab Real Estate Regulatory Authority at rera.punjab.gov.in and note the registration number.
  • Check the colony on the GLADA or municipal corporation list of approved and regularised colonies, and see the sanctioned map.
  • Check the 2031 master plan land use for the plot.
  • Ask about water, sewer and electricity connections in writing.
  • Look at flood history, especially near the Buddha Nullah and low-lying areas.
  • Have a lawyer verify title, encumbrances and litigation.
