About Mysuru

Overview of Mysuru

Mysuru (Mysore) is the second-largest city in Karnataka, about 140 km south-west of Bengaluru by road. It is known for its palace, its heritage core and a relatively calm, planned feel compared with the state capital. Housing here mixes older neighbourhoods near the centre, large planned layouts built by the city's development authority, and newer private layouts and apartment projects on the edges.

Planned growth has been led by the Mysuru Urban Development Authority (MUDA). Its own website describes Vijayanagara layout, in stages one to four, as its largest project, with roughly 25,000 sites. In 2025 the state passed the Mysuru Development Authority Act (Karnataka Act 39 of 2025), which is meant to replace MUDA on the Bengaluru Development Authority pattern. The Act says it comes into force on a date the government notifies, and some secondary sources say MUDA was dissolved on 23 May 2025. Check the current notification before relying on either name in a document.

Other bodies matter too. The Mysuru City Corporation handles property tax and local services, CESC supplies power, and the Karnataka Urban Water Supply and Drainage Board has run the water and sewerage upgrades. Most homes in the city are either flats in small and mid-sized apartment buildings or independent houses on sites bought from the authority or from private layouts.

If you are comparing areas, start with how old the layout is. Older authority layouts usually have better roads, parks and drainage, while newer edge layouts may still be filling up. Walk the streets in the evening and on a weekday morning before you decide.

Connectivity

Mysuru's biggest connectivity gain in recent years is the 118 km Bengaluru-Mysuru expressway, inaugurated in March 2023. Reports at the time said it cut the drive from over three hours to roughly 75 minutes to an hour and a half, depending on traffic and speed limits. That has made Mysuru a realistic base for some people who travel to Bengaluru often, though a daily commute is still tiring.

By rail, Mysuru Junction is the main station. Trains run to Bengaluru, Chennai (including the Chennai-Mysuru Vande Bharat, started in November 2022) and other cities. A report from April 2025 mentions passenger-facility upgrades at the station, with no budget or deadline given. By road, KSRTC runs buses from the city and suburban stands. A new KSRTC suburban bus terminal at Bannimantap was approved at about Rs 120 crore, but no start date was reported.

Mysuru Airport at Mandakalli is about 10 to 12 km from the centre. A December 2025 report says scheduled flights are mainly to Hyderabad and Chennai, on small turboprops, and that several earlier routes were withdrawn for low demand. The runway is about 1,740 m. Extension to allow larger jets has been announced several times, so treat it as planned, not delivered. For most travellers, Bengaluru's Kempegowda airport by expressway or train remains the practical option.

Within the city, the Outer Ring Road (now designated NH 275K) carries through traffic, and a strengthening plan of about Rs 140 crore was reported. There is no metro. Autos, city buses and two-wheelers do most of the work.

Schools, colleges, hospitals and shopping

Education is a strength. The University of Mysore has its main campus at Manasagangotri. The JSS group runs a medical college (established 1984), dental, pharmacy and nursing colleges, and the JSS Science and Technology University, which grew out of the SJCE engineering college. Many CBSE, ICSE and state-board schools operate across the city, so it is best to visit and check the admission rules of the ones near a home you are considering.

For healthcare, the large names are JSS Hospital, Apollo BGS Hospital, Cauvery Heart and Multi Specialty Hospital and Priyadarshini General Hospital in the private sector, and Krishna Rajendra Hospital, Cheluvamba Hospital and the district hospital in the government sector. Exact distances depend on the locality, so measure from the specific address.

Shopping is mostly traditional: Devaraja Market and the streets around the palace, plus mall and high-street clusters in newer areas. Daily needs are rarely more than a short ride away in the established layouts.

Civic matters

Water and sewage

Mysuru draws water mainly from the Cauvery (KRS dam) and Kabini. The city was an early pilot for 24x7 supply, run by private operators under long contracts. Later reports said demand was above supply and that higher-lying areas had pressure problems. Dam levels also matter in weak monsoon years. Ask residents of the exact street about supply hours and pressure. The city has an underground drainage network with three sewage treatment plants, though older figures show some sewage was not treated.

Approvals and the MUDA site controversy

The MUDA 50:50 compensation-site allotment case drew national attention. The Lokayukta police filed a report saying the allegations against the Chief Minister and his family were not proven for lack of evidence, and said it would separately investigate the 50:50 allotments made between 2016 and 2024. MUDA also decided to withdraw such sites once a probe was complete. For a buyer, the lesson is simple: confirm how a plot was originally allotted, whether it is a compensation site, and whether any case or inquiry touches it.

Also check that a layout is approved, that the khata (A khata or B khata) is clear, and that building plans are sanctioned. Power and water arrangements in newer private layouts can be less reliable than in older authority layouts. We found no documented city-wide flooding or pollution problem in these sources.

Infrastructure underway or planned

  • Peripheral Ring Road: a roughly 105 km, 200-foot-wide road around the city. Reports in November 2025 said the authority had begun preparing land acquisition, with a cost of about Rs 1,971 crore estimated earlier. Lengths in different reports vary, and construction has not been reported as started.
  • Bannimantap suburban bus terminal: approved, about Rs 120 crore, no dates found.
  • Airport runway extension: repeatedly announced, land acquisition and a NH 766 diversion discussed; completion date not confirmed.
  • Railway station upgrades: reported as underway in April 2025.

Pros and cons

Pros

  • Expressway and rail links to Bengaluru.
  • Planned layouts and a strong education and healthcare base.
  • Manageable traffic compared with larger metros.

Cons

  • Limited flights and no metro.
  • Water pressure issues in some higher areas.
  • Authority restructuring and the 50:50 site controversy make title checks essential.

Who Mysuru suits

Think about your daily routine first: where the school, office and hospital are, and how you will reach the expressway or railway station.

It suits families who value schooling and a quieter city, people with Bengaluru ties who can work remotely or travel occasionally, retirees, and buyers of self-build sites. It suits those who need an airport or metro on the doorstep less well.

Pre-purchase checklist

  • Search the project on the Karnataka RERA portal (rera.karnataka.gov.in) and note the registration number and validity.
  • Confirm the layout approval from MUDA or its successor, plus khata and encumbrance records.
  • Ask how any site was allotted, and whether it falls in the 50:50 compensation category.
  • Check water source, hours and pressure, and power backup, on site and at different times of day.
  • Look at the road access width and distance to the Outer Ring Road.
  • Have a lawyer check title for at least 30 years.
  • Browse new projects in Mysuru when listings appear.
