About Kochi

Kochi overview

Kochi (Cochin) is the largest urban centre in Kerala and a port city on the Arabian Sea coast. The municipal corporation covers roughly 95 sq km and had about 6.8 lakh residents at the 2011 census, while the wider urban agglomeration is estimated at around 2.1 million people. Ernakulam, on the mainland side of the backwaters, is the central business district. Fort Kochi and Mattancherry form the old western part of the city, and Kakkanad, Edappally, Kalamassery, Aluva and Tripunithura are the main suburbs.

Several bodies share planning and civic duties. The Kochi Municipal Corporation runs day-to-day services such as roads, drains and waste collection. The Greater Cochin Development Authority (GCDA), headquartered at Kadavanthra, prepares development plans for the corporation area and neighbouring municipalities and panchayats; published descriptions of its exact jurisdiction vary, so check the authority's own website. GCDA planned some of the older residential colonies, including Panampilly Nagar, Giri Nagar and Gandhi Nagar around Kadavanthra. The Goshree Islands Development Authority looks after the island areas. Kakkanad has a very different feel: it is an IT and special economic zone belt with Infopark and the SmartCity project.

Housing in Kochi ranges from older independent houses and low-rise apartments in Ernakulam to newer apartment towers in Kakkanad, Edappally and Kadavanthra. Panampilly Nagar is widely described as an upscale locality.

Because the city is built around backwaters, canals and bridges, distances on a map can mislead. A flat that looks close to the metro may need a long detour by road, so test the actual route at the hour you would travel.

Connectivity

Kochi Metro's Blue Line runs about 28 km from Aluva to Tripunithura Terminal with 25 stations; the full line was completed on 6 March 2024. Ridership is reported at about 125,000 trips a day in 2026. Vyttila is the main transport hub, bringing together metro, buses and water transport. The Vyttila and Kundannoor flyovers on the NH 66 bypass opened in January 2021 to ease traffic through two of the busiest junctions in the city.

Kochi Water Metro began operating on 26 April 2023. It links the High Court terminal with Vypin, Fort Kochi, Mattancherry and South Chittoor, and a Vyttila to Kakkanad route also runs, with a journey of about 25 minutes reported. Ridership figures from different sources disagree, so treat it as a useful supplement rather than a daily commuting backbone until you have tried it yourself.

Kakkanad is not yet on the metro, which is why many residents depend on buses, cabs or the Water Metro for the Vyttila link. See the infrastructure section below.

Schools, colleges, hospitals and shopping

Education options include Kendriya Vidyalayas (the Naval Base area has No. 1 and No. 2, and further branches are listed at Kadavanthra, Kalamassery and Willingdon Island), plus many private CBSE, ICSE and state-board schools across the city. The Cochin University of Science and Technology (CUSAT) is at Kalamassery. Maharaja's College is a well-known government college in central Ernakulam, and Kochi Metro has a station named after it. Verify current admission rules on each school's own website.

Lulu Mall at the Edappally bypass junction is one of the biggest malls in India and the usual shopping stop for the north side of the city. MG Road and Broadway in Ernakulam are older shopping streets. Bed counts and accreditation come from listing sites, so confirm with the hospitals before relying on them.

Property market on ADiHomes

ADiHomes has no live listings or projects in Kochi yet, as of October 2026. This guide therefore gives no prices or price trends. From published descriptions, the city offers several kinds of homes: older GCDA-planned colonies of independent houses and apartments around Kadavanthra, upmarket pockets such as Panampilly Nagar, and newer apartment communities near the IT and SmartCity belt at Kakkanad. When listings are added you can browse new projects in Kochi and flats for sale in Kochi.

Civic matters

Waterlogging is the most documented issue. Kakkanad's Infopark flooded on 22 May 2024, and Edappally was badly hit on 28 and 29 May 2024; blocked canals and narrow or missing drains were widely blamed. In January 2025 Cochin Smart Mission issued a tender for a stormwater drainage plan, and the Kerala High Court has sought status reports on flood mitigation. Ask residents of any building how it fared in heavy rain, and look at the nearest canal in person.

A Kerala High Court case reported by LiveLaw has also asked for detailed status reports on flood-mitigation measures in Kochi, which shows the issue is under legal scrutiny and not yet settled.

Solid waste is the other concern. A major fire at the Brahmapuram waste plant began on 2 March 2023 and took until 13 March to bring under control, covering the city in smoke. The corporation then awarded a biomining contract in September 2023 for legacy waste and a compressed biogas plant was planned in place of a waste-to-energy unit. We could not find a confirmed 2025 or 2026 progress report, so the current status is uncertain.

Water supply, power backup and sewage vary by building and locality. Check each society's arrangements directly, and confirm that the building has a valid permit and occupancy certificate from the corporation.

Infrastructure underway or planned

The Kochi Metro Phase 2 Pink Line will run about 11.2 km with 11 stations from JLN Stadium to Infopark via Kakkanad. The Union Cabinet approved it at an estimated Rs 1,957 crore. Funding moved to the Asian Infrastructure Investment Bank in February 2026 (Kerala Cabinet approval for Rs 1,016 crore). A report cited in the metro's Wikipedia entry says the commissioning target was revised to April 2027 in May 2026; earlier targets of late 2026 have slipped. In October 2025 the operator was considering extending the line towards Kizhakkambalam; we found no confirmation of approval. The civil contract was awarded to Afcons in 2024.

Pros and cons

Pros

  • Working metro, Water Metro and an international airport within one metro region.
  • Strong healthcare network with several large hospitals.
  • Established colonies plus newer IT-linked neighbourhoods.
  • Large employment base at Infopark and SmartCity.

Cons

  • Repeated waterlogging in Kakkanad, Edappally and other low-lying areas.
  • Brahmapuram waste problem is not fully resolved.
  • Kakkanad metro link is still under construction with a delayed target.
  • Traffic congestion on the NH bypass and at major junctions.

The property market and the infrastructure plans change quickly, so read the dates above as reports rather than guarantees, and confirm progress with the metro operator and the corporation before you decide.

Who it suits

Kochi suits IT and port-sector workers, families who want hospitals and schools within easy reach, and returning residents of Kerala who value a port-city lifestyle. It is less suited to buyers who want a quiet suburb with no flood risk, or who rely on Kakkanad commuting before the Pink Line opens.

Pre-purchase checklist

  • Search the project on the Kerala Real Estate Regulatory Authority (K-RERA) portal at rera.kerala.gov.in and compare the registration number, completion date and carpet area against the agreement.
  • Ask for the title deeds, encumbrance certificate, sanctioned plan, commencement certificate and, for ready flats, the occupancy certificate.
  • Visit during the monsoon and ask neighbours about waterlogging; check the drain and canal nearby.
  • Confirm water source, power backup, sewage treatment and waste handling in the building.
  • Check whether the plot is in a coastal regulation zone or wetland area, and read the agreement carefully.
  • Time the commute at peak hours, not at weekends.
