The data

An Anarock study reported on 4 August 2026 compared average housing prices and rental yields in 2019 with April-June 2026. For NCR markets:

  • Noida: about Rs 4,795 per sq ft in 2019 to about Rs 10,780 in Q2 2026 – up roughly 125%. Rental yield up from 3.2% to 3.9%.
  • Gurugram: about Rs 6,150 to about Rs 13,350 – up roughly 117%. Rental yield up from 3.5% to 4.3%.
  • Delhi: about Rs 18,200 to about Rs 26,700 – up roughly 47%. Rental yield up from 2.2% to 3.2%.

Noida recorded the steepest rise among the cities covered.

How to read this

These are averages of prices in active projects, so they are influenced by what is being sold. Since 2019 both Noida and Gurugram have shifted heavily towards premium and luxury launches – on the Noida Expressway, in Sectors 150-151, on the Dwarka Expressway and Golf Course Extension Road. Part of the rise reflects that shift in product mix rather than every flat doubling in value. Older mid-segment societies have generally appreciated less.

Rising rental yields are notable: a higher yield means rents grew even faster than prices over the period, consistent with strong office-led rental demand in Gurugram and Noida.

What it means for buyers

  • For end users, the numbers mainly show how affordability has worsened, especially with home loan rates rising again in October 2026.
  • For investors, gross yields of about 4% are still below home loan rates, so returns depend on future price growth.
  • For sellers of older flats, compare with recent sales in your own society, not citywide averages.

What to check

  • Registered sale prices in the building or sector over the last year.
  • Actual rents achieved for similar units, not listing prices.
  • Maintenance, property tax and vacancy periods, which reduce net yield.

Delhi’s slower price growth reflects a mature market with little new supply; its rental yields improved the most, which supports the case for rental-focused buyers there despite high entry prices. Ghaziabad, not covered in this table, has been reported separately as an emerging mid-segment market.

Finally, remember that these figures are before costs such as stamp duty, brokerage, interest and maintenance, which reduce the real return an owner earns.
