About Bengaluru
Overview: where Bengaluru is and how it is governed
Bengaluru is the capital of Karnataka, on the Deccan plateau at about 900 m above sea level. The city covers roughly 741 sq km, and the 2011 census counted about 8.4 million residents, making it the largest city in South India. Civic governance changed recently. Under the Greater Bengaluru Governance Act, 2024, the state notified five city corporations on 2 September 2025: Central, East, North, South and West. They replace the Bruhat Bengaluru Mahanagara Palike (BBMP), and the Greater Bengaluru Authority sits above them and handles larger projects. Sources differ on exact start dates, and the last council elections were held in 2015, so check which corporation covers your address.
Bengaluru is a collection of very different neighbourhoods rather than one centre. The central business district around UB City and MG Road is the traditional core. Tech employment is spread over Electronic City, the Outer Ring Road belt, Manyata, Whitefield-side parks and others, so where people live is often decided by which hub they work at. We list tech parks named by Wikipedia (Electronic City, International Tech Park, Bagmane Tech Park, Global Village Tech Park, World Trade Center and Manyata Embassy Business Park); it does not rank them.
Connectivity
| Link | Detail | Approx. distance or note |
|---|---|---|
| Kempegowda International Airport (Devanahalli) | India's third-busiest airport; Terminal 2 handles international flights; Vayu Vajra and Flybus services run from the city | About 35 km north of central Bengaluru |
| Namma Metro | Three operating lines totalling about 96 km (2025); Yellow Line RV Road to Bommasandra opened 10 August 2025 | Pink and Blue lines still under construction |
| Railway stations | Bengaluru City, Yesvantpur, Cantonment, Krishnarajapuram and SMVT Baiyappanahalli | 18 stations managed by Indian Railways |
| BMTC buses | About 6,340 buses, over 1,100 electric (2024) | Check route coverage for your area |
The Outer Ring Road is about 60 km long and the Inner Ring Road about 10 km. A 74 km Peripheral Ring Road is described as proposed; we did not find its current status. Traffic is heavy, with about 10 million vehicles registered in 2023, so commute time is the single most important factor in choosing a locality.
Several rail projects are still ahead. The Pink Line elevated section (Kalena Agrahara to Tavarekere, 7.5 km) was reported ready but awaiting approvals as of early September 2026, with the underground section targeted for December 2026 after earlier deadlines slipped. The 58 km Blue Line to the airport is now targeted to open in phases from mid-2027, with full service around March 2028. Suburban rail (K-RIDE) first services are expected by December 2028 according to a June 2026 report, with the airport corridor aimed at March 2030. These are targets, not commitments.
Practical advice follows from these facts. The metro makes some corridors far easier than others, so check the distance to the nearest operating station, not the line that is planned. Airport travel today is by road, using Vayu Vajra buses, Flybus services or a taxi on the roughly 35 km route, and the Kempegowda International Airport Halt on the suburban railway is a further option listed by Wikipedia. Allow generous time for peak-hour travel on the Outer Ring Road.
Schools, colleges, hospitals and shopping
Education and research
- Indian Institute of Science (founded 1909) and IIM Bangalore (1972).
- National Law School of India University and the University of Visvesvaraya College of Engineering.
- Bengaluru City University and Bengaluru North University, which came from the split of Bangalore University in 2017.
- Research bodies such as JNCASR, the National Centre for Biological Sciences and NIMHANS.
Hospitals
- Victoria Hospital, opened in 1900, is the best-known government hospital.
- NIMHANS is a national mental health institute.
- Wikipedia counts more than 50 tertiary care hospitals in the city.
Shopping
MG Road and the central business district are the traditional shopping and office core. We did not find reliable sourced detail on malls or markets in specific localities, so check each neighbourhood directly.
Property market on ADiHomes
ADiHomes has no live listings or projects in Bengaluru yet (as of October 2026), so there are no ADiHomes prices to quote. The sources we used describe the city's structure rather than housing stock, and we found no verified rate data, so none is given. Housing generally follows the employment hubs above, from older central neighbourhoods to apartment-heavy corridors on the outskirts. Future listings will appear under new projects in Bengaluru and flats for sale in Bengaluru.
Civic matters
- Water: The Bangalore Water Supply and Sewerage Board (BWSSB) supplies mostly Kaveri river water. In 2021 demand was about 2,100 million litres a day and the board supplied about 1,450 million. A weak monsoon led to a water crisis in early 2024, with tankers and restrictions. Cauvery Stage V, inaugurated on 16 October 2024, targets 775 MLD for 110 peripheral villages at an estimated Rs 4,336 crore (JICA loan). A 2025 tanker survey found many apartment complexes between Hosur Road and Sarjapur Road, up to Varthur, still lacking a Stage V connection, so private tankers remained common.
- Sewage: About 1,400 million litres of wastewater is produced daily and treated at 33 plants, according to Wikipedia.
- Flooding: Bellandur, Sarjapur Road, Whitefield, the Outer Ring Road and BEML Layout flooded badly in 2022, which officials attributed partly to encroached stormwater drains and an undersized culvert. After that, the BBMP identified at least 15 encroachment sites, mostly in Mahadevapura, Bellandur and Hoodi. Remodelled drains had reached only around 400 km as of a 2022 report. We found no confirmed report of a major flood in the same areas in 2025 or 2026, but the risk pattern is documented.
- Lakes: The city had 265 lakes in the 1960s and about 98 by the late 2010s, and most are polluted.
- Khata: Ensure the khata type. K-RERA has ordered developers to transfer khata to buyers, treating it as a legal obligation after handover.
Infrastructure underway or planned
- Pink Line: 21.26 km; elevated stretch awaiting an inauguration date, underground stretch targeted for December 2026.
- Blue Line to the airport: 58 km; phased from mid-2027, full opening targeted for March 2028.
- K-RIDE suburban rail: first services expected December 2028, corridors to the airport and Kengeri-Whitefield aimed at March 2030.
- Kempegowda Airport: Phase 2 of Terminal 2 is under construction; Terminal 3 is planned for the late 2020s or early 2030s.
- Cauvery Stage V: pipeline almost complete, with connections still being sanctioned.
Pros and cons
Pros
- Deep job market and top institutions.
- Expanding metro and a busy international airport.
- Mild climate, with an average high of about 34 degrees Celsius in the hottest month, April.
Cons
- Severe traffic and long commutes.
- Water supply gaps and tanker dependence in outer areas.
- Flood-prone pockets near former lakes and drains.
- Repeated metro and rail delays.
Who Bengaluru suits
Rental seekers and first-time buyers should also be aware that the civic structure is in transition: with five new corporations and a Greater Bengaluru Authority taking over from the BBMP, approval counters, tax records and khata procedures may change, so confirm the current process before paying any booking amount. Bengaluru suits professionals who can live close to a metro line or a major employer, and families who value schools and hospitals. It is a harder choice for buyers who want a short commute from the outskirts today, as many planned lines are still under construction.
One more point on timing: many metro, suburban-rail and water projects above have already missed earlier dates, which is why this guide gives only the latest reported targets and their sources. If a developer's brochure leans on a future line to justify a location, ask for the official source and date.
Pre-purchase checklist
- Search the project on the Karnataka RERA portal (rera.karnataka.gov.in) by name or RERA number, and confirm your specific phase is registered.
- Check the khata type (A or B), the sanctioned plan and the khata transfer deadline in the contract.
- Ask whether water comes from BWSSB, Cauvery Stage V or tankers.
- Check the distance from lakes and stormwater drains and any waterlogging history.
- Test the real commute at peak hours, and do not rely on metro dates that have slipped.
