About Thrissur
Thrissur overview
Thrissur, often called Kerala's cultural capital, is a mid-sized inland city in central Kerala. The Thrissur Municipal Corporation, the second-largest city corporation in the state by Wikipedia's ranking, has 56 wards over about 101 sq km and had around 3.16 lakh residents at the 2011 census. The corporation runs water supply, solid waste and other civic services. The city is built around Swaraj Round, a circular road laid out in the 1930s, and Thekkinkadu Maidan, where the Thrissur Pooram festival is held each April or May.
Planning sits with the state. The Thrissur Master Plan 2039, prepared under the Kerala Town and Country Planning Act, 2016, was sanctioned by the government and gazetted on 26 February 2021. It divides the corporation area into five zones: Ayyanthole, Vilvattom, Ollukkara, Ollur and Koorkanchery. A separate update funded under the AMRUT scheme was approved by the corporation council in October 2023 and, according to the sources we found, awaits final government sanction; we could not confirm what has happened since. A Thrissur Development Authority also exists, renamed from the Urban Development Authority in 2013. One blog says older detailed town planning schemes were not expressly cancelled by the 2021 plan, which is a commercial source we could not verify, so ask the corporation which rules apply to a plot.
Poonkunnam (Punkunnam) and the Civil Station area sit close to the centre. Ollur and Mulankunnathukavu are on the city's edges and have railway stations of their own. Wikipedia and secondary sources give little detail on specific residential colonies, so we do not describe them here.
Because Thrissur is compact, most daily trips are short, but the roads around Swaraj Round are narrow and busy during festivals and market hours. A home that looks close on a map can still be slow to reach at those times.
Connectivity
Thrissur railway station is on the Shoranur to Cochin Harbour line. The city has satellite station at Punkunnam and minor stations at Ollur and Mulankunnathukavu, a spur to Guruvayur, and MEMU services to Kochi and Palakkad. The KSRTC bus station is reported about 1 km from the main railway station. NH 544, a four-lane highway, passes the city with exits at Mannuthy and Thalore.

|---|---|
| Cochin International Airport | Roughly 50 to 52 km by road from the main railway station; the district website says 50 km. |
| Thrissur railway station | Main station; Punkunnam, Ollur and Mulankunnathukavu are the others in the city. |
| KSRTC bus station | About 1 km from the railway station. |

The Kuthiran tunnel, a 1.6 km twin-tube road tunnel on NH 544 at the Vadakkenchery to Thrissur section, opened in two stages: the first tube on 31 July 2021 and the second on 20 January 2022. It has had repair closures, including one in January 2024. There is no metro in Thrissur. Nearby Kochi's metro is a long drive away.
Schools, colleges, hospitals and shopping
Higher education includes Kerala Agricultural University, St Thomas College (the city's first college), Sree Kerala Varma College and several government colleges. School options include CBSE and state-board schools; we did not verify individual ones, so check the CBSE list and each school's site.

The Kerala Sahitya Akademi has a building in the city, and Swaraj Round is the central market and festival area. We did not verify malls or their opening details, so check these locally.
Property market on ADiHomes
ADiHomes has no live listings or projects in Thrissur yet, as of October 2026, so this guide gives no prices or price trends. The housing described in planning documents and local articles is a mix of independent houses in older parts of the city and apartment buildings in areas such as Poonkunnam that blend central convenience with planned residential use; these descriptions come from a marketing blog, so treat them as indicative. When listings arrive, see new projects in Thrissur and flats for sale in Thrissur.
Civic matters
Waterlogging in the old centre is a recurring problem. In June 2024 heavy rain flooded areas including North Stand, Swaraj Round and Punkunnam. The mayor blamed poor drainage construction and maintenance by the Public Works Department, and the corporation cleaned drains afterwards, but reports say the issue was not resolved. On the other hand Wikipedia says the Thrissur-Ponnani Kole wetlands act as a drainage buffer that helps protect the city from the larger floods that hit some other Kerala cities. The Kole wetlands themselves lie below sea level and flood easily, so low-lying edges of the city deserve extra caution.
Waste has been contested for decades. Dumping at Laloor stopped after protests; the last truck arrived on 27 June 2012. The corporation uses the Sakthan Thampuran bio-waste plant, whose converter handles about 4 tonnes a day, against roughly 160 tonnes of waste the city produces daily, according to a Wikipedia entry. A 2020 contract for processing waste was taken to the National Green Tribunal after a pollution board said the contractor lacked consent and the waste was allegedly dumped in Tamil Nadu. We could not find a current update, so ask the corporation about present arrangements.
We did not find a list of stalled or insolvent housing projects in Thrissur. Check K-RERA complaints and court records for the specific builder.
Infrastructure underway or planned
We found no large, well-sourced new project for the city itself in 2026. The Kuthiran tunnel is already open; reports in 2026 of landslides near its entrance and of repair works exist, but the dates in those reports were inconsistent and we could not confirm them. The AMRUT-funded master plan revision, approved by the council in October 2023, is the main planning change to watch. NH 544 is part of the national highway upgrade; check NHAI for the current status of works on the stretch near the address you are considering.
Water supply and power are managed by the corporation and the state utilities. We did not find a documented shortage or outage record for the city, so ask residents of the building about summer water supply and the reliability of power backup before you commit.
Pros and cons
Pros
- Central location on the Shoranur to Kochi rail line and NH 544.
- Strong medical and education institutions, including a government medical college.
- Cultural life centred on Swaraj Round and the Pooram.
- Kole wetlands act as drainage buffer for the city.
Cons
- No metro; the airport is 50 km away.
- Waterlogging in the old centre during heavy rain.
- Long history of waste disposal disputes.
- Planning rules (2021 plan, older schemes, pending update) need careful checking.
These points come from news reports and encyclopaedia entries of differing dates, so confirm the latest position with the corporation, NHAI and the K-RERA portal before relying on any of them.
Who it suits
Thrissur suits families who want a calmer city with medical care and festivals nearby, professionals who commute by rail to Kochi or Palakkad, and retired buyers. It is a weaker fit for people who need a metro or airport within a short drive.
Pre-purchase checklist
- Verify the project on the Kerala Real Estate Regulatory Authority (K-RERA) portal at rera.kerala.gov.in and compare the registration number and possession date with your agreement.
- Ask for the title deed, encumbrance certificate, sanctioned plan, commencement certificate and occupancy certificate.
- Check the land use under the 2039 master plan and ask whether any older town planning scheme applies.
- Avoid or inspect low-lying plots near the Kole wetlands and the old centre in the monsoon.
- Ask about waste collection, water supply and sewage for the building.
- Check the commute to the railway station and to the hospital you would use.
