The headline numbers

Property consultancy Anarock published its July-September 2026 (Q3) housing data in early October. For Delhi NCR:

  • Average price: about Rs 9,980 per sq ft, up 12% from about Rs 8,900 a year earlier – the sharpest annual increase among the seven largest cities.
  • Sales: 13,765 units, around 1% lower than the 13,920 units sold in the same quarter of 2025.
  • Supply mix: more than a third of new supply launched in the quarter was priced above Rs 2.5 crore.

Across the top seven cities, average prices rose 7% to about Rs 9,714 per sq ft, with only a 1% rise over the previous quarter, and unsold stock grew as launches outpaced sales.

Why NCR prices are rising while sales are flat

Anarock linked the increase to costlier land: development authority auctions in Noida, Greater Noida and Gurugram have been closing at well above reserve prices, and developers are pricing new projects to match. The second driver is the product mix – a growing share of launches is luxury, which lifts the average even if like-for-like prices in older projects move less.

A second tracker, PropEquity, reported a larger fall in NCR sales for the quarter, based partly on estimates before the quarter closed. The two data sets agree on the direction: volumes are not growing, prices are.

What it means for buyers

  • Averages hide wide gaps. A city-wide average of under Rs 10,000 per sq ft includes Greater Noida West and Raj Nagar Extension at a fraction of that and Golf Course Road at several times that. Use project-level and sector-level data.
  • Negotiation room is in inventory. With unsold stock growing nationally, ready or near-ready projects that have been on the market for a while are where discounts and payment-plan offers are most likely.
  • Loan costs are now rising too after the October repo hike, so affordability is being squeezed from two sides.

What to check

  • Recent registered sale prices in the building or sector, not only asking prices.
  • Whether a quoted rate is on carpet or super area – NCR listings often mix the two.
  • The RERA completion date for under-construction projects; a lower price with a long delay risk is not always cheaper.
