About Mangaluru
Overview of Mangaluru
Mangaluru (Mangalore) is the main port and commercial city of coastal Karnataka, in Dakshina Kannada district, between the Arabian Sea and the Western Ghats. It is the state's gateway for sea trade, with the New Mangalore Port and refinery and petrochemical industry to the north, and a long-standing base of banking, education and healthcare.
Three bodies shape the city. The Mangalore City Corporation (MCC) runs local services and property tax. The Mangaluru Urban Development Authority (MUDA) is the planning authority, formed in 1988 from the earlier town planning authority, and the Deputy Commissioner of Dakshina Kannada is its chairman. Mangaluru Smart City Limited ran a set of Smart City works such as roads and drains. MUDA has also formed some layouts, for example at Konaje.
The central residential and commercial belt includes Hampankatta, Kadri, Bejai, Kankanady and Lalbagh, and descriptions of Bejai and Kankanady call them busy, upscale mixed-use localities with many apartment buildings. Further out, areas such as Kottara, Surathkal, Derebail, Urwa and Konaje are growing, mostly with apartments and individual houses.
A useful way to read the city is in rings. The core near Hampankatta and Kadri is dense and walkable, with older buildings and newer apartment blocks side by side. The northern belt toward Surathkal is shaped by the port, the refinery and NITK. The eastern and southern edges, toward Konaje and Deralakatte, are tied to universities and hospitals. Each ring has different traffic, noise and flood exposure, so judge a home by its street, not just its area name.
Connectivity
Mangaluru International Airport at Bajpe is about 13 km from the centre. Listings show daily flights to Bengaluru (around one hour) and Hyderabad, and the airport is a base for Air India Express and IndiGo. KSRTC runs airport buses to the city; expect about 45 to 60 minutes in traffic. Check current schedules with the airlines.
By rail, Mangaluru Central is the main station, with Mangaluru Junction (Kankanady) also handling trains. Mangaluru Central has Vande Bharat services to Madgaon (since 30 December 2023) and to Thiruvananthapuram, plus long-distance trains on the Konkan and Kerala lines. A 2025 report said upgrades to both stations were planned.
By road, NH 66 runs along the coast north to Udupi and Goa and south to Kerala, and NH 75 climbs the Ghats towards Bengaluru. The Shiradi Ghat section is the weak link: in December 2022 the Union minister said a tunnel was dropped in favour of a four-lane road, and NHAI invited bids for widening in January 2023, but later reports revived the tunnel idea. We could not confirm the current status of either.

There is no metro. City buses, autos and private vehicles are the main options, and traffic is heavy around Pumpwell, Kottara Chowki and the city centre.
Schools, colleges, hospitals and shopping
Mangaluru has a large student population. NITK Surathkal (National Institute of Technology Karnataka) is a leading public engineering institute north of the city, and Mangalore University has its campus at Mangalagangothri, around 20 km to the south-east. Father Muller Medical College is at Deralakatte, and Kasturba Medical College (KMC) has a presence in the city. There are also many private engineering, nursing, pharmacy and physiotherapy colleges. Check the school boards and admission rules for the locality you are considering.
Healthcare is a strength of the city, which draws patients from nearby districts and Kerala. Large private hospitals include those attached to KMC and Father Muller. Because we could not verify other hospitals' exact locations from sources, measure the distance yourself from any home you consider.
Shopping runs from the old market streets around Hampankatta and the Kankanady market to modern malls and high-street stretches in the Kadri, Bejai and Lalbagh area.

Civic matters
Water
The city draws mainly from the Thumbe vented dam on the Netravati river, with the AMR dam upstream as a back-up. Water rationing has been used in dry years, for example every-other-day supply from April 2024, and was suspended when the dam filled. Reports note that large losses occur in the pipeline between Thumbe and the city, and that the refinery and the special economic zone also draw from the same river system. Ask residents about supply hours and tanker dependence before buying.
Flooding and drainage
Waterlogging is a documented problem. Junctions such as Pumpwell and Kottara Chowki flood in heavy rain, and a report from May (apparently 2025) described waterlogging in several parts of the city. Experts blame fast urbanisation and concreted roads. The state released funds to strengthen the main storm drains (rajakaluves), but we did not find evidence that the problem is solved. Check the ground-floor and basement risk of any building and see it after rain if you can.
Approvals
Verify the building plan sanction from the MCC or MUDA, the land conversion, and the project's registration with Karnataka RERA. Coastal regulation zone rules can apply near the sea and rivers, so ask for the CRZ position in writing for such plots.
We did not find documented issues on stalled projects or NCLT cases specific to the city in the sources checked, but that does not mean none exist. Search the RERA portal and court records for the builder by name.
Infrastructure underway or planned
- NH 66 flyover at Baikampady to KIOCL: a roughly Rs 414 crore, 4.45 km six-lane elevated stretch was approved for port connectivity. We found no start date.
- NH 66 and NH 75 works: in January 2026 the Centre cleared detailed project reports for widening Surathkal to BC Road via the Mangaluru bypass and for service roads from Talapady to Kundapur. This is an approval stage, not construction.
- Railway stations: upgrades to Mangaluru Central and Mangaluru Junction were reported in 2025 as planned.
- Storage at Thumbe: a plan to acquire land to raise storage was mentioned by city leaders; the date and status are unclear.
Pros and cons
These points come from the sources above and are not a ranking.
Pros
- Airport, port, rail and coastal highway in one city.
- Strong education and healthcare institutions.
- Established central localities with everyday services nearby.
Cons
- Waterlogging at known junctions in heavy monsoon rain.
- Dry-season water rationing in some years.
- Road link to Bengaluru through the Ghats is slow and uncertain.
Who Mangaluru suits
Work out your regular trips first: office, school, hospital and the airport or station.
It suits families who want a coastal city with good education and medical options, professionals in banking, port, refinery and healthcare, students and returning non-resident Indians with ties to the region. It is less suited to those who need a metro, large job market in IT, or a quick road link to Bengaluru.
Pre-purchase checklist
- Check the project on the Karnataka RERA portal, rera.karnataka.gov.in, for registration number, validity and approvals.
- Obtain the plan sanction and conversion records from MCC or MUDA and a clean encumbrance certificate.
- Ask about CRZ status for plots near the coast or river banks.
- Visit during heavy rain or ask neighbours about waterlogging on the access road.
- Confirm water source and storage for dry months.
- Have a lawyer verify title and the khata.
- Compare options on flats for sale in Mangaluru once listed.
