About Kozhikode
Kozhikode overview
Kozhikode, also known as Calicut, is a coastal city in northern Kerala and the commercial centre of the Malabar region. Per the 2011 census the city had about 6.1 lakh residents on roughly 119 sq km, and the wider metro area is reported at around 4.4 million people, though sources give different figures for the corporation limits. The city is divided into 75 wards under the Kozhikode Municipal Corporation, which was formed in 1962.
Planning works differently from Delhi NCR. There is no single large development authority; the state Town and Country Planning Department prepares the master plan under the Kerala Town and Country Planning Act, 2016. A master plan covering 2015 to 2035 was prepared, and the corporation's website also lists a Master Plan for Kozhikode City 2040, so the dates differ between sources. A secondary source says the plan covers the corporation plus the Feroke and Ramanattukara municipalities and some panchayats and divides the corporation area into zones, with environmentally sensitive zones the most restricted. The state government reconstituted a Kozhikode development authority in 2012, but we could not find details of what it does today. A Kerala High Court ruling also held that older detailed town planning schemes remain valid even after a new master plan comes into force, so zoning checks should include both.
Wikipedia describes Valiyangadi as the old trading area near the railway station, Mittai Theruvu (S. M. Street) as the busy commercial street, Palayam as the location of the main private bus stand, Thenjipalam as home of the University of Calicut, and Mankavu as the site of Lulu Mall. Cyberpark and the bypass corridor are the growing IT and business areas.
Connectivity
Kozhikode Railway Station is one of the busiest in South India, and Elathur, West Hill, Vellayil and Kallai are other stations within the city. Calicut International Airport at Karipur in Malappuram district is about 26 km from the city and opened in 1988; it has had international status since 2006.
The airport is in the news for a runway safety area (RESA) land dispute. A 2025 report said the state acquired 12.48 acres from 98 landowners. A mid-2026 report said the civil aviation minister had warned that the runway could be shortened from August if more land was not handed over. We could not confirm how this ended, so check before you rely on the airport's current runway length.

| Calicut International Airport, Karipur | About 26 km from the city. |
| Kozhikode railway station | Main station near Valiyangadi; other city stations at Elathur, West Hill, Vellayil and Kallai. |
| NH 66 bypass | Ramanattukara to Vengalam, 28.4 km, reported 86 percent complete in October 2026. |
| Palayam bus stand | Main private bus stand in the city centre. |
There is no metro or suburban rail. Local travel depends on buses, autos and private vehicles.
Road travel is the practical option for most people. Test the drive between a home, the workplace and your children's school at the actual times you would travel, because construction on the national highway and busy junctions in the centre can make journey times uneven.
Schools, colleges, hospitals and shopping
The city is a major education base. The University of Calicut is at Thenjipalam, and IIM Kozhikode and NIT Calicut are also in the area. Calicut Medical College was established in 1957. Many private schools follow CBSE, ICSE and state syllabi; check the CBSE affiliation list for the ones near a specific address, since we did not verify individual schools.
| Hospital | Notes |
|---|---|
| Government Medical College and Hospital | Main government referral hospital. |
| Baby Memorial Hospital | Near Arayidathupalam; a listing site gives about 600 beds. |
| Aster MIMS | Govindapuram; a listing site gives about 500 beds. |
| Iqraa International Hospital | Parammal; a listing site gives about 450 beds. |
Bed counts come from listing sites and may be out of date. For shopping, Wikipedia names Focus Mall, HiLITE Mall, Gokulam Mall, Address Mall, RP Mall and Lulu Mall at Mankavu. Mananchira Square, about 1 km from the centre, is a popular public space.
Property market on ADiHomes
ADiHomes has no live listings or projects in Kozhikode yet, as of October 2026, so this guide gives no prices or price trends. Developer blogs describe apartment demand growing around the Cyberpark and bypass corridor, naming areas such as Nellikode, Palazhi, Thondayad, Pantheerankavu, Feroke and Velliparamba; these are marketing sources, so treat them as indicative. Older parts of the city around Valiyangadi and Palayam are mostly commercial and mixed use. When listings go up, browse new projects in Kozhikode or flats for sale in Kozhikode.
Civic matters
Heavy rain brings local waterlogging. Mavoor Road flooded in October 2015 and a 2019 report said that clogged drains were the problem. In July 2025 an orange alert was issued for Kozhikode and neighbouring districts amid waterlogging in low-lying areas. We did not find a recent city-wide study, so ask local residents about any address you are considering.
Waste is a long-running problem at the Njeliyanparamba dump yard, used for more than 200 years. In 2025 the state approved a compressed biogas plant by BPCL, with a 25-year lease of 7 to 8 acres from the corporation, a cost of about Rs 99 crore and a capacity of 150 to 180 tonnes a day. A report dated October 2026 says the foundation stone was laid on 3 October and construction was expected to take about two years; we could not confirm that independently. Until the plant works, expect the dump to remain an issue for nearby areas.
We did not find documented stalled or insolvent housing projects specific to Kozhikode. That is not proof that none exist, so check K-RERA complaints and court records for the builder.
Infrastructure underway or planned
NH 66. The Ramanattukara to Vengalam bypass of 28.4 km was reported 86 percent complete in early October 2026 and likely to finish by May; the Azhiyur to Vengalam reach was reported at only 68 percent. The overall national highway target of January 2026 has slipped, and Thalassery to Mahe is reported as complete.
Light metro. The 13.3 km Meenchanda to Medical College line has been approved on paper, with a revised project report cleared by the state in February 2021 at around Rs 2,773 crore. The Kerala budget in 2026 allotted Rs 20 crore for initial work and a feasibility study, but we found no evidence that construction has started. The Delhi Metro Rail Corporation left the project in 2018.
Pros and cons
Pros
- Strong education base: university, IIM, NIT and a medical college.
- Airport and railway station within reach of the city.
- Established malls, hospitals and commercial streets.
- A growing IT corridor around Cyberpark.
Cons
- No metro yet, and the light metro is still at an early stage.
- Monsoon waterlogging in low-lying areas.
- The Njeliyanparamba waste site is not yet fixed.
- NH 66 works are still unfinished and the airport runway issue is unsettled.
Who it suits
Kozhikode suits families who want an established Malabar city with good hospitals and education, IT staff working around Cyberpark, and returning migrants who prefer a mid-sized city. It is less suited to buyers who need rail-based city transit or who are wary of monsoon flooding.
Dates quoted in this guide come from news reports and can change. Confirm the latest status with the relevant department or agency before you make a decision that depends on them.
Pre-purchase checklist
- Check the project on the Kerala Real Estate Regulatory Authority (K-RERA) portal at rera.kerala.gov.in and compare its registration number and possession date with your agreement.

- Confirm the land use under the master plan and any older town planning scheme with the corporation.
- Check building height limits near the airport if the address is close to Karipur.
- Visit in the monsoon and look at the drains and the road level.
- Find out how far the address is from the Njeliyanparamba dump and from any NH 66 works.
