The deal
On 25 August 2026 Indiabulls (now operating as Indiabulls Real Estate / Indiabulls Enterprises in NCR) announced a new residential project on Dwarka Expressway, Gurugram. Key points from the company’s announcement:
- Land: about 10.84 acres, owned by a private landowner; Indiabulls is the development manager, so it is not buying the land.
- Saleable area: about 21 lakh sq ft.
- Estimated gross development value: about Rs 3,700 crore.
- RERA: phases 1 and 3 already registered with HRERA, according to the company.
- Launch target: mid-October 2026, timed for festive demand.
The company said this takes its project pipeline to about Rs 27,308 crore of GDV. It described it as its fifth mandate on the Dwarka Expressway, after projects including Indiabulls Estate & Club in Sector 104, which reported over Rs 1,000 crore of bookings within a month of its January 2025 launch.
What a development management deal means for buyers
In this model the landowner keeps the land and a brand-name developer runs design, construction and sales for a fee or revenue share. It lets developers grow without spending on land, but buyers should understand who the legal promoter is. The entity named as promoter on the HRERA registration is the one responsible for delivery and the one a buyer would proceed against in a dispute.
What to check
- The HRERA registration certificate for the phase you are buying: promoter name, land-owning company, licence number and completion date.
- Whether the Haryana DTCP licence and building plan cover the tower you are offered.
- The escrow (separate) account details for the phase.
- The delivery record of Indiabulls’ earlier Gurugram projects such as Indiabulls Centrum Park and Indiabulls Enigma – ask current residents how possession went.
We have not seen confirmation that the launch actually happened in mid-October; check the HRERA portal or a project mirror for registration details before booking.
The Dwarka Expressway context
The Dwarka Expressway (Sectors 99-115) has become the busiest launch corridor in Gurugram since its Haryana section opened in March 2024. Circle rates in Sectors 99-110 were raised steeply for 2026-27, and new launches now routinely quote well above earlier phases. With supply rising, buyers have more choice, but also more need to compare developers’ delivery records and completion dates.
