About Thiruvananthapuram

Thiruvananthapuram overview

Thiruvananthapuram, also called Trivandrum, is the capital of Kerala. The municipal corporation covers about 215 sq km and had around 9.6 lakh residents at the 2011 census, which made it the most populous city in the state. The wider metropolitan area is reported at more than 1.7 million people across roughly 543 sq km. Wikipedia lists neighbourhoods including Kowdiar, Pattom, Kazhakoottam, Technopark, Nemom, Ulloor, Vizhinjam and the beach area of Kovalam.

Civic services such as water supply, drainage, sanitation, waste and building permits sit with the Thiruvananthapuram Municipal Corporation, which has 100 wards. Wider planning is handled by the Thiruvananthapuram Development Authority (TRIDA), set up under the Kerala Town and Country Planning Act, 2016. Its area covers the corporation and a few surrounding panchayats. A Master Plan 2040 was approved by the corporation council in November 2022 under the AMRUT scheme; one commercial source says it has not been gazette notified by the state, which we could not verify, so ask the authority which plan applies to a given plot.

The city is a government and education town as well as an IT one. The north side, around Kazhakoottam and Technopark, is the main employment area. The older core around Pattom, Kowdiar and the Secretariat is more settled and leafy.

Because the airport, the old city and the IT campus lie along one north to south line, most journeys follow the same few roads. When you compare two addresses, think about which side of that line you will be travelling along each day, since a short distance on the map can still mean a slow trip at peak hours.

Connectivity

Thiruvananthapuram International Airport is unusually close to the centre, about 3.7 km west of the city centre according to Wikipedia-derived sources, and about 13 km from Technopark. The main long-distance station is Thiruvananthapuram Central at Thampanoor, next to the central bus stand. Kochuveli is a second station on the northern side of the city. We could not find a sourced distance for either station to Technopark, so check a live map.

There is no metro yet. Daily travel is by bus, auto, cab or private vehicle, and peak-hour traffic on the Kazhakoottam to Technopark stretch is a regular complaint, though we did not find a measured figure. See the infrastructure section for what is planned.

Schools, colleges, hospitals and shopping

Higher education is a strength. The University of Kerala, APJ Abdul Kalam Technological University and the regional headquarters of IGNOU are in the city, along with research institutions including IIST, NIIST and an IISER campus. For schools, the city has CBSE, ICSE and state-board options; check the affiliation lists on the CBSE and Kerala education sites for the ones near a specific address.

Private hospitals also operate across the city; we did not verify them individually, so confirm specialities and distances yourself.

Property market on ADiHomes

ADiHomes has no live listings or projects in Thiruvananthapuram yet, as of October 2026, so this guide gives no prices or price trends. Based on the planning and area descriptions above, housing here includes older independent houses and low-rise apartments in the central neighbourhoods such as Pattom and Kowdiar, and newer apartment buildings along the northern IT corridor around Kazhakoottam and Technopark. When listings arrive you can look at new projects in Thiruvananthapuram and flats for sale in Thiruvananthapuram.

Civic matters

Flooding in the core is tied to the canal system. The Amayizhanchan canal, which runs beneath the Central station area and towards Akkulam lake, has been blamed for waterlogging at Thampanoor. A 2021 Irrigation Department report named a blocked tunnel under the railway station as the main cause and recommended a new tunnel and daily cleaning. In July 2024 a sanitation worker drowned in the canal, and the corporation and the railway argued over who should clean it. In June 2026 the mayor said the corporation alone cannot fix waterlogging because several departments are involved. Treat low-lying addresses near Thampanoor and the canal with caution.

Waste has been a long-standing problem. The centralised plant at Vilappilsala was closed in December 2011 after local protests, and the National Green Tribunal said in 2015 that it should be dismantled. The sources we found on current practice are dated 2017, so we cannot say how waste is handled today; ask the corporation and the building's residents.

Water, power backup and sewage differ by building. Ask for the water source, backup arrangements and sewage treatment details in writing, and check whether the building has a valid building permit from the corporation.

We did not find a documented list of stalled or insolvent housing projects in the city, so absence of that information here is not proof that none exist. Search the K-RERA complaints and court records for the specific builder.

Infrastructure underway or planned

Metro. Thiruvananthapuram Metro is still at the planning and approval stage. In November 2025 the state gave in-principle approval to a 31 km elevated Phase I from Pappanamcode to Eanchakkal with 27 stations, including Karamana and Technopark. A September 2026 report estimated the cost at about Rs 8,000 crore and said the detailed project report had been submitted to the state; reports conflict on timing. There is no confirmed central approval or construction start, and an earlier hope of 2028 operation depended on that approval. Some politicians have asked for the line to be extended to Nemom.

Vizhinjam seaport. The customs board cleared the port to begin export-import cargo from 18 August 2026. We could not find post-launch coverage, so confirm the status. Imports are limited to full-container loads until a container freight station is built. Rail and road links remain incomplete: the port uses a temporary approach road, and the planned Outer Ring Road is reported as delayed indefinitely. The Vizhinjam to Kollam to Punalur development triangle is reported as largely on paper, with only 100 acres identified so far.

Pros and cons

Pros

  • Airport very close to the centre, and a main railway hub at Thampanoor.
  • Government offices, universities and research institutes provide a stable base.
  • Technopark and a large mall on the same bypass.
  • Established, greener central neighbourhoods.

Cons

  • No metro yet and planned lines remain unapproved.
  • Canal-related waterlogging near Thampanoor and Amayizhanchan.
  • Waste management history is troubled.
  • Port-related road and rail links are delayed.

Dates in this section come from news reports and may change. Before relying on any of these projects for a purchase decision, look for an official notification, tender or budget entry that confirms its status.

Who it suits

Thiruvananthapuram suits government and university employees, Technopark professionals, and families who want a calmer capital city with strong education institutions. It is less suited to buyers who expect a metro-connected commute soon, or who want a low-lying property near the canals.

Pre-purchase checklist

  • Check the project on the Kerala Real Estate Regulatory Authority (K-RERA) portal at rera.kerala.gov.in and compare the registration number and completion date with your agreement.
  • Ask for the title deed, encumbrance certificate, sanctioned plan, commencement certificate and, for ready homes, the occupancy certificate.
  • Check the plot against the master plan and with TRIDA or the corporation before assuming any land use.
  • Visit during heavy rain and look at the nearest canal or drain.
  • Confirm water, power backup, sewage and waste arrangements in the building.
  • Test your real commute, especially along the Kazhakoottam and Technopark road.
