The order

The Haryana Real Estate Regulatory Authority, Gurugram issued an order on 11 August 2026 extending the completion timelines of registered real estate projects by four months. The extension is automatic: promoters do not have to apply project by project.

  • Who gets it: projects whose completion date (original, revised or extended) falls on or after 28 February 2026.
  • Cut-off: the benefit is limited to projects registered, and extensions granted, on or before 31 July 2026.
  • Reason given: supply-chain disruption and shortages of construction material linked to the West Asia war, following the Union Housing Ministry’s 31 July 2026 advisory recommending such relief.

The approach is broader than UP RERA’s, which limited relief to projects due between February and October 2026 and attached compliance conditions.

What it means for Gurugram buyers

For most under-construction projects on the Dwarka Expressway, Golf Course Extension Road, SPR and Sohna Road, the RERA completion date will now be four months later than the date on the registration certificate. That has two practical effects:

  • Delay interest is generally calculated from the RERA completion date, so compensation in a delayed project will start four months later.
  • Your agreement’s possession date is separate from the RERA date. Builder-buyer agreements often have their own clause and grace period; the authority usually looks at the agreement date when deciding delay claims, so read the order and your agreement together.

What to check

  • The HRERA registration page for your project and whether the extended date is shown.
  • The possession clause and grace period in your builder-buyer agreement.
  • Actual construction progress in quarterly reports: an extension on paper does not mean the project is on track.
  • If you are in a pending complaint, ask your lawyer how the order will be applied.

How it compares with UP

UP RERA’s order, issued ten days later, offered the same four months but only to projects due between 28 February and 31 October 2026 and only if they were up to date with filings and penalties. Developers in UP have objected, citing Haryana’s automatic approach. For buyers comparing projects across Gurugram and Noida, it means delay benchmarks may now differ for projects that started at the same time. Always check the date shown on the regulator’s portal rather than the date in a brochure or sales sheet.
